55places.com has added 22 new 55+ and active adult communities across 15 states: Colorado, Connecticut, Delaware, Florida, Georgia, Indiana, Kentucky, New York, North Carolina, Pennsylvania, South Carolina, Tennessee, Texas, Utah, and Wisconsin. For-sale prices run from the mid $300ks at Four Seasons at Wylder in Port St. Lucie, Florida, to the low $2Ms at Cliffs of Snow Canyon in St. George, Utah. Rentals start in the $1,200s in Katy, Texas.

The active adult market keeps moving, and so does the 55places.com inventory. This month reaches into corners of the map the list does not always touch, with a nine-home gated enclave in Fairfield County, a river town on the Wisconsin bluffs, and four new communities in the red rock country around St. George, Utah.

Below, new communities are organized by “for sale” and “for rent,” then broken down by state and area, so you can get to what’s relevant without sorting through the rest.

Colorado

Colorado makes a rare appearance with a 700-home Toll Brothers community taking shape between Boulder and Denver in the Front Range corridor.

Regency at NorthSkye – Erie, CO

Mid $700ks – High $1Ms

Regency at NorthSkye is a 55+ community coming to Erie, Colorado, in a town split between Boulder and Weld counties. Toll Brothers began construction in 2026, with plans for 700 homes across four collections, all single-story. The Elevate Collection covers attached duet homes from 1,495 to 1,789 square feet, the Terrain Collection runs from 1,867 to 2,113 square feet, the Peak Collection reaches 2,526 square feet, and the Pinnacle Collection tops out at 3,149 square feet with up to a four-car garage.

The clubhouse will hold indoor and outdoor pools, a spa, a fitness center, a cafe, and a golf simulator room, with a putting green, an event lawn, and pickleball courts outside. A lifestyle director will coordinate programming. Rocky Mountain National Park is roughly 50 miles northwest, Summit County ski resorts are about 90 minutes out via Interstate 70, and Denver International Airport is approximately 30 miles southeast.

Connecticut

Connecticut contributes the smallest and most detailed community on this month’s list, a nine-home gated enclave in the wooded northern reaches of the Stamford area.

The Cottages at Wire Mill – Stamford, CT

The Cottages at Wire Mill is a gated 55+ community of nine new-construction homes in North Stamford, Connecticut, presented by The Metalios Team at Houlihan Lawrence. Construction is scheduled to begin in the summer of 2026 with completion estimated for January 2028. Each two-story home offers 3,244 square feet, expanding to roughly 5,500 square feet of total usable space, with three bedrooms and three-and-a-half bathrooms.

The defining feature is a dual primary suite layout, one on each floor, which lets residents keep daily life on the main level and reserve the upstairs for guests. Thermador appliances, white oak floors, a three-season sun room, 36-inch universal-design doors, a radiant-heated garage floor, and a heated paver driveway with electric snow-melt come standard, and every home is generator-ready. The Merritt Parkway and Metro-North rail are minutes away, Greenwich is a few miles southwest, and New York City is roughly an hour out.

Delaware

Delaware’s addition puts single-family homes a few miles inland from the Atlantic in Sussex County, where no state sales tax and low property taxes do real work on a retirement budget.

Sundance Club – Frankford, DE

Sundance Club is a 55+ community of 180 single-family homes in Frankford, Delaware, minutes from the state’s beaches. Schell Brothers began construction in 2026, with nine floor plans ranging from 1,411 to 3,338 heated square feet and two to seven bedrooms, and select lots can accommodate an RV garage. A clubhouse, a pool, pickleball courts, a community garden, and a dog park cover the essentials without an oversized amenity campus to maintain.

The homeowners’ association (HOA) handles on-lot mowing, irrigation, trash and recycling, common area landscaping, and snow removal on main roads. Bethany Beach is a few miles east, Ocean View and Millville cover daily errands, Rehoboth Beach and Tanger Outlets are about 12 miles north, and Beebe Healthcare anchors regional care from nearby Lewes.

Florida

Florida lands the month’s most accessible for-sale pricing on the Treasure Coast, where a gated K. Hovnanian community sits inside a master plan with a Jim Furyk signature golf course.

Four Seasons at Wylder – Port St. Lucie, FL

K. Hovnanian’s Four Seasons at Wylder is a gated 55+ community of single-family homes and villas inside the master-planned Wylder development in Port St. Lucie, Florida. Construction began in 2025, with 298 homes planned across three collections. The Villas Collection offers attached single-story homes up to 1,572 square feet, the Pines Collection sits on 50-foot home sites from 1,852 to 2,163 square feet, and the Oaks Collection sits on 60-foot home sites from 2,375 to 3,012 square feet.

The Audubon Club anchors the amenities with a fitness center, an aerobics studio, a game room, a catering kitchen, and a screened veranda, with a pool and Jacuzzi, cabanas, a barefoot bar, a fire pit, and pickleball and tennis courts outside. A lifestyle director keeps the calendar full, Glynlea Country Club and its Jim Furyk Signature Golf Course sit within the Wylder master plan, and Hutchinson Island’s undeveloped beachfront is about 20 miles east.

