New construction condos and single-family homes in Jacksonville can be found at a variety of price points with amenities ranging from resort-style pools to natural preserves to waterfront living. Del Webb eTownJacksonville, FL

Mid $200s – Low $300s

For a truly modern lifestyle that’s low-maintenance and easily connected, buyers may want to consider Del Webb eTown, which is close to downtown and just 15 minutes from the beach. This is one of the first 55+ communities to be pre-wired for smart technology features.

Imagine syncing your phone and tablet to the functions of your home. Residents will be able to turn on lights, appliances, security systems, and cooling with a simple swipe on their cell phone. There’s also an 8,000-square-foot clubhouse with amenities such as a fitness center, pickleball courts, and a resort-style pool and spa.

Buyers can choose from 14 models with floor plans ranging from 1,343 to 3,361 square feet. These models offer two and five bedrooms and two and four bathrooms. All properties come with an attached two-car garage, and some have extra space to park a golf cart or a motorcycle. Features can include screened patios and lanais, loft space, and lake or fountain views.

Freedom at Arbor MillJacksonville, FL

Mid $200s – High $200s

The new construction homes at Freedom at Arbor Mill are low-maintenance and reasonably priced. Part of the larger Oakleaf Plantation development and close to Oakleaf Town Center as well as popular golf courses, Freedom at Arbor Mill is an intimate 55+ community with only 155 properties planned.

The amenities are still under construction, but they will include a clubhouse, an exercise room, a pool, a patio, and pickleball as well as bocce ball. Residents can enjoy the dog park and the scenery around the community, which includes ponds and native plants.

Five new construction models are available. The single-family homes have 1,585 to 2,003 square feet, and all floor plans have three bedrooms and two bathrooms while most have dens. The Clifton is a two-bedroom home, but it includes an extra space that can be used as a den, an office, or a third bedroom. There’s an attached two-car garage with each new home. Standard features include walk-in closets and granite counters in the kitchens.

WaterSong at RiverTownSt Johns, FL

Low $200s – High $200s

For access to the water, buyers seeking Jacksonville homes for sale will want to check out WaterSong at RiverTown. These new construction homes are in a 55+ community that’s part of the larger RiverTown master-planned development. Residents have access to a fishing pier, a kayak launch, and boardwalks that are perfect for bird and wildlife watching. Residents also enjoy the RiverHouse Amenity Complex, which includes a clubhouse, a fitness center, a yoga studio, pools, and tennis courts. Also, there are nature trails to explore and a waterfront cafe to enjoy.

Brand new and customizable single-family homes and attached villas are available for purchase, and there will be 800 properties once construction is complete. Jacksonville is just 20 miles north, and there are plenty of places for recreation and fun along the St. Johns River. The nearby Twelve Mile Swamp is great for biking, hiking, or gazing at wildflowers.

Artisan LakesPonte Vedra, FL

High $300s – Low $500s

Close to Jacksonville and the beach, Artisan Lakes in Ponte Vedra provides spacious new construction homes in an amenity-rich 55+ community for buyers who want a low maintenance lifestyle in an ideal setting. There are 196 single-family homes planned for Artisan Lakes, which is part of the larger Nocatee master-planned neighborhood.

The clubhouse includes a fitness center and a demonstration kitchen. Outside, there’s a zero-entry pool, a putting green, and courts for pickleball, tennis, and bocce ball.

Homes are available in several collections, offering a diverse set of floor plans and models. Most homes will be between 1,755 and 2,839 square feet with two to four bedrooms and two or three bathrooms as well as an attached two-car garage. The Executive Collection allows buyers to think even bigger and create a custom home with more space and extra features. Courtyards, large kitchens, and formal dining rooms are available for some homes, as well as optional second story spaces.

Villages of SeloySt. Augustine, FL

This 55+ community is in Saint Augustine, where there’s tons of history, culture, and great places to eat. The beaches are also lovely, and Villages of Seloy is close to several great golf courses.
