Great place, Real nice homes, Some very nice people here, GREAT location. HOA is improving. Keep it UP!!!!Things are looking UP as far as maintenance of the grounds. But Lawn service still really stinks. Maybe CC should think about replacing them. But overall this is a GREAT place always in high demand. I recommend CC.

The Community has many great people and the houses are beautiful. Though the lawn service IS terrible still, the new President of the HOA is doing a great job and we’re finally getting many things done now. We believe owners are now being encouraged to update and invest in beautifying homes and the community is happy about it. This is really a very special community and location and that’s why it’s in such demand! Yes, we recommend cranberry Creek!

There’s no place more spectacularly complete than this location in the entire state!! The community has some great neighbors and —really—the homes are exceptionally nice. As far as lawn and landscaping maintenance go,…well…Meh…But we love living here with all the wonderful things that brought us here and we’re looking forward to each beautiful season…and, Yes—we feel blessed… We recommend life here!!

It’s an exceptionally nice area with beautiful homes. The HOA has had done changes and that is a good thing but the fact that no one wants to join it shows how problems in the past have affected how people feel about not wanting to be involved. Members of the HOA come and go only to turn up on the Board which is a big part of the problem since they were not effective or good for the ‘job’ before and won’t be any good when they turn up again. But that is what happens when we have to settle because no one wants to be involved. We all hope that changes if the HOA changes and makes people feel they actually listen and really want to help make us feel like they listen to us. After all, it’s our money. But it’s so nice here and there are many good people who make it a wonderful place. Recommended!

We are in agreement that there is no more wonderful location than Cranberry Creek & the homes are so very nice. We also agree that the lawn and landscape maintenance are pretty awful—especially compared to other communities in the area with much lower maintenance charges!!! Obviously, it does make us wonder: where’s the money going, even though just recently things that were in terrible disrepair for years are finally being fixed. Some new HOA management may have a hand it that. The HOA is a volunteer organization and ‘some’ of the respected board members are great for the community and ‘they’ ARE appreciated!! To ‘those’, we say ‘Thank You and keep up the good work’ which IS definitely noticed and appreciated by everyone in ‘The Creek’ !!!

This is a beautiful place to enjoy living in— the area is amazingly perfect in nature and attractions. It’s a very welcome note: the maintenance in our community has taken a new direction and things that have so long-needed repair and improvement are finally being attended. Maybe it has to do with changes in the HOA (management) and more to (hopefully!!) come—-or maybe it has to do with homeowners being more conscious of ‘where all the maintenance money’s going’ -but, whatever the reason— things are looking ‘up’ and everyone is thrilled!! After all, Cranberry Creek IS a highly sought after— and actively competed for—community of beautiful homes and an incomparable location!! We agree— who wouldn’t want to live here!!

This is such a pretty location. The only disappointment is the way the lawns have been so very badly maintained by the lawn service here. It’s a big complaint with homeowners and we hope with the changes and recent nice maintenance improvements we will also now see attention to make lawns and landscaping attractive which is such a huge part of curb apoeal. It would also be a welcome thing if we could do a few personal upgrades to our property and we hope for more cooperation and less rigidness about some old rules now. Other than that the location is so beautiful and the natural beauty of the area is just wonderful and there are a lot of exceptionally nice people here. Most Highly recommend Cranberry Creek and give the houses and the area 5 stars.

Love it here although the maintenance has been a very disappointing experience. The HOA fee is not cheap and I expected to have good lawn and landscaping maintenance. However, with the recent changes in management we have all already noticed improvement and things are getting done that I understand have needed attention. For years. So I’m looking forward to seeing good things happen now! This is such a beautiful place and I love it! ❤️

So—we think The Creek is beautiful but we agree the lawns and the landscape maintenance really are badly done and seriously neglected even tho we pay a good amount for HOA. Dead shrubbery and raggedy trees all over the place. The HOA needs to pay attention. Sad that we don’t even have a lousy scarecrow or seasonal flowers and decorations for Fall at our community welcome signs which is a statement about how the HOA committee here compares to other community’s that show pride and invest in there image to make it look cheerful. Anyway— it’s a great place and there are some great people in The Creek that show pride and make there own property cheerful for everyone to see. So thanks to them for helping to make The Creek beautiful and bright for all of us to enjoy. Have a great Fall!!!

