Trilogy® Orlando in Groveland, Florida is a 55+ active adult community situated 30 miles west of Orlando. This community features numerous amenities and a low-maintenance lifestyle provided by a homeowners' association (HOA). This gated community is comprised of 1,500 energy-efficient single-family residences. Streets are pedestrian-friendly with well-lit sidewalks. Trilogy® Orlando Amenities

The main attraction at Trilogy® Orlando is Magnolia House, a 57,000 square-foot resort-style clubhouse that houses the majority of amenities.

The Athletic Club, the community's fitness center, includes state-of-the-art treadmills, elliptical trainers, stationary bikes, and weight-training machines. Residents also have access to fitness trainers, an aerobics studio, exercise classes, circuit training, and an indoor pool.

The Magnolia House also has the Explorations Connection Lounge, an internet cafe with free computer and WiFi access, and The Grille, which is a full restaurant and bar. The Crow’s Nest is a sports lounge that features billiards, a flat-screen TV, and a full-scale golf simulator. For residents with a creative streak, The Artisan Studio is available with set-ups ready for paint, pottery, scrapbooking, and more.

Other amenities include the Four Suits card room and a poker room named "The Office". Emma's Culinary Garden is a demonstration and catering kitchen with a dining room and working garden where professional and home chefs can meet, learn, and cook.

The amenities outside of Magnolia House include tennis, pickleball, and bocce ball courts. Residents can take a dip in the resort-style pool and whirlpool spa. Surrounding the pool is a spacious patio with chaise lounges and shaded areas.

Trilogy® Orlando Homes & Real Estate

Levitt & Sons began development of Trilogy® Orlando in 2005 and has now constructed 238 single-family homes. In 2010, Shea Homes acquired the community with plans to bring the total number of residences to 1,500. Currently, the community features eight collections and nearly 40 floor plans, providing plenty of options for buyers in search of homes for sale in Groveland, FL. All homes at Trilogy® Orlando have the option to add partial solar power, and homes can also be upgraded to full solar power.

The Groves and Lakes collections were designed by Levitt & Sons. Floor plans range from 1,256 to 2,930 square feet with two to four bedrooms, two to three bathrooms, and attached two- to three-car garages.

The Floral Collection was introduced by Shea Homes in 2012. This collection includes four models between 1,429 and 1,925 square feet with two bedrooms, two bathrooms, and an attached two-car garage. Homes may include features such as spacious floor plans, gourmet kitchens, updated appliances, expansive master suites, and the lanais that maximize square footage as well as entertainment options.

The Arbor Collection was also introduced by Shea Homes in 2012. These homes are offered on a resale basis and include six single-family homes between 2,071 and 2,710 square feet with two bedrooms, a den, two or two-and-a-half bathrooms, and attached two-and-a-half or three-car garages.

The Villa Cortile Collection are detached homes ranging from 1,305 to 1,540 square feet of living space with one or two bedrooms, two bathrooms, and an attached two-car garage. These residences feature gourmet kitchens, spacious master bedrooms, energy-efficient designs, and patio spaces.

The Reflect Collection offers three single-family models. They range from 2,157 to 2,450 square feet. They have two bedrooms, a den, two-and-a-half bathrooms, and a three-car garage. These homes are available on both a new and resale basis.

The Freedom 50 Collection features three home models ranging from 2,025 to 2,167 square feet. These single-family homes offer two to three bedrooms, two-and-a-half to three bathrooms, and attached two- to two-and-a-half-car garages.

Floor plans in the Freedom 40 Collection range from 1,631 to 2,065 square feet and have two or three bedrooms, two to two-and-a-half bathrooms, and attached two-car garages. Features in some homes include open-concept kitchens and covered lanais.

Trilogy® Orlando Lifestyle

Trilogy® Orlando HOA fees cover common area maintenance, landscaping, WiFi, cable TV, and security. Thanks to this low-maintenance lifestyle, members of the community can develop new passions or cultivate former interests with like-minded individuals. Trilogy® Orlando is home to over three dozen clubs and activities, with more added regularly.

