Active adults seeking a new construction home should consider these Phoenix area communities.

If you’re looking for a more modern house or condo for your Arizona retirement, there are a large number of Phoenix area communities offering new construction homes. These include some of the original active adult communities in and around Phoenix where new construction homes are still being added as well as the more recent communities that are still being built.

Other options to think about include whether you want to live in a large community with a few thousand homes and more facilities or a smaller community with under 100 homes and probably (but not always) less in the way of amenities. Communities offering new construction homes in the Phoenix area also include budget-friendly homes for sale as well as homes at the more expensive end of the price range.

Communities with new construction homes are located all over the Greater Phoenix Metropolitan Area, so you can decide whether you want to live closer to the city center, or further out on the edges of the urban landscape near the deserts and mountains.

Tonto Verde – Rio Verde, AZ

Tonto Verde is a 55+ gated community with 717 new attached and single-family homes. It’s a new development, adjacent to the original Rio Verde active adult community. It’s about an hour’s drive northeast of Downtown Phoenix, on the very edge of the urban area. It’s the perfect place for those who want to be close to Arizona’s desert and mountains because the 21,000-acre McDowell Mountain Regional Park is just a few minutes away.

This is very much a golfing community as its amenities include two 18-hole golf courses with a pro shop. There are also several eateries, a heated outdoor pool and spa, scenic lakes, hiking and biking trails, a 26,000-square-foot clubhouse, a fitness center, and a library. There are also numerous clubs, groups, classes, and activities for members to participate in.

There are several models at Tonto Verde for buyers to choose from. Townhomes range from about 1,400 to just over 2,400 square feet with two to three bedrooms, two to three bathrooms, and an attached garage. The single-family homes have from about 2,000 to 4,000 square feet and provide two to four bedrooms, two to three bathrooms, and an attached garage.

Ovation at Meridian – Queen Creek, AZ

Ovation at Meridian is a new gated community for the 55+ active adult. Construction began in 2017, so currently, there are only new homes for sale. There will be 770 single-family homes in all, upon completion. The community is located in the fast-growing town of Queen Creek which houses a population of over 40,000 at the southeast end of the urban area. Downtown Phoenix is about a 50-minute drive away, and the 10,000-acre San Tan Mountain Regional Park is only about a 20-minute drive away.

Amenities here include a 13,500-square-foot clubhouse, an exercise room with a yoga studio, a craft room, an outdoor pool and spa, and courts for bocce, pickleball, and tennis. There are several models to choose from. The smallest homes are 1,461 square feet with two bedrooms, two bathrooms, and a two-car garage. The different configurations go up to 2,499 square feet, with two bedrooms, two-and-a-half bathrooms, and a three-car garage.

Victory at Verrado – Buckeye, AZ

Work on Victory at Verrado began in 2015 and is ongoing. Located in Buckeye, the community consists of 3,500 single-family homes for the 55+ active adult. This growing city of about 75,000 people is at the western edge of the Phoenix Metropolitan Area. It’s about 30 miles west of Downtown Phoenix, but only a few miles from both the 30,000-acre White Tank Mountain Regional Park and the Skyline Regional Park.

There are some unusual amenities in this community, including its own vineyard and an olive grove. There’s also a bar and restaurant, making use of the community-grown produce. Other facilities include a 35,000-square-foot clubhouse, an outdoor whirlpool spa, three pools plus a lap pool, a fitness center, an arts and crafts studio, and courts for both tennis and pickleball.

There’s a wide range of models available in this community. The smallest is 1,222 square feet with two bedrooms, two bathrooms, and a two-car garage. The largest homes have a generous 3,500 square feet, three bedrooms, a den, three-and-a-half bathrooms, and a three-car garage.