We love Cranberry Creek and like everyone you ask we hope something changes with the HOA and managers to bring new blood and fresh thinking to this beautiful community which is what is really needed. We need to look to other communities that seem to have a much better relationship between residents and their Board or HOA which is so important. Until that happens, residents here won’t want to be involved with ‘the same people who have been on the HOA for SO long’ so nobody will step forward to serve in any capacity that has to be part of the HOA (Board) here so naturally it’s really beginning to affect the community in many ways. And other than that, our homes and area are just beautiful and the community is truly private, peaceful and perfectly located so close to everything wonderful. Homes here are always in high demand and We recommend Cranberry Creek! I mean— who wouldn’t want to live here? 😊

First, let us commend this site for opening up so many eyes about H.O.A. Issues and concerns about transparency and questions about where our payments are going. At last, we residents can feel as though we are in control of our community which is as it should be! Any way, the community is beautifully situated and the homes are also just beautiful and now that things are finally being done to repair and replace what was neglected by the H.O.A. For so long, well we can finally account for where some of our fees are going, even tho we still do wonder what was being done before now. Any way, thank you to the people who cared enough to start the conversation and thanks a million to this site. So, I have been watching the reviews and like most of us Creekers, I agree with them. Our beautiful community has not been managed well for such a long time and we had little or no input in how or where our fees were spent. However, I want to say, we feel this review page had made a huge difference by bringing attention to the neglected amenities and how our fees are applied here. After more than 10 years of watching things falling apart and shabby repairs, The Creek is finally receiving a long-needed makeover on our recreation areas and even the club house. For once, we see where our money is going and we believe this page has opened eyes and encouraged honest comments about our HOA. People are now speaking up and about our right to be involved in decisions about our own community. We want to be partners with our volunteer HOA— with respect for our rights and opinions, as we appreciate our volunteers on the HOA for their contribution to a great quality of life for everyone in The Creek. We hope these changes will also lead to more transparency and better management in Cranberry Creek and more changes to make this wonderful community — which we love—the best! Home is what you make it, and that includes the building in which you live and the "neighbor" it's in. When choosing our home in Cranberry Creek, we chose the floor plan we liked most and one that would work for us. We truly appreciate the one we selected. Before buying in Cranberrt Creek, we read all the material given to us so we could make an informed decision if an HOA was for us. No community is perfect. But the people here are nice, friendly and, for the most part, care about CC.In a relationship, you get out of it what you put into it. In reading some of these reviews, some residents plainly would rather complain than put themselves, their time, talent and effort into actually doing the real work! The current elected members have done and do the best they can. We are an aging community. Everything costs money so they are cautious with ours. Our elected members DO the hard work. As a long-time residents, we highly recommend Cranberry Creek as a FINE place to live. Do your homework before buying anywhere.

I think CC is like any other neighborhood where you'll find a wide variety of people who choose to call it home. Some have experience dealing with an HOA, and many, like us, do not. In the years we've lived here I really can't find anything to complain about, specifically regarding the volunteers on the HOA. Some of the responses sound more 'personal' to me and I would think the adult way to seek change would be to get involved and volunteer yourself. If you've spent any time in Ocean County and have visited other 55+ developments, I think you'll find a great variety of things that go far beyond flowers and shrubbery. We visited all of them at various times of the day and year. Some had no people visible, ever. Some cars driving through to another street, but no people outside walking or gathering or walking dogs etc Clubhouses empty and almost no one you could even ask questions about anything and how they liked living there. That was NOT what we were looking for. We wanted to see some signs of life! I think CC is a very active community (at least before this year) and people choose to get involved or not. Clubs, trips, exercise classes, the pool, the gym...lots to do if you're interested. We have nice friendly people living here and no junked up properties and plenty of places to park when having guests. Some of the 'others' are crowded together ,have little property , and just look a bit sad. ' Overall, I think Cranberry Creek is a lovely place to live and to enjoy all that nature provides us. Life is what you make it!

