One of the country’s new hotspots for retirees is Western Pennsylvania. If you’re not aware, this part of the state includes Pittsburgh, which currently has 26 communities. Out of these, eight are age-restricted and 18 are not.
When communities are age-restricted, at least one resident per home must be over the limited age. There may also be limitations regarding how long visitors who are under certain ages can stay in a home. If there are no age restrictions, all ages can live in the community, but the homes and lifestyles may still target older adults. There are pros and cons to both, which should be explored before making your choice.
We looked over the eight non-age-restricted communities in Western PA, and profiled half of them for you. This information should give you an idea about what they all have to offer.
Mid $200s - Mid $500s
Slated for 80 new attached and single-family homes upon completion, Scenic Ridge is an active lifestyle community with eight customizable floor plans and an impressive community clubhouse. It is about three miles north of historic Harmony, PA, which has historic buildings, quaint shops, and restaurants.
Once Scenic Ridge’s clubhouse is finished, it will have a gathering center, an exercise room, and an outdoor pool. It will act as a meeting place for community events and activities like book club, card games, and parties. There is also a homeowners’ association to make life more enjoyable by providing for grass cutting, shrub trimming, trash pickup, and snow removal.
The two attached models are sized at 1,718 or 1,816 square feet, with two or three bedrooms, two bathrooms, two-car garages, and features like high windows and gourmet kitchens. The six single-family floor plans range from 1,519 to 2,930 square feet, with two or three bedrooms and bathrooms, and two-car garages. Options include patios, luxury bathrooms, bonus rooms, and private courtyards.
Low $300s - Mid $400s
Situated 18 miles west of Pittsburgh, Courtyards at The Preserves offers 166 new and resale single-family homes in a tranquil, rural setting. It is convenient to Interstate 376, and it takes about 15 minutes to get to Walmart, Target, Best Buy, Home Depot, and Kohls. There are a slew of other shops, services, and restaurants around here, too. The nearest hospital is St. Clair (10 miles), or you can drive a little further Pittsburgh for the larger medical facilities.
The six customizable floor plans range from about 1,500 to over 2,800 square feet, with two to three bedrooms and bathrooms, and attached two-car garages. Features include gourmet kitchens, master suites with luxury bathrooms, 9-foot ceilings, dens, extra storage space, first-floor laundry rooms, basements, and oversized garages.
The community clubhouse has its own fitness center and a multipurpose room, offering friends and neighbors a private oasis for group meetings, social gatherings, and workouts. For outdoor recreation, there are several parks nearby. The closest country clubs are and Chartiers and Montour Heights; both also have swimming pools and restaurants.
Mid $300s - Low $400s
With just 60 resale attached homes and a prime location next to The Club at Nevillewood, Cherry Hill at Nevillewood is a real find. This golf course community was built from 1999 to 2002 and has spacious floor plans, homes with golf course or wooded views, and a private clubhouse.
The standard floor plan ranges from 1,938 to 2,600 square feet, with three bedrooms, two bathrooms, and attached two-car garages. Features include first-floor master suites and laundry rooms, gas fireplaces, crown molding, Jacuzzi tubs, high ceilings, large equipped kitchens with granite counters, large private patios, and two-car garages.
The prestigious community is just minutes from Interstate 79, making it easy to get into downtown Pittsburgh. Collier Town Square and Great Southern Shopping Center are both close by, and have restaurants, banks, a GIANT grocery store, gas stations, a movie theater, and other familiar stores. Nearby attractions include The Mall at Robinson, Woodville Plantation, and Robb Hollow Park.
Low $300s - Mid $300s
The Villas at Isleworth is another established, intimate neighborhood that is part of BelleVue Park, a master-planned community. It is in Cranberry Township, a friendly town of 31,000, located about 23 miles north of Pittsburgh.
This property was built from 2009 to 2013 and has 104 resale attached homes. The Abbey model is 1,716 square feet, with two bedrooms, two baths, and an attached two-car garage. The Canterbury is 1,816 square feet, also with two bedrooms and bathrooms, an attached two-car garage, plus a den. These well-designed homes have features like modern kitchens, mud rooms, cathedral ceilings, four season rooms, porches, and sunny courtyards.
Homeowners have access to all of the amenities at The Villas and BelleVue Park, including two clubhouses, two outdoor pools, exercise rooms, and multipurpose rooms. Popular community activities include ice cream socials, picnics, and holiday parties; BelleVue Park also has its own retail center, with shops and services.
