Living near Port Jefferson is doable if you\'re looking to downsize homes.

Winter officially arrived on December 21 and whether or not you have already experienced a first snow, you may be wondering why you still face the ordeal of shoveling it every year. The remaining three seasons also present unwelcome chores, like mowing the lawn and raking leaves. If you haven’t considered downsizing to a low-maintenance home, now could be the perfect time.

Active adult communities often have homeowner’s associations that collect monthly fees to cover the costs of snow removal, lawn care, and a host of other services. Condominiums and attached homes either have no lawns or smaller ones, so this also translates into more leisure time for you and your family.

There are many 55+ neighborhoods in East Long Island with homes for sale in this category, and some are more affordable than you might think. This part of the state is considered as Suffolk County, and living here is like a dream come true. It is a year-round destination, with endless beaches offering sun and swimming in the warmer months, plus other attractions like upscale shopping outlets, museums, galleries, wineries, ice skating, and winter fishing.

Fairfield at St. JamesSt. James, NY

High $200s – High $300s

Like all of the communities described here, Fairfield at St. James has a great location and desirable amenities that keep its homeowners involved with their neighbors. This established, gated 55+ community has 653 resale condo and attached homes, with a variety of floor plans.

Most are condo units with one or two bedrooms, one to two baths, and one-car garages or driveways. The select number of attached homes have three bedrooms, two-and-a-half bathrooms, and either garages or driveways. Options may include patios, balconies, and updated carpeting and windows.

Well-attended community activities include guest speakers, anniversary parties, luncheons, and the Twin Ponds Senior Club. Many take place at the private clubhouse, which has meeting rooms, a fitness center, indoor pool, and a library. Additional perks include two outdoor pools, tennis courts, and a bus service.

Fairfield at St. James is close to the Smithtown Bypass, where you can find Smith Haven Mall, Whole Foods, Trader Joes, and plenty of other shops and businesses. The beaches of Port Jefferson and Smithtown are 10 miles (or less) away, and the closest movie theater is within walking distance.

Vineyards at Blue PointBlue Point, NY

High $400s – Low $500s

As one of Suffolk County’s newer 55+ communities, Vineyards at Blue Point will have 280 new and resale condo and attached homes when work is complete.

This gated property was designed with four condo models ranging from 1,553 to 1,928 square feet, with two bedrooms, two bathrooms, and attached one-car garages. You can expect to find features like gourmet kitchens, plush carpeting, luxury bathrooms, and 9-foot ceilings in these gracious homes.

The two attached models are sized at 2,020 and 2,279 square feet, offering two bedrooms, two-and-a-half baths, and attached one-car garages. These feature unfinished basements, main-floor luxury master suites, gourmet kitchens, and second-floor lofts.

The Vineyards Club is quite impressive, with a great room, club room & bar, wine room, heated outdoor pool, and state-of-the-art fitness center with a yoga studio, and lockers. You will also find bocce ball courts, a fire pit, a playground for your grandchildren, and walking trails on the grounds. Popular community events include holiday parties, wine tastings, barbecues, and aerobics classes.

Nearby beaches include Fire Island and Corey Beach, and there are two golf courses by Patchogue Bay: West Sayville and Bellport. Vineyards at Blue Point is also close to the Sunrise Highway, where you can go for all your shopping needs.

Sunrise VillageSayville, NY

Mid $200s – Mid $300s

Sunrise Village is a moderately-priced, gated active adult neighborhood of 213 resale attached homes about three miles from the Sayville beaches (there’s also a ferry service that stops there).

Sunrise’s five models range from 1,141 to 1,632 square feet, with two bedrooms, one to two baths, private patios and attached one- or one-and-a-half car garages. Options include granite countertops, hardwood cabinets, and large laundry rooms.

Community amenities include a transit bus, outdoor pool, bocce ball and shuffleboard courts, and walking trails. There’s also an inviting clubhouse, with a social room and card tables.

Nearby landmarks include Connetquot River State Park and Island Hills Golf Club, and there is a shopping center just down the way with restaurants, a Kmart, and an Old Navy. And according to The New York Times, downtown Sayville is very walkable, with pretty Victorian homes, a community park, and enchanting shops and restaurants.

Eagles Walk at East QuogueEast Quogue, NY

Mid $300s – High $400s

A small Long Island retirement community that offers privacy and sought-after amenities, Eagles Walk at East Quogue has 67 resale condos on a peaceful property not far from Shinnecock Bay and West Point. The standard condo models range from 1,107 to 1,363 square feet, with two bedrooms, two bathrooms, and one-car garages.

On-site amenities include a clubhouse with an exercise room and gathering space, plus a heated, saltwater outdoor pool and walking trails. There is a grocery store just a few minutes away, as well as banks, restaurants, a UPS store, and a post office.