We looked at the neighborhood and we luv the house style with the deck! We can Imagine summer nites with a glass of wine listening to the sounds of nature on the deck! We don’t know much abt that HOA there so we want to explore that some more! We stopped and talked to some neighbors there and we are very impressed at how friendly and open they are! I have been living in Cranberry Creek for over 13 years and it is a wonderful place to live. The grounds and the amenities are beautiful and the caring and hard -working Board of Trustees Continue to make Cranberry Creek a wonderful place to live! I have met many, many wonderful people here who have greatly enriched my life. This is why I gave Cranberry Creek the highest rating. While living in a community with an HOA is a bit different in that residents are required to follow rules and regulations to keep the community beautiful, they are very easy to follow!

We had looked at other communities in Ocean county but decided on Cranberry Creek for a number of reasons. The truly peaceful area surrounding the community and access to LBI and the surrounding state forests. I have resided here for over 15 years, and some new people have taken to task the Trustees, well if you have lived here long enough to know the past trustees, the trustees in place now have turned the place around for the better. I enjoy living here and there are some great people here. All communities have there problems one way or another ours seem minor.

I’ve been meaning to comment here for a while, so....here I go!If you want a beautiful home in what is truly the most beautiful location in Ocean County, Cranberry Creek is the place. It’s small and private, compared to other huge, over-crowded communities which makes it SO much nicer. It’s literally a few minutes to the beaches and bay and all the beautiful things in the pine land and it’s close enough-yet far enough-to EVERYTHING! There are some wonderful, friendly neighbors and yet, there is respect for each others’ privacy. Those are just some of the great things. BUT-the maintenance of the grounds, lawns, greenery is TERRIBLE and we do pay a lot in our HOA fee for maintaining our community, which IS a concern about how it’s being managed. Truly, since we are so small here, there’s no wear and tear of heavy traffic, use and ‘abuse’ the massive communities deal with, so our fees should be more than adequate to make the grounds look amazing. That’s the question everyone here has....But the recent renovations of the clubhouse are fabulous and there’ve been some needed improvements taken care of. This is truly a gem of a community and-IF the management here would deliver the quality of care our grounds and lawns deserve, Cranberry Creek would have NO competition, big or small. With that said, though the real estate market is very limited here by size and houses are in high demand because of it, THIS is a wonderful place to live in and love and we are SO glad we chose it —for the beautiful house and area—over so many other communities at much higher prices.

Not here that long and I bought here because the house is so much lovelier than all local competing communities by comparison. The natural area is beautiful. But I came from a house with my lawn and landscape I was so proud of and I expected that it would be cared for here. We all pay a lot in fees to the HOA every single month and I agree with the majority opinion: we don’t get what we pay for. Where is the money going? Except for things they are suddenly being repaired and replaced (I’m told these things had to fall apart until everyone started asking and complaining about where maintenance money is spent and suddenly they are getting fixed) So as much as I love my beautiful house and the area I would have thought twice if I knew how bad the lawns are here. I feel ashamed of the appearance and the only option we have is to pay someone else outside here to do what we should be getting done for our fees here. It’s very unfair to everyone here. After all curb appeal matters and we are not getting what we pay for here. And believe me I am sorry to have to say this but the HOA organization is not going there job. Thank you for letting me share my honest opinion.

We are relatively new here and we do love the house and the natural beauty of the area BUT it’s no secret that most neighbors (except for those who are on the HOA Board) are disgusted with the maintenance of the community, particularly the lawns and grounds. It’s a disgrace that if you want a decent lawn you have to pay an outside company to do it because the one hired by the Board does such a lousy LOUSY job. Landscape trees are dead and the grass is mostly weeds and bare spots. It is embarrassing and very disgusting. We had an HOA for our old home that kept the community real nice so we never expected to have a bad one though we heard about bad ones. Never the less it’s a great place in other ways with a lot of great people and we recommend it. Thanks for giving us a place to vent our opinions!

