Whether it’s being close to the Big Apple or being near the ocean, New York real estate presents affordable opportunities for active adults to live their lives to the fullest. Naturally, most people think of New York City first when NY is mentioned, but there’s so much more to the Empire State than that. In fact, many city residents head out of town most weekends to spend their leisure time in surrounding areas like Long Island and Carmel.

Aside from the stunning scenery and tons of golf courses (“Golf Digest” ranks Long Island’s Shinnecock Hills as number one in the state) that these areas offer, there are top-performing medical organizations such as St. Francis in Roslyn and Putnam Hospital in Yorktown Heights. Another bonus: NY doesn’t tax social security or civil service, local, or military pensions.

Here are four retirement communities in New York State with homes for sale under $150k.

Greenwood VillageManorville, NY

Below $100k – Mid $100s

Greenwood Village is a gated, established retirement community that offers 512 resale attached and single-family homes. It’s located in Manorville on East Long Island in Suffolk County. This area boasts an abundance of natural beauty with nature preserves, golf courses, farms, and miles of gorgeous beaches.

This 55+ neighborhood was designed as a land-lease community, and although homeowners pay additional monthly charges for their land, the real estate prices are budget-friendly. Most of the homes here are single-family properties, ranging from 900 to 1,300 square feet with one to three bedrooms, one to two bathrooms, and attached one-car garages. Some also feature basements, granite kitchen countertops, hardwood floors, and Florida rooms. The attached homes are sized at around 1,100 square feet with two bedrooms, one bathroom, and attached one-car garages.

The long list of amenities starts at Greenwood’s vibrant clubhouse. Here, you’ll find a refreshing outdoor pool, an exercise room, a woodshop, activity rooms, a catering kitchen, and a great room. There are also tennis and bocce courts, BBQ and picnic areas, a community bus, RV parking, and walking and biking trails on the scenic property. Popular group activities include the Seniors Club, woodworking, card games, and shuffleboard.

Jefferson VillageYorktown Heights, NY

Mid $100s – Low $500s

Yorktown Heights is in the Hudson Valley region, about two hours north of Long Island and less than 15 miles east of the Hudson River. Homeowners here can make the easy drive (under 15 miles) to visit landmarks near the river like Bear Mountain State Park, Fort Montgomery, and the historic town of Peekskill. There’s also a shopping mall right across the street.

Leisure VillageRidge, NY

One of the best things about living in Leisure Village is the availability of both on- and off-site recreational opportunities. Also in Suffolk County, the town of Ridge is less than five miles from the shores of the Long Island Sound. It’s also close to several parks and forests, including Rocky Point State Forest and Brookhaven State Park.

This established active adult community has 1,500 resale attached homes in 11 models. These cozy homes offer one to two bedrooms and bathrooms as well as garages or street parking. A monthly homeowners’ association (HOA) fee provides for lawn care, exterior building maintenance, and trash and snow removal. Our final entry is Foxwood Village, which is part of the small Suffolk County town of Calverton. This highly desirable location is near Tanger Outlets Riverhead, all of the attractions along the Peconic River, and the Long Island Aquarium. It’s also less than five miles from the Sound.

Completed in 2007, this gated 55+ neighborhood has 94 resale single-family homes with seven floor plans. These range from 1,344 to 1,800 square feet with two to three bedrooms, two bathrooms, a basement, and an attached one-car garage.

Foxwood’s lovely grounds feature manicured lawns, tree-lined streets, scenic ponds, and plenty of natural space. There’s a community clubhouse for residents, and you can find them relaxing at the heated outdoor pool, attending events in the ballroom or multipurpose room, working out in the exercise room, or playing bocce ball and table tennis.
