San Diego may be known for its high housing prices, but there are some active adult communities with homes priced under $250K.

As many beach-loving active adults know, the beautiful San Diego is highly coveted, with home prices reflecting that large interest. With the gorgeous year-round weather, upscale dining and shopping, and proximity to some of the world’s best beaches, it’s no wonder the San Diego area can be so pricey.

There are still, however, some affordable homes to be found at a handful of wonderful, resort-like communities near San Diego. Have a look below to check out some of the homes active adults can purchase for $250K and under.

Peacock Hills — Oceanside, CA

Mid $200s - High $200s

Peacock Hills is a well-established 55+ community that holds an enviable location in Oceanside, a vibrant beach city close to the Pacific Coast and near Downtown San Diego's hundreds of dining and shopping options.

Construction completed at Peacock Hills in 1980, and the community consists of 920 attached homes. These homes range in size from 830 to over 1,300 square feet with two or three bedrooms, two bathrooms, and an attached one-car garage.

Residents of Peacock Hills enjoy the many walking and biking trails that weave throughout the property. While this community doesn't have an onsite clubhouse, many of its residents enjoy the nearby El Corazon Senior Center, which is available exclusively for adults aged 55 and better. There, residents enjoy meeting rooms, a classroom, and a catering kitchen with a dining room. There’s also a 900-square-foot fitness room available for a small monthly fee.

Oceana — Oceanside, CA

Low $200s - Low $400s

Another Oceanside community, Oceana offers a variety of home sizes and styles, from larger single-family homes to cozy attached and condo-style homes. This sprawling 55+ community has 2,000 homes, and it was completed in 1984.

Attached homes at Oceana range in size from 660 to 1,099 square feet with one to three bedrooms, one to two bathrooms, and either a nearby carport or an attached one-car garage. Single-family homes range in size from 1,255 to 1,620 square feet and feature one to two bedrooms, one to two bathrooms, and an attached two-car garage.

With a larger sized community comes a wide range of amenities, including a huge clubhouse with club rooms, a fitness center, and a billiards room, as well as two sparkling outdoor pools with spas and barbecue areas. Residents also enjoy the on-site dog park, catering kitchen, library, auditorium, and community vegetable garden, among other amenities.

Las Brisas Pacificas — San Marcos, CA

Mid $200s - Low $300s

The gated community of Las Brisas Pacificas offers homebuyers a safe, intimate community with affordable single-family homes. This community of just 169 homes was completed in 1990, and it's nestled in the charming city of San Marcos, only about six miles from the beach.

Homes at Las Brisas Pacificas range in size from 1,200 to over 1,600 square feet and offer two or three bedrooms, two bathrooms, and a carport or attached garage. Some of these single-family homes come with upgraded finishes such as granite countertops and laminate wood flooring.

Life at Las Brisas Pacificas is low-maintenance and active, with a homeowners association that takes care of common area maintenance and plenty of social clubs and amenities. There’s a clubhouse with a full catering kitchen; an outdoor pool, patio, and barbecue area; and a lovely rose garden for residents to enjoy.

Rancho Hermosa — Oceanside, CA

High $200s - Low $300s

Just north of San Diego, Rancho Hermosa offers residents a low-maintenance, social lifestyle with 176 attached homes starting in the low $200s and built in the early 1980s. This 55+ community offers ocean breezes and a friendly, intimate environment.

Although there's no clubhouse or pool, residents of Rancho Hermosa enjoy a beautiful, manicured neighborhood for walking and socializing. A small HOA fee ensures the common areas are well maintained and the lifestyle remains low-maintenance. Nearby, the beach, big cities, popular dining options, and shopping areas keep residents busy.

Homes at Rancho Hermosa range in size from 827 to 1,200 square feet with two bedrooms, two bathrooms, and an attached two-car garage. Many homes offer beautiful mountain views, and upgraded finishes such as granite countertops, wood laminate flooring, large walk-in closets, and private outdoor spaces.

Nob Hill — Vista, CA

Mid $200s - High $200s

Homes in the intimate Nob Hill community offer residents affordable prices and a carefree, social lifestyle. This Vista, CA community consists of only 80 attached homes for residents aged 55 plus.

Built from 1972 to 1977, attached homes range in size from 1,013 to 1,102 square feet and offer two bedrooms, two bathrooms, and an attached two-car garage. Rare to find with attached homes, homes at Nob Hill boast attached garages, and many homes also offer high-end finishes such as vaulted ceilings, plantation shutters, granite countertops, private back patios, and fireplaces.

For a smaller community, Nob Hill is big on amenities, offering residents a clubhouse, a recreation room, an outdoor pool, a barbecue area and patio, and plenty of walking and biking paths. Residents enjoy nearby parks and golf courses as well as onsite RV parking. Also nearby, there are waterparks and theme parks for the grandchildren to enjoy, as well as the beach, a large amphitheater, botanical gardens, and many other popular points of interest.
