Historic Fredericksburg provides an exciting place for active adults to live. Residents can experience the thriving downtown; the arts, culture, and sporting events offered by the University of Mary Washington; and nearby natural areas, parks, and trails. With a location along I-95, area residents are also conveniently halfway between Washington, D.C. and Richmond.

Summerlake - Fredericksburg, VA
Summerlake is an established 55+ community in Fredericksburg. The 161 homes built between 1987 and 1997 include two to three bedrooms and two to three bathrooms. Also, they're available in both attached and single-family models.
The Homeowners’ Association in this tight-knit community takes care of lawn care, common area maintenance, security, trash pickup, and snow removal. Although the community is not large, residents enjoy many on-site amenities. The clubhouse includes meeting rooms and social spaces, while residents can also stay fit in the pool or on the tennis courts. The Community is also just fifteen minutes from Downtown Fredericksburg and ten minutes from the Spotsylvania Towne Center.
Mill Creek - Spotsylvania, VA
More of a neighborhood than a community, Mill Creek includes only 38 attached homes. Tricord Homes built the attached houses between 2006 and 2009, and they're now offered for resale. The homes range from 1,500 to 2,400 square feet with two to four bedrooms, including first-floor master suites.
When available, these homes start in the high $100s. The central clubhouse provides a meeting room and a place for residents to gather for social activities. Mill Creek is slightly outside of the city of Fredericksburg, but it's still close to I-95 as well as shopping malls, golf courses, and parks.
Falls Run - Fredericksburg, VA
Falls Run is a large, resort-style community developed by Del Webb between 2002 and 2005. The 781 homes are now offered on a resale basis, and they include a variety of models and options for homebuyers 55 and older. Prospective homebuyers looking to stay under $250,000 can find some very attractive homes here.
Both the attached villas and single-family homes range from under 1,500 to over 2,000 square feet. Generally, the smaller one- and two-bedroom homes will list in the low to mid $200s. These also include one-car garages and porches or patios. Falls Run also offers resort-style amenities to keep residents active and engaged. The 16,000-square-foot clubhouse includes meeting rooms, game rooms, computers, and a library. The fitness center includes exercise equipment, indoor and outdoor pools, tennis courts, and pickleball courts.
Turnberry East at Lee’s Hill - Fredericksburg, VA
Turnberry East at Lee’s Hill is another community with many amenities offering homes under $250,000 for residents 55 and over. As part of the master-planned Lee’s Hill community, residents of Turnberry East have access to two community centers, each with their own outdoor pool, tennis courts, and meeting rooms. The large community also includes many walking trails, playgrounds, and greenspaces. Golfers have easy access to the public Lee’s Hill Golf Club and Driving Range.
Turnberry East is made up of 60 attached homes, ranging from 1,600 to 2,000 square feet with two bedrooms and two bathrooms. These homes generally list in the low to mid $200s.