We wish we could say otherwise — because we also love our home and this town and we have some great neighbors—and we love that this community is small and restricted and very private—But we also can’t help but wonder why other much bigger community’s with less expensive houses have beautiful maintenance and our lawns and grounds are shameful. They must have much better HOA’s than we do because we sure pay enough for so little. Where’s it going? Sorry! But it’s true. We have lived here for long enough to qualify as ‘old timers ’ In CC so we aren’t newbies who don’t know what’s what here. It’s true, so many people ARE complaining about the way our community and amenities are not taken care of to a better standard especially when you compare us to other ‘less expensive’ Places. I think we have a right to complain. When we bought here we expected to retire with the ‘earned’ luxury of no more lawn maintenance. And amenities that would be maintained. And nice grounds. And be able to do a few nice things to modernize our house as it gets older. We were willing and ready to pay the fees for it and we do. We don’t think we should be responsible to do what we pay an hoa and managing company (DPM) to do and, as everyone who is is not attached to the hoa agrees we have NO reason to feel guilty or like we owe it to the hoa to do what we moved here NOT to have to do any more. We all think we have a good reason to feel we should get what we pay for and as you can see by the comments here-we do not. Over the years we also have seen how things have to fall apart before they are repaired in the cheapest way possible. Most residents agree that’s not good financial management of our fees and we’d like to see more applied to CC rather then wondering about it. And No-We are not involved in the hoa and like most residents we don’t want to be because it’s a group of the same people who leave and return and don’t want to upgrade or change anything or give anything new a chance. We appreciate their volunteering to the hoa but we wish they’d understand the we all OWN our homes here and expect them to work WITH us and FOR us. And yes, we are an aging community that NEEDS to get it together with making our community fresh and updated. So that’s how most people feel here. I want to thank this comment site for the opportunity to speak up and We truly hope THIS will be posted as it it really the voice of the large majority of us in Cranberry Creek Which IS a place we love and have the highest hopes to enjoy as we all wanted to do when we moved here. We really like the location by the Barnegat Bay and the bonus of the Pine Barrens. Great small community. Got concerns about the HOA feedback truthfully and we Looked at the amenities/grounds for ourselves and walked around, talked to some real nice folks. Considering all factors at Cranberry Creek. But what a great spot for us and our boat and dogs to retire at!!!!

We love the house at Cranberry Creek and the area is all we hoped for and more. The only fly in the ointment is our worry about the HOA. We presently have a great HOA. We’ve heard terrible things about ‘bad’ HOA’s which we can’t imagine having to live with. We do read reviews too. We are so impressed with Cranberry Creek’s homes and the natural environment. Great house and amazing area. But the HOA committee is more like a private club. What do we also pay a management company for anyway? If all residents took a more active role in making contacts outside here maybe we’d get somewhere instead of complaining among ourselves. We love our house and the area/town and many nice people. We don’t care much about the club house and the amenities or mingle with the HOA any longer and we are enjoying living here in peace. I was told about this review board and so here I am. I want to say Cranberry Creek does have real special homes & a beautiful place in the forests right near the water and most neighbors are really nice people. But our HOA Board is in need of change. We appreciate that there all volunteers. We pay a management company though so it’s time to let the professionals step in. Still, Cranberry Creek has great homes and it does have the best location so if the HOA issues get fixed this is the place to be for sure and you will love it!

Thank you for the reviews and putting things out there that have been quiet too long. The Creek is a real nice place and we all just want to be happy and enjoy our homes. Many people want to update and improve our homes but we’re under an HOA that is really not thinking about how to upgrade and increase values here by working with us to spiff it up like other community's do. Just saying: My parents love their house and the proximity to so many parks and beaches. They have had little to do with the HOA personally. As far as lawns and maintenance go it isn’t so good and it is a hassle to get approved for improvements which is pretty weird since it can sure use some new amenities and attention. But they are happy enough to enjoy their golden years in a peaceful location. So if that’s what you seek, it’s a very beautiful place so near LBI and you’ll love it.

