The Most Popular Active Adult Communities of August 2018


Back in May, announced the 100 most popular active adult communities of 2018 as a way to highlight the places where 55+ buyers are focusing their attention. We thought it might be a good idea to check back in with our audience to see which communities have their eye on now that summer is approaching its end.

So, we looked at the site traffic between August 1 and August 31 and determined the ten communities that received the most visits overall. You’ll probably recognize a lot of these names, but that might also be because you were one of the many people to look into living in one of them.

1. Latitude Margaritaville – Daytona Beach, FL

Mid $200s – Mid $300s

The first of the Jimmy Buffett-themed active adult communities remained the most popular on our site in August, just as it was on our 2018 list. The first phase of Latitude Margaritaville residents have already started moving in and many of the amenities, including the town center and bandshell for live concerts, are currently being developed. Also under development is a shopping center at the entrance of the community featuring a Publix grocery store.

2. On Top of the World – Ocala, FL

Below $100k – Mid $300s

OTOW has a way of coming in second a lot when it comes to our lists. Frankly, we get why it remains such a popular pick for active adults. With three golf courses, several clubhouses, fitness centers, swimming pools, tennis and pickleball courts, restaurants, an R/C airplane field, and an R/C car track, there is quite possible an activity space for just about every resident here. One resident recently told us it’s “adult Disney World” and that seems to check out.

3. The Villages, FL

Low $100s – High $1Ms

It’s never surprising to see The Villages show up among the most popular searches. Spanning three counties, three zip codes, and over 20,000 acres, The Villages is really its own city made up of hundreds of communities. You could move into a residence here, never leave the community, and have all of your daily needs met, including entertainment, healthcare, and educational. The hard part isn’t figuring out if you want to live here but where, exactly, to live.

4. Solivita – Kissimmee, FL

Mid $100s – Low $400s

Solivita is another 55+ community that always seems to be near the top of any kind of popular list we do. It’s easy to understand why. This gated and golf cart-friendly community boasts over 150,000 square feet of amenities. Between the Riviera Spa and Fitness Center, Palms Amenity Complex, Waterfront Galleries, Freedom Park, and Stonegate Golf Club, potential buyers keep finding more and more reasons to check it out.

5. Sun City Huntley, Huntley, IL

Mid $100s – High $400s

Not every popular community is in Florida. In fact, it might be surprising to learn Sun City Huntley in Illinois is one of the most popular across the site, which was true once more in August. The largest and most amenity-laden 55+ community in the Midwest is centered around a 94,000 square-foot clubhouse but also includes a second clubhouse, hundred-acre park, cafe, and golf course. With over 5,400 homes, there are always opportunities for new buyers to consider calling it home,

6. Sun City Hilton Head – Bluffton, SC

High $100s – Mid $700s

We’re not surprised to see Sun City Hilton Head among the most popular communities of August. Buyers surely noticed all of the same qualities we did when we named it the Best 55+ Community of 2018 and named its clubhouse one of the best of 2018 as well. What’s great is that while the community is filled with amenities and lifestyle opportunities, they’re able to offer something for all kinds of potential buyers, with homes ranging between the high $100s all the way up to the $900s.

7. Oak Run – Ocala, FL

Below $100k – Mid $300s

Ocala is a pretty popular spot these days for active adult shoppers and Oak Run continues to be one of the most popular communities on the site because of its reasonably priced resale homes and a robust lifestyle offering over 100 clubs and interest groups. Buyers seem to appreciate the large community amenities coupled with a small, close-knit neighborhood feel that can offer an alternative to the flashier enclaves. Those looking in the region who want to stretch their dollar have their eyes pointed here.

8. Latitude Margaritaville Hilton Head – Hardeeville, SC

Mid $200s – Mid $300s

No community saw a bigger boost in interest on the site during August than Latitude Margaritaville Hilton Head. The grand opening event was held at the end of June but potential buyers are flocking towards the laid-back lifestyle of Jimmy Buffett’s music more and more. Sales are underway for Phase 1, but with plans that call for 3,000 homes and a slew of amenities, there’s plenty more to come from this Bluffton, SC community.

9. Sun City Grand – Surprise, AZ

Mid $100s – High $700s

The Arizona community that readers checked out more than any other in August is Sun City Grand, designed to meet the evolving needs of active retirees. You name the amenity, you’ll find it here. You’ll also find a few amenities you didn’t realize you could get in an active adult community, like a radio station and luxury spa. The 45+ age-restriction is also an opportunity for those looking to get in on all the fun to start a little sooner.

10. Stone Creek – Ocala, FL

High $100s – High $400s

The third Ocala community in the top ten is Stone Creek, which offers the world-class amenities and lifestyle of a large enclave and without the crowds of other massive communities. Everything here is centered around a 60,000 square-foot social and recreational complex but the 18-hole championship golf course also deserves some attention. The on-site community activities director also ensures residents have the opportunity to lead a socially active and fitness-minded lifestyle.
