South Carolina is one of the most popular retirement destinations in the southeast for many reasons. From its warm climate and scenic shorelines to the countless championship golf courses, there are many perks to living in the Palmetto State, so it’s no surprise that there are many active adult communities to choose from. However, there are several communities that stand above the rest and continue to attract new residents.

Here are the four best-selling 55+ communities in South Carolina:

1. Carolina OrchardsFort Mill, SC

High $200s – Mid $500s

Situated in the up and coming town of Fort Mill less than a 30-minute drive from Uptown Charlotte, the Carolina Orchards community is close enough to allow easy access to the city’s attractions while also being far enough away to avoid any hassles that come along with living in a city.

This age-restricted neighborhood was originally built in 2015 and will feature 722 single-family homes upon completion. Carolina Orchards offers three home collections, ranging from 1,234 to 2,565 square feet. Plans can have between two to three bedrooms, a den, and two to two-and-a-half bathrooms.

Amenities within the community include a clubhouse, a fitness center, an aerobics and dance studio, meeting rooms, and an indoor pool. Outdoors, residents will find a pool, a pavilion, tennis courts, pickleball courts, a dog park, and community gardening plots. Additionally, residents have the option of joining an organized club or interest group, such as gardening, swimming, or tennis.

2. Del Webb at Grande Dunes Myrtle BeachMyrtle Beach, SC

Located in the larger master-planned community of Grand Dunes, Del Webb at Grande Dunes Myrtle Beach will consist of a mixture of 524 single-family and attached homes—available both new and resale.

Homebuyers will have three home collections to consider for single-family floor plans. Homes within those collections range from 1,656 to 2,656 square feet and can have up to five bedrooms, four bathrooms, and a two-car garage. There’s one attached home collection featuring two floor plans that range from 1,478 to 1,520 square feet with two to three bedrooms, two bathrooms, and a two-car garage.

Del Webb at Myrtle Beach’s long list of amenities includes access to two 18-hole golf courses, two clubhouses, indoor and outdoor pools, on-site restaurants, a ballroom, a fitness center, several athletic courts, walking and biking trails, plus parks and natural space.

3. Latitude Margaritaville Hilton HeadHardeeville, SC

Active adults who want to feel as though they’re on a permanent vacation during retirement should consider the new, best-selling Latitude Margaritaville Hilton Head community. Not only is the development located near some of Hilton Head’s best beaches, but residents may not want to leave with so many impressive amenities on the property.

Final plans for Latitude Margaritaville Hilton Head’s resort-style amenities include a town center, a town square, an expansive on-site retail center, a fitness center, a pet spa, a ballroom and theater, a business center, multiple pools, and a private beach area.

Along with the many amenities and perks residents will enjoy as homeowners in Latitude, they’ll also have a wide variety of styles and designs to choose from when it comes to the look and feel of their homes. The community’s three home collections offer two to three bedrooms, two to three-and-a-half bathrooms, and two- or three-car garages.

4. Sun City Hilton HeadBluffton, SC

As the largest active adult community in South Carolina, it’s no surprise that Sun City Hilton Head is also one of the best-selling 50+ communities in the Palmetto State. Consisting of a combination of more than 8,000 single-family and attached homes, Sun City Hilton Head offers close to 20 home collections with dozens of floor plans that range from 1,039 to 2,948 square feet. Floor plans include two to three bedrooms, two to three-and-a-half bathrooms, and two- to three-car garages.

Sun City’s list of amenities is expansive, including a 45-acre town center, on-site restaurants and grilles, several pools, a top-notch fitness center, a 17,000-square-foot social hall, a grand ballroom, more than 36 athletic courts, three 18-hole golf courses, and a 20-acre fishing lake.