We love the beaches and being close to AC. The house is just right for us. True there’s a concern about our HOA but it seems to be changing for the better now. We like the fall decorations this year. There are some very nice people here and it is dog friendly. We really like it here and enjoy all the nature around. Recommended. Thank you.

You won’t find a more beautiful location than here. You got it all. Forest, sea, AC, lots of things near by, wilderness and peace and quiet and a great house. The HOA is not so good but it seems all the buzz is getting them to do things now that have been neglected for years so it’s all good. Looks like they might be listening to people better and saying they will do more. So it’s a good thing. Maybe we can all work together now. They’re all residents too. Just shows what you can do if you speak out. Maybe things will change with the HOA now and if that happens you won’t find a more perfect place than Cranberry Creek. I guess we are considered “new’ here as we are only here about 2 years now. But we love our house and we have lots of nice neighbors who are newer here too. It’s a shame to know we are considered doing wrong just because we would like to update it here and make some nice changes to old ways here. Other community’s freshen up and add nice updates but when we suggest it we get rejected. We all just want to make Cranberry Creek look good and update it because we care about our houses. We are new but we want to have say here too. That is why we moved here. It is a very beautiful town and we feel proud to be here. It’s a very special place to be and live in. That’s all. We love our lovely house, which is new to us. Great neighbors and the town is just lovely with so much nature. We don’t really use much in the community so far as the amenities go so the only issue we might have is the way the lawns are maintained by the committee. Yes, they are weedy and not very well looked after which IS a disappointment. But we do love our house and we have met some lovely people in here on our walks and The houses are so nice and many are decorated beautifully. Thank you.

Houses are very beautiful and the location too. But it is not a good HOA and why is it not nicely maintained like it should be for the money we pay. Quite disappointed in the way it compares to other places like this where you can see where the money they pay goes even tho their fees are less than ours are. Disappointed.

The houses are very nice and the location is great for retirement- but the HOA is in serious need of change. They seem to want NO improvements to the community or homes and they are more concerned with the time garbage cans are put out than the fact that the grounds and recreation areas are a embarrassing mess. Plus the fees went up $30 and why? A HOA Board can really bring down a community in every way. That’s my opinion.

We own a home here that we purchase about 2 years ago. At the time we spent well under $200k for our place and it's around 1600 square feet. It's a friendly neighborhood and has a really casual and welcoming feel to it. We enjoy it.

We love our house and the town BUT what’s up with the lawn service we pay for here? You have never seen such disgusting lawns. Nothing but weeds and crab grasses unless you pay for your own service in addition to what we pay hoa fees for. It’s very unfair to us. We feel really sorry for people with big property’s who have to look at the even bigger disgusting lawns. The comments really go both ways about cranberry creek but we definitely see how a HOA makes a serious mark on how things are managed like handling where the money is used on the attractions. The outside attractions like tennis, and bocce, and shuffle boards are really neglected. Theres no nice landscape or shrubs like other cheaper community’s even have which really surprised us! The clubhouse is nice but that’s not everything. We are mostly interested in the attractions, and things to do and its not there in cranberry creek. We like to know our HOA payments are going to make us proud of attractions, and the neighborhood, and we don’t see that there either. Sorry but it’s true and you can see it by looking and talking to people who are super nice, and friendly in cranberry creek, and there Thats really too bad because If that ever changes cranberry creek would be amazing, and we would jump on living there! Yes, we love our house and town around us....but it is very sad that so many people who OWN in here feel negative about the HOA management and where our fees have been applied here. Yes, I agree we should reach outside here to get help and answers so we can enjoy living in this amazingly beautiful location which has so many great things to offer us & deserve to be happy here. To be honest-yes, great house. Yes, great location. Yes, some real nice folks. But-NO to the HOA. We always had one in our past homes but this one—NO. So-even with all the great things here-we recommend to think about this and can you live with a HOA like this. If you can than the house and town are great. Thanks for letting us share our opinion!!! Have been here almost 10 years. Lots of nice people and great houses. The maintenance and amenities are neglected, especially in the last few years. People don’t want to be involved in much here anymore and that’s because of the HOA. If that ever changes, it will most likely improve everything here. Nice houses in Cranberry Creek but I think I have to say I think the opinions about how it looks are true as I can see . There are all dead trees and scrubbie lawns which we don’t want. The club house is closed now but looks nice but the tennis and other things look neglected and old. Nice houses though and some very nice people and a beautiful town. I have lived in Cranberry Creek for over 10 years, the homes and neighbors are great. I can clarify many recent reviews, the amenities are in disarray, the only way to judge is look for yourself. The controlling HOA Board is stuck in there ways and not open to new ideas. I would not let that deter you from moving in this beautiful community.

