The news has only increased the interest and enthusiasm for this new construction, Jimmy Buffett-inspired community.

Whether you’re looking for your “cheeseburger in paradise” or seeking a reason to get your “fins up,” the amenities available at Latitude Margaritaville Watersound will fit the lifestyle of every Parrothead. And even those who aren’t die-hard Buffett fans will still appreciate the sun-filled, laid-back lifestyle his music evokes.

The Latitude Town Square is where most of the community’s activities and events will happen. There’s an outdoor bandshell planned for live entertainment and a full-service Latitude Bar & Chill Restaurant, a two-story space with panoramic views of the Intracoastal Waterway from the upstairs bar area. Residents will enjoy the sprawling pool, which comes with a sunny patio, cabanas, and tiki huts. There’s also the Change in Attitude poolside bar, perfect for spending a day outside under the generous Florida sun.

Traditional amenities will be available in the amenity center, including a business center, a fitness center, and plenty of gathering space for meetings and special events. Homeowners will have access to tennis courts, pickleball courts, and bocce ball courts. There’s a dog park planned as well as walking trails which travel through natural preserves.

A public marina is planned for the waterfront, and there’s also retail space expected to be developed just across the street from the community, making it easy for residents to get their errands done just minutes from home.

Watersound Homes for Sale: Floor Plans and Models

Four collections of new construction attached and single-family homes are available at Latitude Margaritaville Watersound. These are cottages in the Conch Collection, villas in the Caribbean Collection, and larger homes in the Beach Collection and Island Collection.

The Conch Collection is designed for low-maintenance living; perfect for active adults who want to downsize. These homes have 1,204 to 1.466 square feet with two bedrooms, two bathrooms, and an attached two-car garage. The Camellia and Bamboo models don’t have a flex space, but a den or home office is included with the Dreamsicle and Aloha floor plans. These homes include a front porch, an open floor plan, and several upgrade options including a larger island in the kitchen and french doors leading to the bonus rooms.

The Caribbean Collection offers attached villas with 1,503 to 1,862 square feet. Seven models make up this collection, all with two bedrooms, two bathrooms, and an attached two-car garage. The Tortola floor plan includes an extra half-bathroom. All villas in this collection include a den or hobby space as well as a covered lanai. A wet or dry bar can be included in the den, there’s a dedicated dining area, and the great room opens into the outdoor space.

The Beach Collection offers buyers single-family homes with 1,684 to 2,392 square feet and models with two to three bedrooms, two to two-and-a-half bathrooms, and an attached two-car garage. Eight floor plans are available, all with a den or office space and a covered lanai. Huge master suites are included in these homes, many with double walk-in closets and bathrooms that include dual sinks and an optional garden tub separate from the shower. Features in some homes include a formal dining room and an extra-large foyer.

The Island Collection features the largest available new construction single-family home models at Latitude Margaritaville Watersound. Four models named for exotic islands (Aruba, St. Bart, Trinidad, and Trinidad Bay)  offer 2,338 to 2,568 square feet with two or three bedrooms, two-and-a-half to three-and-a-half bathrooms, and an attached three-car garage. Homes include extra space for a den, office, or even an extra bedroom. Most floor plans have open floor plans with huge kitchens and airy great rooms. Master suites include separate showers and tubs, double sinks, and walk-in closets. There’s plenty of storage.
