Minto Communities has announced with Margaritaville Holdings and The St. Joe Company that development of this hugely anticipated 55+ lifestyle community is underway, and an official groundbreaking ceremony will be held in the spring of 2020.

Florida Panhandle Location

Located in Northwest Florida and right off the shores of Rosemary Beach, the 15 miles of land owned by The St. Joe Company is along the Intracoastal Waterway and joins the Choctawhatchee Bay with the West Bay. This area is zoned for approximately 170,000 residential homes.

The community will be close to the Gulf of Mexico and within minutes of retail and commercial centers such as Pier Park. A new marina and additional shopping and business opportunities are also planned for development.

The first phase of development at Latitude Margaritaville Watersound is expected to be at Highway 79, where it meets Highway 388. Buyers will be able to visit the sales center, see plans for amenities, and tour models early in 2021. There will be 3,500 homes constructed during this phase.

For a preview of what this community might look like, potential buyers can look to Latitude Margaritaville Daytona Beach, which was named the country’s most popular active adult community of 2018. It offers the same Jimmy Buffet-style concept, and it has more than 3,000 new and resale homes as well as amenities such as a private beach area and a sprawling town center that’s the meeting place for clubs, community events, and holiday parties. Jimmy Buffet himself owns a home in the neighborhood.

Watersound is about half an hour from Panama City, two hours from Tallahassee, and surrounded by natural parks and beaches, including the Apalachicola National Forest and Gulf Islands National Seashore. Golfers will enjoy living close to championship courses such as Camp Creek Golf Club, Origins Golf Club, and the course at Watersound Beach Club.

Homes for Sale in Watersound

Buyers who want to live in an active, socially engaged 55+ community close to the water will love everything that Latitude Margaritaville Watersound has to offer. The properties are expected to be in single-family models.

The Latitude Margaritaville lifestyle aims to embrace food, music, fun, and escapism. Residents can enjoy low-maintenance lifestyles, with much of the exterior landscaping taken care of. Floor plans and models have not yet been announced for this community, but if they’re anything like the homes available at the Daytona Beach community, buyers will be able to choose homes with two to four bedrooms, two to three bathrooms, attached two-car garages, and plenty of space for storage, entertaining, and living.

New homeowners may also have the benefit of accessing professional design help when they’re decorating their new homes. At other Latitude Margaritaville communities, furniture brand Ethan Allen offers help in turning a house into a home with customized design plans and home furnishings.

The benefit of buying in a new construction community is that homeowners will have an opportunity to work with builders closely on the final design elements and finishes. It’s possible to choose countertops, flooring, appliances, and the fixtures and hardware on things like drawers and cupboards.

Anticipated Amenities

There will be no shortage of amenities available at Latitude Margaritaville Watersound, and construction on things like the clubhouse and pool will begin immediately. As sales activities increase, potential buyers will be able to see plans for the resort-style pool, expansive fitness center, and both indoor and outdoor spaces for cards, entertainment, and activities. Developers imagine residents getting together for live entertainment, signature Margaritaville food and beverage concepts, art classes, movie nights, learning opportunities, and more.

At the Daytona Beach Margaritaville community, there’s a Town Center that serves as a gathering place for all residents and their guests. Residents at Watersound will likely enjoy similar attractions, such as the Fins Up! Fitness Center, The Latitude Bar & Chill, and The Workin’ and Playin’ Business Center. There might also be a Barkaritaville Pet Spa and a dog park. Other Margaritaville communities also include an expansive retail center, allowing residents to easily access the things they need, whether it’s groceries or medications at a pharmacy.

As ground is broken and construction begins at Latitude Margaritaville Watersound, homebuyers can look forward to Minto’s high standards of quality and comfort as homes and amenities move from the planning stages to execution.
