A sunny retirement in Southwest Florida may be more affordable than you think.

The homes for sale in Southwest Florida are in high demand for their proximity to the dazzling Gulf of Mexico as well as dozens of lushly landscaped golf courses, outdoor recreation, shopping, and restaurants with fresh catches of the day.

Buyers looking for something affordable are in luck. Some cities (we’re looking at you, Naples) are known for higher price tags. However, there are lots of homes for sale in Fort Myers, Bonita Springs, and Sarasota with price tags at or below the $150k mark. Many of them are in some of the region’s most desirable active adult communities.

Let’s take a look.

Seven LakesFort Myers, FL

Below $100k – High $100s

Free golf is just one of the benefits of buying a Fort Myers home for sale in Seven Lakes, a gated 55+ community. There’s no charge to tee off at the 18-hole executive golf course, and residents can also enjoy a clubhouse with three card rooms, an exercise room, a ceramics studio, a library, and a woodworking shop. There’s also a travel agency and a pro shop. Residents will find six outdoor pools, tennis, shuffleboard, bocce, and community transit at Seven Lakes.

Over 1,000 attached villas and condo units make up the Seven Lakes community. They are all affordable and come with an active HOA and a full-time activities director for event planning and club coordination. Condos come in over 30 floor plans, ranging from 700 to 1,600 square feet with one or two bedrooms and one or two bathrooms. Ten attached villa models are also available. Most have 1,175 to 1,600 square feet, two or three bedrooms, two bathrooms, and an attached one-car garage.

Pelican LandingBonita Springs, FL

Low $100s – High $4Ms

Luxury living on a budget is available at Pelican Landing, a community bordered by creeks and nature preserves. Dendrophiles and naturalists will enjoy living among sabal palms, live oaks, and wild palmettos while watching sandhill cranes and egrets hunt for food. This waterfront community provides residents with a kayak launch, canoe rentals, and sailing facilities. There’s also a private beach area with showers and pavilions. Residents can enjoy golf, tennis, and a huge community center which includes a fitness center, hobby room, and dance studio.

All of this might seem completely out of budget, but the condos and attached villas at Pelican Landing are affordable, and many can be found for less than $150k. High-rise buildings with dramatic views hold the condo units, which offer 1,300 to 2,000 square feet. Garden condos are single-story attached homes with around 1,800 square feet, three bedrooms, two bathrooms, and attached two-car garages.

Lake TippecanoeSarasota, FL

Low $100s – Mid $100s

Active adults looking for Sarasota homes for sale with a price tag under $150k will find them at Lake Tippecanoe, a gated, 55+ community with condos and attached villas ranging from 1,066 to 1,296 square feet. Resale homes have two bedrooms and two bathrooms. The HOA provides a low-maintenance lifestyle, with landscaping and exterior upkeep included as well as cable bills and care for the amenities.

Speaking of amenities, residents at Lake Tippecanoe enjoy their clubhouse, which has meeting rooms and multi-purpose spaces for card games and club meetings. There’s an outdoor pool and patio as well as miles of scenic and natural trails that pass by lakes and ponds. Located just off Interstate 75, it’s easy to get to Tampa, St. Petersburg, and Naples from this community.
