Located on historic farmland with rolling hills and scenic pastures, Fearrington Village is a large community of over a dozen neighborhoods. The established development was originally built in 1975 and continues to expand. Once it’s completed, Fearrington Village will feature a total of 1,400 attached townhomes and single-family homes.

While there are several floor plans for homebuyers to consider, they can further customize their new construction homes at the on-site design center. Many of the available designs offer features like granite tile counters and walk-in tile showers, formal living spaces, courtyards, and screened porches for homeowners to entertain guests.

There are several on-site amenities for homeowners, including a charming bookstore, a shopping boutique, a number of restaurants and a cafe, a bank, and a luxury spa. There’s even a farmers market on the property. The community’s 20,000-square-foot Center for Living provides residents with everything they may need to workout and stay in shape, but there are also walking trails spread throughout the development for those who prefer to exercise outdoors.

Residents who like to stay active and social can join the private Fearrington Swim & Croquet Club, where they’ll have access to a swimming pool, a whirlpool spa, and a croquet lawn. The club also offers members a variety of social activities, including swim and aerobics classes.

Del Webb Carolina Gardens – Fuquay-Varina, NC

Del Webb Carolina Gardens is another community to consider if you’re interested in new homes in Raleigh, NC. The age-restricted neighborhood is an up-and-coming development by Del Webb that will feature 800 single-family homes upon final completion.

There are 11 distinct floor plans that range from 1,284 to 2,710 square feet and have two to four bedrooms, two to three-and-a-half bathrooms, as well as attached two- or three-car garages. Most layouts feature spacious kitchens with islands and stainless steel appliances, walk-in showers, and flex spaces that can be used as a home office or an additional bedroom.

Homeowners will appreciate the community’s homeowners’ association (HOA) which not only takes care of all lawn care and common area maintenance, but also handles exterior upkeep and snow removal. This really comes in handy on those rare occasions when the Tar Heel State gets a winter storm.

Del Webb Carolina Gardens offers residents a wide variety of resort-style amenities, including a 25,000-square-foot amenity center that’s home to fitness rooms and studios, an indoor pool, and a craft room. Outdoors, residents will find a pool and sundeck; bocce, tennis, and pickleball courts; a dog park; an event lawn; and well-maintained walking trails. There’s also a community garden where residents can grow their favorite fruits and vegetables.

In addition to its amenities, Del Webb Carolina Gardens also has a full-time lifestyle director that’s dedicated to coordinating organized social events and activities that range from group fitness classes to community outings.

Carolina Overlook – Clayton, NC

Carolina Overlook is a brand new active adult community that’s located within 25 miles of Downtown Raleigh. Final plans for the age-restricted Del Webb neighborhood include a total of 800 single-family homes with a variety of floor plans and prices.

Most of the development’s designs will feature flex spaces, second-floor living options, and multi-car garages. Carolina Overlook’s homeowners will have access to several desirable amenities including a clubhouse where neighbors can gather and socialize, a fitness center where residents can easily hit their fitness goals, and an indoor pool.

Fendol Farms – Durham, NC

Conveniently located within 15 minutes of Downtown Durham and 30 minutes from Downtown Raleigh, Fendol Farms is another 55+ community with new homes in Raleigh, NC. Built by Lennar Homes, the neighborhood will eventually feature a total of 500 single-family homes. Fendol Farms has three different home collections.

The Place collection boasts four distinct floor plans that range from 1,436 to 1,816 square feet and have two bedrooms, two bathrooms, and attached two-car garages. The Residence collection has three floor plans that are slightly larger, ranging from 1,816 to 2,090 square feet. These plans have two to three bedrooms, two to two-and-a-half baths, and attached two-car garages. The Manors collection boasts the largest floor plans that range from  2,041 to 3,619 square feet and have two to three bedrooms, two to two-and-a-half bathrooms, and attached two- or three-car garages.

Fendol Farms has an impressive list of amenities, which includes a clubhouse with a fitness center, multipurpose rooms, and a bar and grill patio. Outdoor amenities include a pool; bocce ball, pickleball, and tennis courts; as well as a dog park and an event lawn. Hidden Valley is another up-and-coming neighborhood with new construction homes. The development will eventually feature a total of 500 single-family homes. There are two home series for buyers to consider with layouts that range from 1,633 to 2,956 square feet. They offer two to five bedrooms, two to three-and-a-half bathrooms, and attached two-car garages.

The Expedition Series features five ranch-style floor plans that are ideal for active adults who prefer single-level living. Homes within this series will feature open layouts with gourmet kitchens, formal dining rooms, and owners suites with generously sized bathrooms and walk-in closets. Several of the floor plans also include flex spaces, patios, and garages with extra storage space and a room for storing a golf cart. Hidden Valley’s Summit Series has eight layouts for two-story homes that are ideal for active adults who like to host overnight guests or just like to have the extra space.

Homeowners have access to a number of amenities including, a clubhouse with multipurpose rooms, an outdoor swimming pool and patio, an athletic field, and a community garden that gives homeowners the opportunity to grow their own fresh veggies and herbs.