Nice homes and I also love the woods and proximity to beaches BUT those great things don’t do a thing to make the grounds and recreation areas and especially the weedy scrubby lawns look any better for years now. The lawns here are disgusting. I am also so disappointed in all these things here. Just saying. Moving on.

They are very Beautiful houses and who wouldn’t love the location by the water and the beautiful forests but the cost is higher than I want considering what the maintenance looks like. I mean the grounds and recreation areas are very neglected comparing to other less expensive 55+ houses. Also it seems many owners we met are kind of upset about charges and what they get for it. I wish it wasn’t a red flag because the house was very luxurious but I’ll pass on it. Oh well. But thank you for this site and the information sharing.

Real nice houses but the HOA (Board) is terrible. The grounds and amenities are very shabby and not taken care of at all. You don’t get anything but pool and snow removal for $160 every month. Yet HOA fees just went up another $30 a month. It’s a very poor value for what you DON’T get here. You aren’t allowed to do anything nice to improve your house and it is starting to show that people are sick of trying to do anything nice just to get knocked down by the Board here, which is a rotten way to live. We never expected to feel like this when we retired here. We were charmed by the house and by being in the pines and near the beaches when we bought in Cranberry Creek. We love our house but wish we had known what we know now before we bought here. If we had known or been advised, we would have kept looking elsewhere. We hope this helps you find a great place to live where you’ll be happy.

