Size matters during the homebuying process. Not only are buyers thinking about the size of the house they buy, they’re also thinking about the size of the community that house is in. Expansive, sprawling developments with multiple neighborhoods and tens of thousands of homes isn’t for everyone. Something a little more intimate can do wonders for your experience in a 55+ community. You’ll get to know your neighbors, have less traffic and crowding to deal with, and you may find a generally higher quality of life.

Here are the best small 55+ communities in Florida that we’ve identified.

Bridgewater Landing – Riverview

New construction homes are available at Bridgewater Landing in Riverview, a growing Tampasuburb, and there are only 64 of them. This 55+ community features amenities such as a clubhouse, pool, and walking path. There are 36 attached homes and 28 single-family homes.

Six models total offer between 1,545 and 1,764 square feet. Homes have two bedrooms, two bathrooms, and an attached two-car garage. Upgrades include granite counters and stainless steel appliances in the kitchen. Active adults will appreciate the single-story living in this cozy, scenic community that’s right off Interstate 75.

High Point of Boynton Beach – Boynton Beach

Below $100k – Mid $100s

Affordable and small, High Point of Boynton Beach is an excellent option for active adults who want low-maintenance living and plenty of opportunities for socializing and entertainment. This 55+ community may be on the smaller side, but there are four clubhouses and four pools with patios, ensuring residents have plenty of space to enjoy the amenities and the social events that are frequently held. Shuffleboard and bocce are also available. Condo homes are 636 to 1,160 square feet. One and two-bedroom models are available, with between one and three bathrooms. A total of 136 homes are spread out among four low-rise buildings.

 Bridge Bay at Bannon Lakes – St. Augustine

High $200s – Low $400s

St. Augustine is a historical and culturally rich part of Florida, and buyers looking for a small community will love Bridge Bay at Bannon Lakes. There are 167 homes within a master-planned community, giving residents the intimacy of an enclosed 55+ neighborhood while offering amenities and social opportunities for all ages in the greater development.

An on-site lifestyle director helps with social functions, club activities, and ongoing classes. Amenities include a clubhouse, fitness center, pool, tennis, pickleball, and a kayak launch. New construction homes are available in attached and single-family detached models. These homes have 1,547 to 1,968 square feet with two to five bedrooms and two or three bathrooms. Open floor plans and private outdoor space are special features of these homes. St. Augustine provides many opportunities for fine dining, art, golf, and beachgoing.

Vienna Square – Winter Haven

In Winter Haven, the place to be is Vienna Square, a cozy community of 181 homes that’s pet-friendly and gated. A number of amenities designed to keep residents active and socially engaged are available, including a 7,000 square-foot clubhouse with amenities like a fitness center, multipurpose rooms, ballroom, billiards room, and movie theater. There’s a pool and patio outside of the clubhouse, with a spa and tennis courts.

New and resale homes in this 55+ community are available as attached villas with 1,164 or 1,350 square feet. These models offer two bedrooms, two bathrooms, and an attached two-car garage. Single-family homes are available in eight models and have two or three bedrooms, two or three bathrooms, a den, and an attached one or two-car garage.

 Park Place – Palm Coast

High $200s – Low $300s

Only 123 single-family homes are found at Park Place in Palm Coast, but the 55+ community spreads out over 37 well-landscaped acres. Residents amenities by enjoy strolling through the scenic conservation areas and enjoying the outdoor pool, which comes with a summer kitchen and a number of cabanas. Buyers can explore homes in a dozen different models, all of them ranging from 1,477 to 2,497 square feet, with two to four bedrooms, two or two-and-a-half bathrooms, and an attached two-car garage. Open, spacious layouts include gourmet kitchens, many of which have been upgraded.
