About Heritage Harbour
Heritage Harbour is an established active adult community featuring homes for all lifestyles in Annapolis, Maryland. With a large variety of resale single-family homes, duplexes, townhomes and condos to choose from, Heritage Harbour is the perfect community for active retirees from all walks of life. Many buyers also love this location for its four-season climate and proximity to the nation's capitol.
This pet-friendly community of 1,683 residences boasts a 9-hole executive golf course and a spacious community clubhouse. In addition to the clubhouse amenities, residents can utilize the community van for day trips or shopping at the mall as well as participate in a variety of special interest groups. There are also plenty of waterfront activities and an RV and boat storage area.
Heritage Harbour Amenities
The Community Lodge is the center of community activities for Heritage Harbour in Annapolis. Residents can stay fit and healthy using the fitness center with aerobics studio. After some laps in the indoor pool, the Jacuzzi and sauna provide ample space for recuperation. The well-stocked library is just the right place for more rest and relaxation. Residents can socialize over a friendly game of billiards and utilize the meeting rooms for the multitude of scheduled activities at Heritage Harbour. Hobbyists will enjoy the arts and crafts room and woodworking shop, and an auditorium is host to many special events throughout the year. The Community Lodge even includes a dining room that serves a light lunch and full-course dinners to residents and their guests.
There are many options for those who choose to spend time outdoors at Heritage Harbour. The Community Lodge facilities include nine tennis courts - two are soft surface and three convert to pickleball courts as needed. Additional outdoor amenities include a bocce ball court and horseshoe pits. A sparkling outdoor pool is great for hot summer days, and a lovely garden lounge is a great place to meet up with friends and neighbors and relax.
The grounds also contain a great waterfront area that includes a pier to the South River with ten 30-foot boat slips. Golf enthusiasts will feel at home on the 9-hole golf course located adjacent to the clubhouse on challenging terrain. The holes vary from 100 to 200 yards in length and are linked by a curving golf cart path that winds through a forested valley. A golf pro shop is included in the clubhouse.
Heritage Harbour Homes & Real Estate
Residences at Heritage Harbor in Annapolis start at a cozy 800 square feet and go all the way up to a spacious 3,000 square feet. Heritage Harbor offers a large variety of home styles between one to four bedrooms: single-family homes, attached homes, duplexes, townhomes, and condos.
With some homes dating back to the start of the community in the 1970s, resale pricing will vary according to how many upgrades the existing owners installed. Newer condominiums were built as recently as 2008 for buyers seeking a newer home. The association dues are reasonable, regardless of the style of home purchased.
Heritage Harbour Lifestyle
Life at Heritage Harbour is like a vacation every day. One of the unique features of this community is the 28-passenger activity vehicle that takes residents on shopping trips to local festivals or other destinations. A full-time lifestyle director keeps the social calendar filled with many fun events. In addition, with over 70 clubs catering to every imaginable interest, residents never run out of things to do.

Heritage Harbour is only minutes away from the Annapolis Mall, individual stores, and plenty of restaurants. Annapolis also has many festivals, seasonal events, lots of beaches and other attractions. Some appealing places to visit are the Barge House Museum, Annapolis Summer Garden Theater, Helen Avalynne Tawes Garden, ARTFX Gallery of Fine Arts and Crafts, and the Annapolis Marine Art Gallery. Annapolis also has an airport, which makes long-distance travel convenient. Heritage Harbour is a great 55+ community with plenty to do in Annapolis, MD.

Heritage Harbour
I moved to Heritage Harbour a few years ago, and I love it. My house is wonderful, as are my neighbors. Everyone I have met is friendly and welcoming, and there is definitely a lot to do if you want to participate. The HOA fees are reasonable and the community is well managed and well maintained.
Neighbors nice but the Homeowners Association is ridicules.
HOA wants to regulate every aspect of your house and yard.
Current Homeowner but would not recommend.
People are very friendly, there is so much to do, lots of great amenities, terrific location, had everything I was looking for.
