A list of the best-selling communities in Arizona is helpful to a potential buyer, showing where people have chosen to live once they have done their research. Naturally, everyone’s situation and needs are unique, and the best-selling communities do tend to favor the larger resorts due to volume of turnover.

However, for anyone looking for a 55+ active adult or other community in Arizona, these are the current most-popular places based on 55places.com pageviews from April 2018 to April 2019.

1. Province - Maricopa

There are dozens of large communities in Arizona, but Province comes out on top. 

Province is a moderately-sized 55+ active adult gated community made up of 2,217 single-family and attached homes. It’s about a 40-minute drive south of Downtown Phoenix and its international airport, while the 496,400-acre Sonoran Desert National Monument is even closer.

A large part of the popularity of Province is due to the decision by the original developers in 2004 to allocate 30 percent (125 acres) of the land to parks and open spaces, with an additional 50 acres of waterways and lakes. All of the lakes are stocked for fishing.

Other amenities which help make Province the best-selling community in Arizona include a 32,000 square-foot clubhouse, a fitness center, a ballroom, indoor and outdoor pools, an 18-hole putting green, four tennis courts, and an outdoor amphitheater. There are also many organized activities and clubs at Province, ranging from poker and other card and board games to travel, R.V. camping, and a motorcycle group.

The smallest floor plans are for duplexes with 1,172 square feet, providing one bedroom plus a den, two bathrooms, and a two-car garage. There are 34 different models altogether, the largest being the Orchid model which has 2,830 square feet, two bedrooms, a den, two-and-a-half to three-and-a-half bathrooms, and a three-car garage.

2. Sun City Grand - Surprise

Sun City Grand is the second best-selling community in Arizona. This 45+ active adult community has 9,802 single-family and attached homes, and condos, and is in the town of Surprise, a 40-minute drive northwest of Downtown Phoenix.

Amenities on offer in Sun City Grand include four golf courses, fishing lakes, tennis and pickleball courts, a 9,100 square-foot ballroom, several spas and pools, and its own TV channel. There are numerous clubs, activities, and classes covering most sporting activities, card and board games, art and music, crafts, dance, travel, wine tasting, and many more.

Floor plans start at 427 square feet, if you only need a one-bedroom, one-bathroom condo with a one-car garage. There are several dozen different models available, up to 3,388 square feet with three bedrooms, a den, two-and-a-half bathrooms, and a two-and-a-half-car garage.

3. Sun City West

Anyone can find their niche in Sun City West.

Sun City West is a large community of 16,900 single-family and attached homes for the 55+ active adult. Homes were built between 1978 and 1997 with the development located a 40-minute drive northwest of Downtown Phoenix.

Naturally, such a large community has a wealth of amenities. These include four recreation centers, nine golf courses, and nine restaurants. The R.H. Johnson Center covers 48 acres and is the largest activity center in Arizona.

There are also 18 places of worship, banks, shops, pharmacies, and a hospital. There are also countless opportunities to join in clubs and activities such as pickleball, tennis and other sports, arts and crafts, dancing, yoga, and a singles club.

Models start at 761 square feet, which provides a one-bedroom, one-bathroom patio home with a one-and-a-half-car garage. The largest available homes have 4,651 square feet with three bedrooms, three bathrooms, and a two-and-a-half-car garage.

4. Sun City

The original 55+ community continues to be a huge draw.

The first 55+ active adult community in the U.S., on which work began in 1960, remains a strong draw for people wanting to buy a property in Arizona. Sun City has 27,492 homes, with a mix of single-family, attached homes, and condos. It’s a 25-minute drive northeast of the center of Phoenix, while the rugged delights of the White Tank Regional Mountain Park are a 30-minute drive due west.

Given its size and history, Sun City has some of the best amenities of any Arizona active adult community. Residents can choose between 11 golf courses, giving it one of the highest rates of golf holes per capita in the country. There are seven recreation centers, several swimming pools, 30 churches, a synagogue, a performing arts theater, two libraries, and a hospital.

Several dozen different models are available. They start at 635 square feet for a studio apartment with one bathroom and a one-car garage. Note that not all homes come with a garage. The largest single-family homes have 2,137 square feet, with two bedrooms plus a den, two bathrooms, and a two-car garage. 

5. SaddleBrooke - Tucson

SaddleBrooke, a 40+ community, is one of the newer communities on the list.

In the foothills of Tucson’s Catalina Mountains, SaddleBrooke is a community for 40+ active adults with 4,589 single-family and attached homes. It’s a 40-minute drive north of Downtown Tucson.

Amenities here include a 28,500 square-foot clubhouse, the 478-seat Performing Arts Center, two golf courses, arts and crafts studios, tennis courts, a library, a fitness center, and three outdoor pools. SaddleBrooke has numerous clubs, classes, and activities including golf, tennis and other outdoor sports, dancing, singing, board and card games, and karate.

SaddleBrooke’s models start at 1,335 square feet, which provides one bedroom, a den, two bathrooms, and a two-car garage. The largest single-family homes, the Tierra models, are 3,485 square feet with three to four bedrooms, a den, two-and-a-half to three-and-a-half bathrooms, and a three-car garage.
