Active adults looking for affordable retirement communities in Florida would be wise to stay out of Miami and consider areas to the north of the city on the state’s southeast coast. Broward County is an excellent option. The area around Fort Lauderdale provides some great Florida real estate that’s accessible and close to a lot of interesting opportunities for travel, recreation, dining, and fun on the Atlantic Ocean.

This region won’t burst a carefully crafted budget either. In fact, there are plenty of 55+ communities with homes priced at less than $150k. Here are a few recommendations.

Lakes of Carriage HillsTamarac, FL

Below $100k – Low $100s

At Lakes of Carriage Hills in Tamarac, active adults can select a two-bedroom, two-bathroom condo with between 990 and 1,440 square feet. There’s assigned parking, open layouts, balconies, and extra storage. The 55+ community of 520 homes is spread out over 12 three-story buildings, all with elevators. The homeowners’ association (HOA) takes care of trash removal and lawn maintenance and includes water, sewer, and basic cable.

The clubhouse is the main gathering place for community events, potlucks, game nights, and book club meetings. There’s also a swimming pool, shuffleboard, and tennis courts. The grounds include gardens and a lake.

The community is close to restaurants, shops, and grocery stores, making it easy for residents to run errands and enjoy a dinner out. There are also plenty of parks to enjoy in Tamarac, including Woodmont Natural Area, which has a boardwalk for easy viewing of the dozens of plant and bird species.

Active adult homebuyers looking for a condo community that’s a little larger might consider Wynmoor Village in Coconut Creek. With 133 mid-rise condo buildings holding more than 5,000 one- to three-bedroom units, residents can enjoy resort-style living for bargain prices. Homes are between 550 and 1,250 square feet, and each unit has a view of the golf course, the lake, or a garden.

Plenty of amenities keep residents busy at Wynmoor Village; 20 pools, 12 tennis courts, six shuffleboard courts, pickleball courts, and walking trails provide opportunities for outdoor exercise. There’s also a fitness center, a woodworking shop, and a business center.

Members of the community enjoy a busy schedule of events, club meetings, and activities. Discussion groups, painting classes, and the horseshoe club are just an example of the things that go on in the 50,000-square-foot clubhouse. For entertainment outside the community, residents can go to the Seminole Casino or enjoy any of the local cafes, restaurants, and bars.

There are also seven pools in the community, 14 tennis courts, and space for bocce, pickleball, and shuffleboard. Indoors, there’s a playhouse, a fitness center, and a library.

Condos available below $150k have one or two bedrooms and one or two bathrooms. They’re between 800 and 1,570 square feet, come with an assigned parking spot, and feature a screened patio or balcony.

Grocery stores like Publix, Aldi, and Winn Dixie are just a few minutes away, and three hospitals are in the local area. Miami is only half an hour from the community.

The south clubhouse also has a pool, a multipurpose room, and bocce ball courts. Also, Pompano Beach is right on the water, so residents can enjoy local sunny spots like North Ocean Park and the Municipal Pier.

One of the unique features of this 55+ community is that community transit is available. Residents can leave their cars at home and catch a ride into town for shopping, errands, or a restaurant meal.

Three clubhouses, three outdoor pools, shuffleboard, a fitness center, and multi-purpose rooms keep residents busy and engaged with their neighbors. Walking and biking trails provide scenic views of the lake, and the community has a garden and several ponds.

HOA fees are affordable and include lawn care, exterior maintenance, trash removal, and access to amenities. The Dania Beach Pier is a great place for fishing, and residents might also enjoy a trip to the Casino at Dania Beach.
