SaddleBrooke – Tucson, AZ

High $100s – High $900s

The largest choice of homes for $250k is at SaddleBrooke, the largest of the active adult communities near Tucson. Saddlebrooke has 4,589 attached and single-family homes for the 40+ active adult. It’s located just a few miles from the foothills of the Santa Catalina Mountains at the very northern edge of the Tucson urban area, a 40-minute drive from Downtown Tucson. The Biosphere 2 science research facility and museum, a major tourist attraction, is a 15-minute drive away.

SaddleBrooke offers residents a great deal by way of amenities. There are two 18-hole golf courses with mountain views. Both have driving ranges and pro shops, and the Preserve Golf Club also has a putting area. SaddleBrooke also has a country club with a 28,500-square-foot clubhouse; a fitness center; rooms for yoga, aerobics, and dance; a library; a bistro; several arts and crafts studios; two outdoor pools; and tennis courts.

There’s also a separate sports club and a 478-seater performing arts theater. The sports club offers facilities for tennis, softball, basketball, volleyball, and badminton. It also has an outdoor lap pool, a fitness center, and more rooms for yoga, aerobics, and dance. 

Models here start at 1,452 square feet for a villa and 1,335 square feet for a single-family home. For a budget of $250k, you should be able to find a home for sale of between 1,500 and 2,000 square feet with two bedrooms, two bathrooms, and a two-car garage.

Sun City Oro Valley – Oro Valley, AZ

Sun City Oro Valley has 2,488 attached and single-family homes for the 45+ active adult. Oro Valley is on the northern edge of the Tucson urban area, a 35-minute drive from Downtown Tucson and less than five minutes from Catalina State Park and the foothills of the Santa Catalina Mountains.

Amenities include a café, horseshoe pits, a basketball court, and an 18-hole golf course with a driving range. The Artisan Center has several studios for various arts and crafts including woodworking, sewing, and ceramics. There’s also a fitness center complex which includes two outdoor pools, mini golf, eight tennis courts, courts for bocce and pickleball, an auditorium, a dance studio, and a coffee bar.

Single-family homes here start at just over 1,000 square feet, while attached homes offer 1,308 square feet. For a budget of $250k, buyers should be able to find an attached home of 1,308 square feet with two bedrooms, two bathrooms, and a one-and-a-half-car garage.

La Cholla HillsTucson, AZ

La Cholla Hills is a 55+ active adult community with 389 attached and single-family homes. It’s a 20-minute drive north of Downtown Tucson in a part of the city that’s a mix of housing and desert with views of the Santa Catalina Mountains. The very popular Tohono Chul Botanical Gardens and Galleries is a 10-minute drive away.

As a smaller community, there are naturally fewer amenities, but residents do enjoy the use of a clubhouse, two heated outdoor pools and spas, three tennis courts, three shuffleboard courts, and courts for pickleball and bocce. Home models range in size from 700 to 2,000 square feet and with a budget of $250k, you should be able to find a home with about 1,400 square feet, two bedrooms, two bathrooms, and a carport.

AlturaTucson, AZ

Low $100s – Low $400s

Altura is a gated community for the 55+ active adult with 240 attached and single-family homes. It’s situated in the Rincon Valley which is a 35-minute drive southeast of Tucson. There are views of the nearby Rincon Mountains and the 8,482-foot Rincon Peak.

Amenities include a clubhouse, a fitness center, a card room, a Pilates studio, a restaurant, an outdoor pool and spa, illuminated tennis courts, and hiking trails. Altura is also the home of the Arizona Senior Academy which provides lectures, classes, and concerts for a monthly fee.

The smallest models are townhomes offering 934 square feet and single-family homes providing 1,295 square feet. For $250k, you should be able to buy a two- or three-bedroom home with two bathrooms and a two-car garage.

Casas Del Oro NorteTucson, AZ

Casas Del Oro Norte is a gated community of 150 attached homes for the 55+ active adult. It’s in northern Tucson, about a 20-minute drive from downtown and five minutes from the Foothills Mall, the area’s main shopping mall with 90 stores, eight restaurants, and an IMAX theater.

Amenities here include easy access to the Omni Tucson National Golf Course and Resort, which surrounds the community, but membership to the resort and golf club is not included. The community also has two outdoor pools of its own, a patio, and lots of parks and greenspace.

Models range in size from 1,800 to almost 3,200 square feet. A budget of $250k should be able to buy you a home of about 1,800 square feet with two bedrooms, two bathrooms, and a two-car garage.
