Where did Four Seasons at Mirage rank in terms of popularity last year?

Each year, 55places.com analyzes which of our active adult community pages get the most visits. When visitors check out New Jersey 55+ communities, they see that there are more than 250 communities, with over half located in the bottom portion of the state.

It is easy to see why Southern New Jersey real estate is highly desirable for 55+ home seekers. It has endless miles of pristine beaches, affordable housing costs, and countless resources that cater to low-maintenance living.

Out of South Jersey’s 128 active adult communities, these five received most page views from Jan 1, 2018 to Dec 31, 2018. Read on to find out why.

1. Holiday City at Berkeley - Toms River

Low $100s - Low $300s

When reading about Holiday City at Berkeley, the phrase “more of everything” comes to mind. Not only did it earn top honors, it is one of the largest age-restricted communities in the state. It has over 10,000 single-family homes, as well as its own shops, restaurants, and banks.

There are several different neighborhoods: Holiday City South, Holiday City West, Holiday City Carefree, and Holiday City Heights. Each has its own amenities, including clubhouses and pools for the residents to enjoy. They also have their separate tennis, bocce, and shuffleboard courts, and there is an auditorium with a stage at Holiday City Heights. A community bus chauffeurs passengers to their errands, activities, and trips.

Holiday City also has more home models than many communities, with 20 choices from 757 to 1,852 square feet. They have one to three bedrooms, one or two bathrooms, and attached garages. Upgrades include eat-in kitchens, oversized master suites, and dens. A homeowners’ association fee provides for lawn and common area maintenance, the community bus, and snow removal.

Active adult homebuyers who are looking at Toms River real estate may want to consider this vibrant community.

2. Leisure Village West - Manchester

Below $100k - High $100s

Coming in at No. 2 is Leisure Village West, a well-established gated community of 2,692 attached resale homes. It is about five miles down the road from Holiday City at Berkeley, has three clubhouses, and two nine-hole golf courses.

Residents head over to Club Encore, which has an outdoor pool & spa, bocce, pickleball, and tennis. It also features an exercise room, a performance theater, and a library. 

The Leisure Fair clubhouse is smaller, and is perfect for the community’s many groups and clubs to hold meetings. Willow Hall is the biggest, and in addition to having a second outdoor pool, it has a hall with a stage, a lounge and catering kitchen, and activity rooms and sports courts.

Leisure Village West has over 20 floor plans, from a cozy 737, up to a spacious 2,013 square feet. These come with one to two bedrooms, one to two-and-a-half bathrooms, and attached garages or nearby parking. Some larger models have great rooms, expansive master suites, and fireplaces. A reasonable association fee provides for landscaping and snow removal.

3. Greenbriar Woodlands - Toms River

High $100s - Mid $300s

Also on the larger side, Greenbriar Woodlands has 1,250 single-family homes located within a gated community with its own 18-hole, executive golf course and putting green, plus a full-time activities director on staff. It is located in the same general area as its two predecessors on this list.

The hub for activity at Greenbriar is its modern clubhouse, with its busy fitness center, sport courts, and swimming pool. Friends and neighbors gather here for group meetings and classes, like the camera club, bridge, and the club. The community’s many walking paths are also well used by Greenbriar’s walking club. New York City and Atlantic City trips are well attended, as are movie nights, and bike club outings.

The 15 different models come with two bedrooms, two bathrooms, and attached one or two-car garages. Upgrades include garden view kitchens and living rooms and covered porticos. Greenbriar is also pet-friendly, and is an easy 10-minute drive from the Ocean County Mall.

4. Four Seasons at Mirage - Barnegat

Low $200s - Mid $400s

Moving farther south we come to Four Seasons at Mirage, which received the fourth most visits in this category. A gated 55+ community, it has just over 1,200 single-family resale homes and is about 20 minutes from scenic Long Beach Island.

Most amenities in this community are located within the clubhouse. Here you will find indoor and outdoor pools, saunas, and a fitness center. There are also activity rooms, a catering kitchen, craft studios, horseshoes, a putting green, bocce, and tennis.

Four Seasons has too many clubs and groups to list here, but some of the most popular ones include guided meditation, Red Hats, the Mirage Players Theater Group, golf, and the travel club.

The 20+ ranch and two-story models range from 1,350 to 3,448 square feet, with two or three bedrooms and bathrooms, and one or two-car garages. Upgrades may include basements, granite counters, gourmet appliances, and wooded lots.

5. Leisure Village - Lakewood

Below $100k - Mid $100s

A well-established gated community, Leisure Village has 2,433 attached homes, a 9-hole pitch and putt golf course, two clubhouses, a private health care center, and seven lakes on its grounds.

These are all big draws for homebuyers looking at homes for sale in Lakewood, NJ. This community is also very close to the Garden State Parkway and Route 70, the latter of which is dotted with retail outlets, grocery stores, banks, pharmacies, and gas stations.

The two clubhouses, Dorchester Hall and Buckingham Hall, have more than enough amenities to keep residents active and entertained. Between the two, there are 34 shuffleboard courts, 8 horseshoe pits, 8 bocce courts, two outdoor pools, two fitness centers, and numerous activity and craft rooms.

There are clubs for almost every interest, like a pet club, religious groups, billiards, quilting, and volunteer groups.

Leisure Village was built with 10 attached models, most with two bedrooms, two baths, and attached one-car garages. Some of these homes feature sunny porches, breakfast nooks, and luxurious master suites. The homeowners’ association fee covers lawn and common area maintenance, and snow removal.
