Mid $100s - High $600s
Penn National is a master-planned community that's not age-restricted, but it's designed for active adult living. It's about 20 miles from the Maryland state line in the western part of Central PA next to Caledonia State Park. It has 1,100 new and resale attached and single-family homes in a wide variety of floor plans.
The expansive property includes Penn National Golf Club and its two 18-hole golf courses, plus a business center, a clubhouse with an exercise room, two restaurants, an outdoor pool, and pickleball, bocce ball, and tennis courts. There are also dozens of social groups and activities to attend like hiking club, fitness classes, fly-fishing club, and Red Hat Ladies.
High $200s - Low $400s
If you’re not familiar with Pennsylvania’s Amish Country in Lancaster County, it's one of the most tranquil parts of the state. It's home to one of the country’s largest Amish populations, and locals and visitors here enjoy a slower pace of life near scenic farmlands and year-round attractions. Traditions of America at Lititz is perfectly situated outside of UPMC Lititz Hospital and only a few miles from the downtown area.
This gracious 55+ community has 329 resale attached and single-family homes as well as a private clubhouse with a state-of-the-art fitness center, a restaurant and bar, a heated outdoor pool, and tennis courts. Like other Traditions of America properties, there’s a wide range of social groups and activities plus an on-site lifestyle director to keep things organized.
The attached models range from 1,268 to 2,191 square feet with two to three bedrooms, two to three bathrooms, and attached two-car garages. The six single-family models range from 1,274 to 3,078 square feet. They also offer two or three bedrooms, two to three bathrooms, and attached two-car garages. Upgrades include plank vinyl tile floors, quartz countertops, and gourmet kitchens.
Mid $200s - High $300s
Living near Gettysburg allows you the opportunity to enjoy historic landmarks at your leisure, while also enjoying all that lovely Adams County has to offer, like charming shops, restaurants, farms, and museums. The Preserves at Cumberland Village is just three miles from the center of town, making it a choice location.
There are 93 resale attached and single-family homes here with three attached models ranging from 1,750 to 1,956 square feet with two or three bedrooms, two baths, dens, first-floor master suites, and attached one- or two-car garages. The three single-family models range from 1,690 to 2,285 square feet with two or three bedrooms, two to two-and-a-half baths, and attached two-car garages. Features include dens, porches, and breakfast nooks.
The Preserves doesn't have a clubhouse, but there are tennis courts, walking trails, and natural space on the property. The Gettysburg YWCA is only five minutes away, and residents can join for a reduced rate.
High $200s - High $300s
Gordonville is about 11 miles due east of Lancaster, which has theaters, unique shops and restaurants, and farmers markets. When homeowners don’t want to head into town, they can patronize local family-owned groceries and shops. Some of the best-known area landmarks include Willow Valley Golf Course and the Sight & Sound Theatre.
Watson Run’s 190 new and resale single-family homes offer seven floor plans ranging from 1,348 to 2,471 square feet with one to three bedrooms, first-floor master suites, two to three bathrooms, and attached two-car garages. Options include dens, skylights, porches, and morning rooms. There’s also a private clubhouse with a cozy fireplace lounge, a catering kitchen, a multi-purpose room, a game room, and a sparkling outdoor pool.

Ephrata is another Lancaster city suburb, but it's farther out, about half-an-hour-drive north. Home Town Square will have 300 new and resale single-family homes when work is complete, with plans in the works for some resort-style amenities.
The 16 floor plans include ranch and two-story models, all with first-floor master suites. They range from 1,807 to 3,245 square feet with two to four bedrooms, two to three bathrooms, and attached two-car garages. Extras may include granite countertops, vinyl plank flooring, and gas fireplaces. The clubhouse has gathering rooms, a library, an exercise room, a catering kitchen, and an outdoor pool and patio area.