Indiana

Indiana brings Epcon’s courtyard home designs to Northwest Indiana, in a 37-home community wrapped in preserved woodland.

The Courtyards at The Brooks is a 55+ community of 37 single-level homes in Valparaiso, Indiana, built by South Shore Communities using Epcon’s signature courtyard designs. Construction began in 2026 inside the larger Brooks at Vale Park development. Four floor plans range from 1,420 square feet in the Capri to 3,001 square feet in the Promenade, and every home is built around a private outdoor courtyard.

A centrally located clubhouse and a zero-entry pool serve the community, while the surrounding development adds more than 50 acres of preserved greenspace, over three miles of walking trails, and a native butterfly garden. Exterior maintenance, including mowing, raking, and snow removal, is handled for residents. Northwestern Medicine Porter Regional Hospital is nearby, Valparaiso University adds concerts and NCAA athletics, and Indiana Dunes National Park is 20 miles north.

Kentucky

Kentucky joins the list with a small, finished neighborhood south of Lexington, where buyers can shop both new construction and resale.

Ashgrove Woods – Nicholasville, KY

Ashgrove Woods is a 55+ community of 60 single-family homes in Nicholasville, Kentucky, in Jessamine County just south of Lexington. Wright Home Designs broke ground in 2015 and wrapped up construction in early 2026. Because the neighborhood took shape gradually over more than a decade, homebuyers can find new and resale homes, rather than a single builder-grade product released all at once.

The HOA covers lawn care, and the community is not gated. Saint Joseph Jessamine handles local care, Lake Mingo Park adds a nine-hole disc golf course and fishing access, Riney B Park has a splash park, and Thoroughbred Golf Club is a public 18-hole course on the north side of town. Downtown Lexington is about 12 miles away, and Blue Grass Airport is roughly 14 miles from home.

New York

New York returns with 36 luxury townhomes in Rockland County, about 40 minutes from Midtown Manhattan by rail or car.

Regency at Pearl River – Pearl River, NY

Regency at Pearl River is a 55+ community of 36 two-story luxury townhomes in Pearl River, New York, a hamlet in the Town of Orangetown. Toll Brothers began construction in 2026, with three carriage-style floor plans: the Endicott from 2,021 square feet, the Maycomb from 2,252 square feet, and the Catamount from 2,496 square feet.

All three include two bedrooms, two-and-a-half bathrooms, a two-car garage, a first-floor primary suite, and a first-floor flex room suited to a home office, with an optional fireplace and finished basement available. Pickleball courts and walking trails serve the community, and the HOA handles exterior upkeep. Harriman State Park and its 200 miles of trails are about 20 miles northwest, the Hudson River and the Palisades are minutes away, and New York City is roughly 40 minutes out via the NJ Transit Main and Bergen County Line or the Palisades Interstate Parkway.

Pennsylvania

Pennsylvania adds a 317-home Toll Brothers community in Chester County, with a wellness suite that goes well beyond the usual fitness room.

Regency at Valley Creek – Exton, PA

Regency at Valley Creek is a 55+ community in Exton, Pennsylvania, set among 700 acres of preserved greenspace in Chester County. South Carolina

South Carolina’s for-sale addition sits just below the North Carolina line, close enough to put Uptown Charlotte within 20 miles.

Brook Run – Fort Mill, SC

Brook Run is a 55+ community in Fort Mill, South Carolina, in York County just south of the state line. DRB Homes began construction in 2026, with 240 homes planned across two home types. The single-family collection ranges from 1,645 to 2,827 square feet with two to three bedrooms and a two-car garage, all with main-level living and open-concept layouts, and plan names include the Curator, the Enthusiast, the Virtuoso, and the Adventurer. A villa collection adds a more compact, low-maintenance option.

Lake Wylie is minutes away, the 2,100-acre Anne Springs Close Greenway offers more than 40 miles of trails in town, and Charlotte Douglas International Airport is approximately 25 miles from the community.

Tennessee

Cole West began construction in 2026, with 217 homes planned across nine single-story floor plans ranging from 1,630 to 3,150 square feet, with three to five bedrooms and two- to four-car garages. Optional guest suites, courtyards, flex rooms, and expanded garages let buyers adjust the footprint, and finishes are selected through Cole West’s planning process.

Zion National Park is approximately 25 miles northeast via State Route 9, Sand Hollow Reservoir is nearby for boating and paddleboarding, and St. George and its regional airport are about 15 miles west.

Cliffs of Snow Canyon – St. George, UT

Cliffs of Snow Canyon carries the highest pricing on this month’s list. Brian Geer Construction began the community in 2012 in the Entrada at Snow Canyon area near Ivins, minutes from St. George, Utah, and it now totals 200 homes. The setting is the selling point: The community sits on the edge of Snow Canyon State Park, known for red rock canyon walls, petrified sand dunes, and lava-tube trails. Entrada at Snow Canyon Country Club sits along the same stretch of road, Ancestor Square in Downtown St. George covers dining and shopping, and St. George Regional Airport offers direct flights to Salt Lake City, Phoenix, Denver, Los Angeles, and Dallas/Fort Worth.

Solis – Washington, UT
