Desert Vista VillageYucca Valley, CA

Low $200s – Low $300s

With only 105 planned single-family homes, Desert Vista Village offers homebuyers both new and resale homes in an intimate, beautiful 55+ community. Surrounded by stunning mountains in Yucca Valley, California, this friendly community began development in 2011, and it offers modern, stylish homes in a classic Southern California style. Situated just 30 minutes from thriving Palm Springs, Desert Vista Village offers peace, natural beauty, and serenity, with plenty of shopping and restaurants just minutes away.

This active adult community offers three home models, ranging from 1,241 to 1,501 square feet. These homes offer two bedrooms, two or two-and-a-half bathrooms, an attached two-car garage, and desirable, modern finishes such as stainless-steel appliances, granite countertops, and private courtyards. As the largest community on this list, Sun City Palm Desert desert boasts an impressive list of amenities and a large variety of home styles and sizes to choose from. As one of the first active adult communities in Palm Desert, Sun City Palm Desert set a high standard for age-restricted communities that continues to hold up today. This sprawling community boasts 4,949 attached and single-family homes, and on-site RV parking is an added perk.

Spanning 1,600 acres, Sun City Palm Desert was built between 1992 and 2003 by renowned builder Del Webb. Homebuyers have a choice between 40 distinct floor plans in a variety of sizes, styles, and prices. All homes in this community are on one level, with two-car garages and room for golf cart storage. Homes at Sun City Palm Desert range from 1,000 square-foot, one-bedroom homes to 3,200 square-foot, three-bedroom homes.

The impressive resort-like amenities at Sun City Palm Springs are staggering. This gated community boasts three clubhouses, three fitness centers, multiple game rooms, studios, cafes, and even a few indoor lap pools. Mid $200s – Mid $500s

Terra Lago is the only non-age-restricted community on this list, meaning that people of all ages can enjoy living in this beautiful, gated community. Built between 2005 and 2012, Terra Lago is comprised of 639 new and resale homes. With both attached and single-family homes for sale, homebuyers have a variety of floor plans and sizes to choose from.

Located in the heart of the sunny Coachella Valley, Terra Lago rests on 356 acres, and it’s adjacent to both the Golf Club at Terra Lago and Shadow Mountain. This relaxed community is centered around a 20-acre lake, which residents use for small boating, paddleboarding or kayaking. Adjacent to the lake is a 10,000-square-foot clubhouse, called Villa Terra Lago. Inside, residents have access to a state-of-the-art fitness center, billiards rooms, a ballroom, a catering kitchen, and table tennis. Outdoors, residents can enjoy an outdoor pool and spa, on-site RV parking, and a wading pool and playground that are perfect for visiting grandchildren.

Terra Lago is comprised of five distinctive neighborhoods designed by four builders. Many of these homes were built with active adults in mind, offering first-floor master bedrooms, open layouts, and other desirable features. Home sizes range from 1,637 to 3,120 square feet with three to five bedrooms, two to three bathrooms, and two- to four-car garages. Many homes feature beautiful views of the lake or golf course.
