WaterSong is in Northeast Florida, along the St. Johns River and less than half an hour from Downtown Jacksonville and the Atlantic coast.

New homes in the WaterSong at RiverTown neighborhood are selling quickly, and Mattamy Homes is pleased to have found such a robust market for their first 55+ community.

Sales have been open for two months, and local residents, as well as out-of-state buyers with plans for a Florida retirement, have responded favorably to the plans for single-family homes and attached villas within the RiverTown master-planned community. WaterSong is in Northeast Florida, along the St. Johns River and less than half an hour from Downtown Jacksonville and the Atlantic coast.

WaterSong at RiverTown Homes for Sale

Interested homebuyers are now able to tour the six model homes decorated to showcase the open floor plans and spacious common areas within each home. These floor plans can’t be found elsewhere; the models were designed exclusively for WaterSong to reflect the lifestyle and preferences of its residents.

WaterSong homes will also include a smart-home technology package, providing connectivity and innovation for all facets of daily life.

Two models are available as attached villas. Prices range from the mid to high $200s, and the homeowners’ association fees have not yet been announced. The River model offers 1,431 square feet, and the Ocean model has 1,515 square feet. Both provide two bedrooms, an extra room that can be used as a den or an office, two bathrooms, and an attached two-car garage.

For buyers who prefer the extra space and privacy a single-family home provides, there are six unique models ranging from the high $200s to the high $300s. Floor plans include two or three bedrooms as well as a flex room that can be used as an extra bedroom, den, office, or hobby room. These homes have two to three bathrooms, an attached two-car garage, and in some cases, an extra half-bathroom and garage space for a golf cart or extra storage. Single-family homes offer 1,563 to 2,554 square feet.

Mattamy Homes plans to build 800 new homes and invites buyers to customize the details and features in the new house they purchase.

Amenity Center Coming Soon in 2021

The first phase of the WaterSong at RiverTown Amenity Center is expected to open in early 2021. It will include a clubhouse with a fitness center and a yoga studio. Several meeting and multipurpose rooms are planned for events and social activities, and there will also be a resort-style pool with a patio, tennis courts, and pickleball courts. A playground is planned for visiting grandchildren, and a paw park will be perfect for residents who move in with four-legged family members.

While the 55+ residents in WaterSong will have their own Amenity Center, they can also use the facilities at RiverClub in the greater master-planned community. There, they’ll find a clubhouse with a restaurant, a cafe, a game room, and a multipurpose room. Outside, there’s a pool and an amphitheater as well as access to a fishing pier, a boardwalk, and a kayak launch.

Living in St. Johns, FL

WaterSong at RiverTown will expand over 260 gorgeous acres just off Interstate 95 in St. Johns County. The community will be right on the banks of the St. Johns River, which is 310 miles long and flows through 12 Florida counties. It flows north, and the most common fish caught in this river include bass, striped bass, catfish, crappie, and sunfish.

In the area, nature lovers have a lot of options for hiking, biking, horseback riding, and wildlife watching. Gourd Island is a swampy habitat that attracts deer, gopher tortoises, otters, alligators, and both migratory and resident birds. Camping can be done at Bayard Conservation Area, and the docile Florida black bear has been spotted here from time to time.

The community will be about half an hour from the beach, and residents will enjoy exploring coastal spots like Anastasia State Park and Crescent Beach. There’s plenty of sunbathing to be done as well as fishing, boating, and seafood eating.

Golfers will enjoy exploring the local courses. Those closest to the community include St. Johns Golf & Country Club, Cimarrone Golf Club, and Julington Creek Golf Club.

St. Johns is close to both Jacksonville and St. Augustine, providing plenty of history, culture, fine dining, and entertainment opportunities.
