We purchased our home in 2014 and LOVE Heritage Hills! There are definitely some lots that are better situated than others, and we were very careful in our selection. We noticed the cement plant on the hill, so we avoided lots that are nearest to it. We chose a north/south exposure to avoid the summer sun baring down on our lanai and backdoor sliders. We chose a culdesac to minimize neighborhood traffic. We are close enough to walk to the clubhouse but far enough away that we don't hear any noise from the outdoor activities. We were fortunate to find a lot that met our specifications in HH based on lessons we have learned over our years of purchasing homes in Florida. I feel for the folks who are unhappy; a poor location, or unexpected high noise levels or lights can mess things up for sure! We did our best to eliminate potential noise, heat, and light nuisances and we have fared pretty well. Wonderful neighbors, plentry to do, we are very happy here.
The community is very nice, after living here my first year. However be warned, there is a CEMEX (cement) location on the hill that starts up at all hours, usually 6 am. You will hear beeping trucks and noise that comes from loading cement trucks. At times they start even earlier. It has made me and MANY others regret moving here.
I bought a new home here last summer and have really been enjoying the community. I have lots of friends and family in this area and Orlando so I didn't want to venture to far away. The clubhouse is very nice, everything is very well maintained and I like that the association takes care of all the lawn maintenance! I am involved in a few of the clubs and volunteer to help out with various community events. I enjoy being involved in my community and meeting so many nice people. Overall it's a nice community with friendly people, great clubhouse and pretty affordable homes.
I searched far and wide for a great retirement home in Florida and finally found heaven at Heritage Hills. I absolutely LOVE it hear. From the moment you drive in, it feels like you are driving through vineyards in Tuscany. The clubhouse is brand new and top notch and there are so many things to do!
Every day I wake up to another fun day of making new friends, hanging out at the clubhouse and meetings for the various clubs I'm in (I'm currently a member of 4 clubs and I'm thinking about taking up pickleball!)
The previous review mentioned something about a sand mine nearby. I've seen what he is talking about but it's never been a bother for me since it's quiet and out of site.
If you are looking for a great 55+ community in this area, definitely check out Heritage Hills...you will be glad you did!