My husband and I closed on our home November 12, 2021. Like so many others seeking the best retirement community, we found Trilogy Of Orlando in Groveland, Fla. What a great community! We searched for over three years looking at places in Arizona, Tenn, Va, Ga and Fla..We did our research and were impressed with many of the communities, but none we felt compared to the Trilogy. Our house was custom built, has solar power, front porch, enclosed lanai and a wonderful back patio. We were lucky to find that we also have no front or back neighbors. All the streets in this community have sidewalks and the neighbors are super friendly. The amenities are top notch with a 57,000 square foot clubhouse with a total build out of only 1500 homes, which means your gym and pool, etc never seem crowded. There are many clubs and activities which can keep you busy every day. From the moment you enter the community you will be impressed with the drive up to the clubhouse, with the driveway lined with oak trees and beautiful landscaping. The restaurant and the bar in the clubhouse are second to none with great food and happy hour from 2pm-to 6pm daily! The HOA dues now are 431 month but they include: Grass cutting, pest control, home security system, land line and high speed internet and cable and many homes have solar power included. Everything is top notch and kept that way by the HOA. The location is only 30 miles from Orlando/Disney. Also this part of central Florida is a real surprise with many public and private golf courses, lakes for boating and fishing and wonderful downtown communities such as Clermont, Mt Dora, and the airplane community of Tavares. While central Florida is growing, it still retains its country charm. In summation: You owe it to yourself to at least check out this community to see if it is for you//We are sure you will be pleasantly surprised by this hidden gem!

My wife and I stopped by this beautiful property on our way back to Georgia from our vacation in Orlando. We had been looking at this neighborhood on the internet along with some other retirement communities. We were very impressed with the beautiful clubhouse and amenities. The employees and owners were very friendly. The Sales person who took us on a tour of Trilogy was very nice and knowledgeable. She took her time in showing us the property and answering any questions we had. We have not purchased a home yet, but Trilogy is still our number one property to purchase our retirement home in the near future.

I came to Trilogy in May. I was very impress with
everything, the people, the homes, the clubhouse, and
amenities.
When we ate lunch in the club house everyone was so very friendly, that it made me want to live in this
community. I purchase a home in Aug.
So far my home is moving right a long, hopefully I will be in shortly.

Trilogy has a wonderful location just outside Orlando. We love the newer and modern amenities. Everything is really well done, beautifully decorated and perfectly maintained. It's a treat to live here and enjoy all the fancy amenities. It's like living in your own private gated resort!

Dropped by the community and it was truly beautiful .
Clubhouse was huge almost scary thinking about cost to maintain.
Sales person a little curt and often provided a little misinformation.
Hoa was high at 355 but to get a decent lot it was extremely expensive and made the purchase of a new home expensive.
Really nice place but after all said and done "pricey"

We are looking to buy a home within a year at an active adult community. We are not golfers and don't want to support a golf course. We loved almost everything about Trilogy Orlando: The homes were well built, the floorplans well thought out, natural gas and solar, the homeowners were friendly; out-and-about enjoying the lifestyle, pricing and monthly fees were reasonable, the agent had the perfect blend of being knowledgable, friendly and not-too-pushy. Turn-off: No public transportation or shuttles to necessities like grocery stores, drug stores or medical facilities --- We are both able to drive NOW, but our goal is to remain indepent as long as possible. Trilogy Orlando is located in a remote location; a regularly scheduled shuttle to necessities and popular destinations could extend independence by years. As much as we liked Trilogy we don't plan on buying there.

We live in Victoria Gardens a gated community in Deland where Shea has built some lovely homes.Our neighbors and myself took a ride Sunday because we heard so many nice things about this community, as this one we live in now is really becoming crowded and is not as updated as we heard Trilogy was.
When we arrived after an hour and more of traveling on severly crowded and the accident ridden I-4. We were greatly impressed by Magnolia House. As we entered the building our impression was soon squashed by the lack of Hospitality...Not one person greeted us or even acknowledged our presence. About 15 minutes later someone introduced us to one of your ambassadors and she proceeded to show us all of the amenities which I must say are all top notch except we didn't see any residents using them. A few people at the pool which was lovely. After the tour of the Magnolia House, we were asked to wait again and finally a real estate agent showed up and said that they were so busy and if we wanted to see any of the Model Homes we would have to make an appointment and drive back again. The young lady sitting in the little opening on the left never put a smile on her face and when asked a question she said she didn't know because she was new.. Needless to say we left your beautiful comminity without smiles on our faces perhaps it was catchy from your sales people. May you do well in the coming years, you have a beautiful development and remember people over 55 live for at least 55 smiles a day.
