It’s time to get ready for a Town Center. Latitude Margaritaville Watersound in Panama City Beach, Florida is now moving towards completing a large part of its featured amenities. The Town Center is officially under construction and will house an outdoor Town Square that includes a large amphitheater, a bandshell, a dance floor, a concert stage, and a jumbo screen.

The Town Center will be the site of main events in the community, but there’s a lot more for residents to anticipate. An on-site restaurant called Latitude Bar & Chill will provide waterfront dining, and there are also food and drink options at the Changes in Attitude Bar and the Overlook Bar. The Fins Up! fitness center will include all the latest machinery, and there’s also an indoor pool and a spa. Outside, the Paradise Pool will feel like a private lagoon and residents will enjoy a Tiki Island and cabanas on the patio.
Sports-minded homeowners will have tennis courts and pickleball courts. The dog park is aptly called Barkaritaville, and a pet spa is planned with the same name. Developers have worked hard to embrace the Jimmy Buffett lifestyle that’s been so popular with similar communities: Latitude Margaritaville Daytona Beach and Latitude Margaritaville Hilton Head.
Access to Everyday Necessities
The amenities and the Town Center are just the beginning. Latitude Margaritaville Watersound will also have a full-service public marina and a commercial village next door. Developers plan to build a medical center minutes away with the help of Tallahassee Memorial Healthcare and Florida State University College of Medicine (FSU). This will cover 87 acres and include a 100-bed inpatient facility as well as research facilities focused on aging and technology that can benefit active adults.
Homes for Sale in Panama Beach
Located on the Intracoastal Waterway, Latitude Margaritaville Watersound is on Florida’s unique Emerald Coast in the extreme northwest of the state, where the Gulf of Mexico is calm, clear, and ideal for swimming, boating, and fishing. The active adult community is minutes from Scenic Highway 30-A, which offers quiet fishing towns, white-sand beaches, and acres of unspoiled nature.
At Latitude Margaritaville Watersound, buyers can find new construction homes in single-family models and attached villas. The Conch cottages have four attached floor plans that feature two bedrooms, two bathrooms, an attached two-car garage, and 1,204 to 1,466 square feet. Pricing starts in the mid $200s.
The single-family homes come in three collections. The Caribbean Collection has seven floor plans, and these homes start in the mid $200s. These homes offer 1,503 to 1,862 square feet, two bedrooms, a den, two-and-a-half bathrooms, and an attached two-car garage. Buyers will love the private outdoor space and the open floor plans.
In The Beach Collection, homes have 1,684 to 2,392 square feet. Eight models offer two or three bedrooms, a den, and two or two-and-a-half bathrooms. There’s also an attached two-car garage and plenty of opportunities to customize finishes and choose upgrades. Prices start in the mid $300s.
The Island Collection offers the largest homes. With price tags starting in the mid $400s, buyers can expect 2,338 to 2,568 square feet, two to three bedrooms, a large den, and two-and-a-half to three-and-a-half bathrooms. Each home has an attached three-car garage, and there are four models to choose from.
Model homes are currently available for tours. Minto Communities, with Margaritaville Holdings and The St. Joe Company, expects to build 3,500 homes in Phase 1.
