Active adult buyers hoping to take a peek at the model homes planned for Latitude Margaritaville Watersound will have their chance in early 2021, according to developers.
Minto Communities, global lifestyle brand Margaritaville Holdings, and local land developer The St. Joe Company have combined their expertise and resources to build Latitude Margaritaville, a 55+ active adult community in Florida’s panhandle region near Panama City Beach and the scenic 30A corridor.
Construction began late in 2019, and both the sales center and new home models will be available next year.
Phase I
This will be the third Latitude Margaritaville property, following the success of Latitude Margaritaville Daytona Beach in Florida and Latitude Margaritaville Hilton Head in South Carolina. The active adult lifestyle community series is inspired by the lifestyle celebrated in the lyrics and tunes of singer and songwriter Jimmy Buffett. The community is expected to provide amenities that speak to fans who appreciate the artist’s laid-back lifestyle.
The first phase of Latitude Margaritaville Watersound is expected to total around 3,500 homes, including a sales center, several model homes, and resort-style amenities.
The sales center and models are projected to open early in 2021, and the proposed home prices will begin in the low $200s. Homeowners’ association (HOA) fees have not yet been announced.
Location
According to plans and groundbreaking initiatives, the sales center and model homes for the Latitude Margaritaville Watersound community will be found at the northwest intersection of Highway 79 and the new alignment of Highway 388 in Bay County.
The location provides easy access to Panama City and all the opportunities in a larger metropolitan area. In Watersound, the Latitude Margaritaville community will enjoy waterfront living and lots of nature, from nearby wetlands and preserves to state forests and parks. Residents can expect to enjoy all the modern conveniences that come with new construction housing without losing their connection to nature.
According to Margaritaville, the brand embraces four specific pillars for its 55+ communities: food, fun, music, and escapism. The northern Florida Gulf Coast can provide that while also offering proximity to popular destinations such as Panama City Beach and Destin.
For day trips and explorations, residents will be close to several parks and beaches in the area, where there are opportunities for hiking, fishing, biking, boating, and sunbathing. In the area, homeowners will enjoy visiting Pine Log State Forest, Gulf Lakes Public Beach, Crooked Creek Trailhead, and Eden Gardens State Park. Golfers will be close to courses like Origins Golf Club, Camp Creek Golf Club, and Windswept Dunes Golf Club.
Future Development Plans
Latitude Margaritaville Watersound plans to begin selling in 2021, and they have larger plans that go well beyond Phase I. The development is authorized to build approximately 170,000 homes in total. The St. Joe Company, which is Florida’s second-largest landowner, controls at least 15 miles of land along the Intracoastal Waterway, which connects West Bay with Choctawhatchee Bay. This provides access to the Gulf of Mexico.
In addition to residential neighborhoods, Latitude Margaritaville Watersound is likely to include a new marina and commercial retail villages and shopping plazas adjacent to the community.
This reflects the growth-oriented vision of all three companies involved. At Latitude Margaritaville Daytona Beach, Phase I sold quickly, Phase 2 has been approved for development, and there’s hope that favorable zoning moves will allow further expansion for the Atlantic Coast community.
Amenities and Models
There hasn’t been an official rollout of the planned amenities for the community, but homebuyers can expect Minto and The St. Joe Company will provide the same sorts of recreational and communal fun that’s found at Latitude Margaritaville Daytona Beach and Latitude Margaritaville Hilton Head. Both include a Town Center with a modern and expansive fitness center. There are also aptly named work and play opportunities such as The Latitude Bar & Chill and The Workin’ and Playin’ Business Center. Existing Margaritaville communities also include a large retail center, allowing residents to have access to everyday necessities like grocery stores and coffee shops within their neighborhood.
There have not been any floor plans announced yet for Latitude Margaritaville Watersound, but homebuyers can expect similar innovative and thoughtful designs that are found in the Daytona Beach location. They should be made available before the 2021 opening date.
