Upper-level residences have covered entries and private elevators, while lower-level units have full basements.

Resort-style amenities include a modern clubhouse with multipurpose rooms, a fitness center, indoor and outdoor pools, an outdoor spa, and a tennis court. There’s even a playground for your grandchildren. For a day out, homeowners can head into Downtown Northport, a historic maritime village with waterfront parks, a town dock and harbor, and 19th-century houses.

Kensington EstatesWoodbury, NY

Low $1Ms – High $1Ms

Also under construction, Kensington Estates is a gated 55+ community being built by Triangle Equities in the Oyster Bay area. It’s slated for 80 new attached homes on a six-acre property that’s complemented by abundant greenspace.

Homebuyers can choose from five tastefully designed floor plans ranging from 1,569 to 2,662 square feet with two or three bedrooms and two to three-and-a-half bathrooms. Features include basements, oversized walk-in closets, garden tubs, lofts, vaulted ceilings, and private elevators. Kensington’s private clubhouse has its own fitness center and yoga studio as well as multipurpose rooms, tennis courts, and an outdoor pool and patio.

This exceptional neighborhood is also close to the Jericho Turnpike, and whether you drive east or west, you’ll run into shopping centers, grocery stores, banks, pharmacies, and restaurants. Nearby medical facilities include Syosset Hospital and Long Island Jewish Medical Center. There are many opportunities to enjoy the great outdoors at Stillwell Wood Preserve and West Hills County Park (the latter has a dog run), and Cold Spring and Crest Hollow country clubs are both nearby.

Harbor View EstatesCopiague, NY

Closer to the South Shore, Harbor View Estates is a welcoming active adult community that appeals to discerning homebuyers who prefer smaller neighborhoods and low-key lifestyles. The property is being developed by AJG, and it will have 40 homes when work is completed.

The townhomes offer 2,400 square feet, two bedrooms, three bathrooms, gourmet kitchens, hardwood floors, stainless steel appliances, and attached one-car garages. These well-appointed homes also have patios and balconies facing the water. The 1,200-square-foot condos offer one bedroom, two bathrooms, living rooms, dining rooms, dens, gourmet kitchens, and private elevators in the buildings.

For a smaller community, Harbor View Estates has a very nice clubhouse, with a recreation room, a gym room, and a library. Residents also have use of a bocce ball court, a bar area, and a private dock. Another perk of living here is the shopping center within walking distance—on nice days, you can pop over to the market or grab a bite to eat at any of the three restaurants.

Harbor View is also only minutes from Oyster Bay, and this part of the island is filled with marinas as well as outdoor recreation areas like Jones Beach and Massapequa Preserve. Local hospitals include St. Joseph’s and Northwell Health.
