The Montgomery County borough of Telford is home to Indian Valley Greenes, an age-restricted golf club community with just 96 resale attached homes. The spacious floor plans range from 3,025 to 4,825 square feet, with three to four bedrooms and two-and-a-half to four bathrooms.

One of the best advantages of living here is having access to Indian Valley Country Club, which has an 18-hole course, restaurants, and an elegant clubhouse. There are also two outdoor pools, tennis courts, and walking paths on the grounds.

Regency at Upper DublinDresher, PA

Mid $500s – Low $600s

Dresher is another Montgomery County Philly suburb, and here you’ll find the retirement community of Regency at Upper Dublin. This upscale neighborhood offers 105 new and resale homes with five models. These range from 1,889 to 2,315 square feet with two to three bedrooms, two or two-and-a-half baths, and attached two-car garages.

Plans are underway for a contemporary clubhouse with a bocce ball court, an outdoor pool and patio, an exercise room, and activity areas. There’s plenty more to do in the Dresher area, especially at Fort Washington State Park and on the Wissahickon Trail. Regency is also near dozens of shopping centers, with stores like Home Depot and a Walmart Supercenter.

Montgomery WalkNorth Wales, PA

Low $300s – Low $500s

Still looking at the Philly area, we find Montgomery Walk, which was completed in 2014 with 119 resale attached homes. There are six thoughtfully-designed floor plans sized from 1,805 and 2,712 square feet, with one to three bedrooms, two to three bathrooms, and attached two-car garages.

The hallmark of this community is its clubhouse, which has a business center, a great room, a wet bar, craft and card rooms, and a modern fitness center with a sauna and locker rooms. Outside, there’s a sparkling pool and spa, plus a putting green and tennis court. Talamore Country Club and Gwynedd Mercy University are to the south, while the Montgomery Mall, Costco, and other shops are just a bit to the north.

Regency at ProvidencePhoenixville, PA

Mid $300s – Low $500s

Our final Philly-area gated community in this list is Regency at Providence, an established neighborhood with 363 resale single-family homes. They’re sized from 1,783 to 3,457 square feet with two to three bedrooms, two to four baths, and attached two-car garages. Regency also has a 10,000 square-foot clubhouse, complete with an exercise room, an indoor pool, activity rooms, tennis courts, and an outdoor pool.

The property also has parks, natural space, a putting green, and ponds. It’s a few miles from Rivercrest Golf Club and Black Rock Sanctuary, and the nearby Providence Town Center has a Wegmans, HomeGoods, and restaurants.

The Village at Upstream FarmEaston, PA

Mid $100s – High $100s

Heading north we run into The Village at Upstream Farm, an affordable neighborhood of 124 resale attached homes. It’s about 20 miles east of Allentown and was built between 2002 and 2009.

The Village at Upstream Farm has three ranch-style models ranging from 991 to 1,180 square feet with one bedroom, one or one-and-a-half bathrooms, and attached one-car garages. The two larger models also have dens, which can be converted into second bedrooms. There’s a private clubhouse, which has multipurpose rooms and an exercise area. Easton is part of the Lehigh Valley, a treasure trove of outdoor attractions, historic charm, restaurants, and cultural hubs.

Wild Cherry KnollMacungie, PA

Located about 10 miles west of Allentown, Wild Cherry Knoll was built from 2000 to 2004 and features 205 attached and single-family homes.
