Maryland 55+ Communities Offering New Construction Homes

Here are a few of the many Maryland communities offering new construction homes.

This freedom can allow homebuyers to feel as if they are creating a home that is truly theirs. Communities with new construction also tend to be newer, although this isn’t always the case. Newer communities can have more modern clubhouses and common spaces, but very new communities may not have those amenities built yet.

In Maryland, 20 of the 59 active adult communities offer new homes. There is no standard “new home” community in Maryland. These 20 span the state geographically; are small, large, and medium-sized; including condo, attached, and single-family homes, and offer a variety of amenities.

Here are 5 of Maryland’s 55+ communities offering new construction homes.

The Villages at Two Rivers – Odenton

Mid $300s – Mid $500s

Located halfway between Washington, D.C. and Baltimore in Odenton, The Villages at Two Rivers offers only new single-family and attached homes.

Five different builders offer a total of 23 different models that range from two to four bedrooms and two to four baths. Prospective residents can truly create a custom home, with optional bedrooms, bathrooms, dens, or storage space.

Although nearby Odenton and Crofton provide shops, restaurants, and activities, residents enjoy resort-style amenities at The Villages at Two Rivers. The 15,000 square-foot clubhouse includes an indoor pool, fitness center, and casual and formal rooms for meeting. Outside, residents enjoy an outdoor pool and patio, tennis courts, a gazebo and walking trails, nature center, gardening plots, and lawns.

Four Seasons at Kent Island

Low $400s – Low $600s

Four Seasons at Kent Island is a brand new community offering condos and single-family homes. This community makes the dream of living on the Chesapeake Bay a reality.

Currently, single-family homes ranging from two to three bedrooms start in the low $400s, while builder K. Hovnanian is still developing plans for the waterfront condominium buildings. When completed, the community will include 162 homes, plus the Chester House clubhouse.

Residents will be able to swim in indoor and outdoor pools, workout at the fitness center, play a game of tennis or pickleball, or just enjoy the beauty of the bay on the community pier or walking trails. Kent Island offers trails for biking and walking, seafood restaurants, and plenty of parks and docks to enjoy the water.

The Harbours at Solomons Island – Dowell

Low $300s – Mid $500s

The Harbours at Solomons Island is another waterfront community offering new homes, but located in Calvert County near Solomons Island. Classic Group offers single-family and attached homes that start in the low $300s.

The two and three bedroom homes are spacious, ranging from 1,800 to 2,300 square feet. Currently, the clubhouse is still planned but not built. However, residents can enjoy the parks and natural space, kayak launch, beach area, and boat slips.

Solomons Island is just a five minute drive, where residents can enjoy gourmet seafood restaurants, dock bars, and the Calvert Marine Museum.

Ellicott’s Retreat – Ellicott City

High $200s – High $300s

Ellicott’s Retreat offers condominium living on the west side of the I-95 corridor between Washington, D.C. and Baltimore. Built by Ryan Homes, this new building includes 160 units, starting in the low $300s.

Prospective homebuyers can find low-maintenance two-bedroom, two-bath homes with open floor plans, hardwood flooring, stainless steel appliances, granite countertops and recessed lighting.

The clubhouse includes multipurpose rooms where residents can get to know each other. Located near the junction of Route 40 and Route 29, residents can drive just a few minutes to Patapsco Valley State Park, old Ellicott City, and Columbia.

Courts of Clarksburg

High $400s – High $500s

Located in northern Montgomery County, Courts of Clarksburg is a newer community offering single-family homes for homebuyers over 55. Pulte Homes currently offers new, customizable homes, and plans to build 140 houses in the community.

Prospective homebuyers can expect prices to start in the high $400s and range from two to five bedrooms. The spacious kitchens and open floor plans are great for entertaining, while the homeowners’ association takes care of outdoor space maintenance, snow removal, and trash collection.

Courts of Clarksburg is part of the Clarksburg Village master-planned community. Residents have access to the community’s clubhouses, Olympic-size pools, community gardens, and outdoor recreation spaces, as well as the Courts of Clarksburg’s neighborhood amenities, when they are completed.
