If you want to be your home's first owner, check out these Allentown area communities.

If the idea of living out your retirement in a cookie-cutter house within an overdeveloped suburb does not sound exciting, fear not. There are many other options worth considering, especially new construction.

After all, resale homes may not have the features that today’s active adults desire, like first-floor master suites, low-maintenance exteriors, and gourmet kitchens. Well-established neighborhoods in some areas can also make you feel as though you are competing with others for space and services.

Many 55+ adults are searching for new construction to meet their lifestyle needs, and an up-and-coming area like Allentown, Pennsylvania has homes for sale that just might fit your bill.

It checks all of the major boxes that are important considerations for retirement living, including a good transportation network. Allentown is close to Lehigh Valley International Airport, and about 64 miles from Philadelphia. Public bus routes are provided by The Lehigh and Northampton Transportation Authority, and there is also a Greyhound bus station in town.

Top area hospitals include the Lehigh Valley Health Network and St. Luke's Hospital Allentown. For recreation, locals can head to Dorney Park, the Allentown Municipal Golf Course, the Munopco Music Theatre, or the PPL Center. Allentown also has an extensive system of greenspace, trails, and parks, which has won several awards.

Legacy at Morgan Hill - Easton

Legacy at Morgan Hill is a smaller sized, gated townhome community that has an idyllic setting atop a hill, allowing for stunning views of the Delaware River Valley.

There are five attached home floor plans sized from 2,425 to 2,850 square feet with two bedrooms, two-and-a-half bathrooms, dens, and two-car garages. These new homes also offer first-floor master bedrooms and bathrooms, second-floor lofts, decks, and laundry rooms.

Construction started in 2006 and will be completed with 127 homes. At its center is a clubhouse with a heated outdoor pool, a crafts room, a library, a catering kitchen, a great room, and a fitness center.

Easton is just outside of the junction of the Delaware and Lehigh Rivers, close to the Morgan Hill Golf Course. It's downtown area has everything you’ll want for your shopping needs, plus restaurants, banks, churches, parks, and museums.

Briarwood Commons - Whitehall Township

Mid $200s - Mid $300s

Small in size and big on amenities, Briarwood Commons appeals to active adults that seek privacy and a variety of floor plan options with well-appointed interiors. There will be 63 attached residences in this active adult community, which is being finished by Spectrum Homes.

The five available floor plans range from 1,382 to 2,650 square feet with one to three bedrooms, two or three bathrooms, and attached garages. These pristine homes include first-floor master suites with his and hers walk-in closets, granite countertops, stainless steel appliances, and cathedral ceilings.

The 2,800 square-foot clubhouse features a game room, a multi-purpose room and catering kitchen for parties, and a covered deck and gazebo.

The town of Whitehall has an active recreation department and manages 30 different parks, including the unique Ironton Rail-Trail. There are many township groups, including Historical Preservation, Garden and Beautification, aerobics, swimming, Zumba, and hiking. Much of the local shopping can be found minutes away down Route 145.

Arbours at Hearthstone - Quakertown

Low $200s - High $200s

Also on the smaller side, Arbours at Hearthstone will have 133 new and resale attached homes when completed.

Quakertown is in Bucks County, about 20 miles south of Allentown and 50 miles from Philadelphia. Originally settled by Quakers, this historic town boasts picturesque countryside and small-town charm. It has a reputation for excellent antiquing, quaint shops, and outstanding restaurants.

This 55+ community offers three townhome models ranging from 1,565 to 2,100 square feet with two to three bedrooms, one-and-a-half to two-and-a-half baths, and attached two-car garages. Upgrades include porches, great room extensions, triple tray ceilings, and second-floor laundry rooms.

A private clubhouse features a fitness room, game room, and a catering kitchen, and there are also walking and bicycling trails just outside of this neighborhood. A homeowners’ association fee provides for snow and trash removal, plus common area maintenance and landscaping.

The Fields at Indian Creek - Emmaus

High $200s - High $300s

The Fields at Indian Creek is a gated property on 79 acres dotted with walking & biking trails, ponds, its own fishing lake, and natural space. Plans call for 218 new and resale, single-family homes.

There are 11 models to choose from, sized from 1,493 to 2,332 square feet. They come with one to three bedrooms, two bathrooms, and attached garages. The flexible floor plans feature porches, breakfast nooks, large master bedrooms, courtyards, great rooms, and top-of-the-line kitchen and bathroom fixtures.

A community clubhouse is also in the works, and it will have an outdoor pool, pickleball, bocce, plus a fitness center and activity rooms.

The Fields at Indian Creek’s convenient locale puts it close to Emmaus Community Park and the Route 29 corridor, where you can find Weis Markets, dozens of restaurants, and bakeries. It is about 10 minutes from Lehigh Valley Hospital and even closer to the Lehigh Valley Country Club.