We have been looking for some time in ocean county for a place to retire. We don’t have much experience looking at retirement neighborhoods, so we looked here for advice. We loved the beautiful house in Cranberry Creek we saw but didn’t jump into it. We are glad we did wait because it led us to really look hard at Cranberry Creek and the advise here. We’ve lived here for nearly 4 years now - We really didn’t know anything about Cranberry Creek, except for what we were told by our realtor. After living here, we can honestly share the following capsule overview with you, as our own experience qualifies us to do...Hope it helps...Beautiful homes, lots of nice neighbors, pretty location at the bay in the pines... but... be aware: ‘The Creek’ could be perfect, IF the HOA, which has had the same ‘lead’ members for YEARS-took a fresher interest in keeping the place up (amenities and grounds) and Updated, instead of obsessing on what time garbage cans are put to the curb!But... the houses ARE extremely nice. And IF your goal is to simply live in your exceptional home and not make any personal improvements or outside accents that don’t strictly adhere to the ‘cookie-cutter code of conformity’ the Board demands — (which won’t fly by or be ‘allowed’ by the ‘very controlling’ HOA Board —And-believe me, I know!) —Then Cranberry Creek is an excellent choice— It’s a skip to the most fabulous NJ ocean and bay beaches and waterways, boardwalks and recreational attractions, historical ‘hot spots’ and antiquing galore—all set in a halo of unspoiled forests and parks and a geographical location in the most beautiful naturally preserved location in the state—peaceful and secure...and that’s what WE love about living here!! Suggestion: Look around with a critical eye, consider WHAT you ‘get’ for the HOA fee which has just risen another $30), TALK to RELIABLE people about their observations and experiences in the community AND COMPARE!! Hello, fellow retirees!! I just want to share our experience with you, to possibly save you the disappointment and stresses we’ve experienced because of a poorly managed community and petty, ‘stale’ HOA/Board. We live in a lovely home in the beautiful pines of NJ in a 55+ neighborhood called Cranberry Creek. Our personal experiences with the HOA have led us to agree with our neighbors: THIS is NOT a ‘happy place’ and, despite the very substantial increase in HOA fees, it is very badly managed and maintained. The HOA discourages pride of ownership and any updates or improvements, citing ‘bylaws and conformity.’ We, personally, have been ‘knocked down and denied’ improvements and updates to our property, even though our neighbors have expressed appreciation for the appeal and the ‘fresh approach’ to improving the appearance of Cranberry Creek. The community is not new any longer and it is to the advantage of everyone’s property values to ‘update’ the eclectic appeal of our homes, but the Board, for peculiar reasons, discourages any modifications that improve the community’s image, while they allow the grounds and so-called amenities to degrade. In reality, the common grounds and ‘amenities’ in the community are pretty derelict and neglected...which opens a huge question SO many residents ask about ‘where’ the homeowner’s HOA fees are being spent.You know, it’s a sad statement that we, like most of our neighbors, moved here with a thrill to retire and hopes of happiness, only to be disappointed by an HOA that fosters a culture of disenfranchisement and complete lack of transparency about their decisions and control, using their selective reference to ‘bylaws’ to edit, monitor and control the community AND it’s finances. We now number among SO many neighbors who regret moving to Cranberry Creek, despite the beauty of the homes and topography of the pine lands. Unfortunately, until there is a substantial—and welcome— change in the management, Cranberry Creek will never become or thrive as a ‘happy community’ where people want to be involved AS a community. It is peculiar that we, here in Cranberry Creek, PAY for not only a ‘management company, ‘ but, also-TWO onsite ‘managers...’ Yet, ALL management decisions are made by a small group of unprofessional VOLUNTEERS who are supposed to represent the community as our ‘Board,’ whose responsibility should include encouraging happiness, community pride, property value stability and a mission to enhance quality retirement ...working for THE COMMUNITY’S benefit. YET, people are Intentionally UNinvolved in the community, discouraged and DISinterested in improving/updating, UNhappy with management and ... as far as ‘property values’... well... check it out for yourself. With those considerations, it is clear WHERE the performance and success of ‘our’ Board ranks, as far as how WE are served by a Board that has given itself more power than it should have over the community it should be working FOR. So... meanwhile, we, like our neighbors, will enjoy living IN our house... until we, like so many of our neighbors and former neighbors, move to a different community...Peace!

Cranberry Creek is a premiere example of how a community that, by all counts, should be a wonderful, beautiful place to retire in can be degraded by bad management, neglected amenities and an attitude of disregard by the ‘people’ who are supposed to work FOR the community, but, unchallenged, have taken on ‘ownership’ of the community, without any regard for the happiness and benefit of the people who actually OWN the homes in Cranberry Creek.Which is WHY most people wonder ‘WHAT’ we pay a management company and TWO onsite managers for— IF the BOARD—a little group of ‘volunteers’— is in total ‘power’ to decide how bylaws and—money—are handled. Until big changes are made, this community will spiral further and further down. So— do your homework-check the ground out and LOOK at how ‘encouraged’ the community is to upkeep and freshen its image... and ASK around before you waste some of your retirement years in a badly managed community, when you deserve to be enjoying every peace and happiness—because you earned it!!

The homes are extremely nice and the location in the pine barrens is beautiful- BUT- the amenities which excepting the pool and club house are running down and shabby and our picnic area is crumbling down for years. Yet the fees have gone up $30 and many people are unhappy here and are looking to move . If I could I would move to one of the other communities where residents say there community is taken better care of and they are happy. I am sorry I feel like this and for my neighbors who also do :(
