WaterSong at RiverTown is now under construction in St. Johns, Florida, centrally located between Jacksonville and St. Augustine on the state’s northeast coast. Mattamy Homes aims to provide affordable luxury within the master-planned community of RiverTown. Active adults will enjoy the waterfront location, natural surroundings, and modern amenities such as zero-entry pools.

WaterSong at RiverTown: What to Expect

Residents of WaterSong at RiverTown will have access to their own private clubhouse within the 55+ community. The fitness center is set to include a yoga studio, where aerobics and other exercise classes will be offered. Outdoor patios and sports fields, tennis courts, and meeting rooms will all be available once the community is complete.

The price range for homes in this community will be from the low $200s to the high $200s, and several floor plans and models are available. Mattamy Homes expects to build 800 single-family homes and attached villas.

Every home has customizable options that will allow buyers to create a space that reflects what they want in a home. Whether it’s walk-in closets, granite counters, or a view of the water, WaterSong at RiverTown provides those lifestyle preferences.

The RiverTown Master-Planned Community

There are plenty of tennis courts for RiverTown residents to play on.

WaterSong at RiverTown is located within RiverTown, a community that provides active adult WaterSong residents even more amenities and services. The RiverHouse Amenity Complex allows for diverse interests and activities, and The RiverClub includes a fishing pier, a kayak launch, access to a scenic boardwalk stretching over water and wetlands, and an outdoor amphitheater for concerts and events. There’s also a dog park, athletic and recreational fields, a cafe, and restaurant overlooking the water.

Everything is located right on the St. Johns River, providing great views, plenty of hiking and biking opportunities, and a relaxed lifestyle that balances the recreation and activities that drive residents to nearby golf courses, beaches, and parks.

Shopping, dining, and errand-running are easy to do in or from RiverTown. The local grocery stores are Publix and Winn-Dixie, and there’s also a Walmart, Walgreens, and CVS nearby. Ask for a dining recommendation, and you’re likely to be sent to Woodpeckers Backyard BBQ or Julington Fish Camp. Local healthcare facilities include Baptist Medical Center South and Kindred Hospital North Florida.

Getting to Know St. Johns, Florida

One of the most scenic and affordable coastal areas of Florida, St. Johns is west of Interstate 95, and close to history, parks, and beaches. The area is especially known for the St. Johns River, a designated American Heritage River. It flows north through 12 Florida counties and empties into the Atlantic Ocean in Jacksonville. It’s a popular river for fishing, boating, swimming, and birding.

St. Johns is about 40 minutes south of Jacksonville, which means it’s easy for football fans to drive from WaterSong at RiverTown for a Jaguars NFL game. Plenty of shopping is in downtown Jacksonville, and you can take in a show at The Florida Theatre. The historical city of St. Augustine is about half an hour south of St. Johns, providing a lot of opportunities to explore missions, forts, and early churches.

There is also golf. World Golf Village is one of the most sought-after places to play, not just because the course is impeccable and challenging, but also because it hosts the World Golf Hall of Fame. The 2019 inductees are currently being honored. The Golf Club at South Hampton is also a fun place to tee off, and it offers local discounts.

Closest beaches to WaterSong at RiverTown are Anastasia Island State Park with its gentle sand dunes and surfing-friendly waves as well as Vilano Beach, a quiet strip of sand just north of St. Augustine’s historic district. Surfing and skimboarding are popular here, thanks to the strong current provided by the nearby inlet. St. Johns County Ocean Pier features shops, restaurants, and a spectacular view of the ocean.
