Active adults hoping to settle in the Jacksonville area will soon have another option when they’re looking for a place to call home. Pulte Homes plans to build a 55+ community in Nocatee, under their Del Webb brand.

In January 2019, Pulte Homes purchased the 22 acres of land they will use for this development from Jed Davis and the Sonoc Company for $25.7 million.

Introducing Deep Creek Landing

The new community is called Deep Creek Landing, and it will be located right off Crosswater Parkway in Nocatee. Buyers can soon shop the 320 lots planned for single-family homes.

Pulte’s Del Webb brand is known for creating desirable, resort-style 55+ communities for active adults who are retired or nearing their retirement plans. Most Del Webb communities include a diverse range of models and floor plans as well as optional upgrades such as walk-in closets, granite counters, and spacious master suites.

Del Webb is also famous for its amenities. While details have not yet been released about the planned amenities at Deep Creek Landing, it’s safe to expect there will be swimming pools, a fitness center, a clubhouse, and plenty of space for outdoor recreation such as pickleball, shuffleboard, and tennis.

All About Location: Deep Creek State Forest

This new community will be especially attractive to buyers who treasure the outdoors and enjoy the open woods and spots that boast scenic nature views. The property is just west of Deep Creek State Forest, a tract of land the public can only access by boat, canoe, or kayak.

To the east of the property that will soon become Deep Creek Landing is the Guana River Wildlife Management Area, which features some gorgeous coastal habitat, including pine flatwoods, salt marsh, and hammocks along the shoreline. Hunting, fishing, hiking, and wildlife photography are some of the most popular activities here. Visitors can also ride horseback across the property and paddle on the river.

Nocatee is in a perfect position for residents who enjoy the beach as well as the city life. Ponte Vedra Beach is just 20 miles north, where there is plenty of sand and surf as well as waterfront restaurants and shops. Play golf, book a spa appointment, or spend some time shopping in the year-round sunshine.

Deep Creek Landing will be easily accessible to Jacksonville, which is one of the fastest growing cities along the eastern seaboard. It has culture and museums, a professional football team, and several state parks. The Riverside Arts Market is a great place to meet local artists and browse the selection of fresh fruits and vegetables at the farmers market. Find it along the river in downtown Jacksonville every Saturday.

Del Webb Ponte Vedra and Nocatee

Del Webb is already making homebuyers happy in the local Nocatee community. Deep Creek Landing will join Del Webb Ponte Vedra, a 55+ community that features nearly 2,000 new and resale properties in 13 different models of single-family homes, attached villas, and condos. The sprawling community is made up of seven different villages, and the lifestyle revolves around the clubhouse. There’s a state-of-the-art fitness center as well as an aerobics studio which hosts Zumba, yoga, and dance classes. Residents have access to six tennis courts, eight pickleball courts, and space for bocce. There’s also a nature trail that winds through the property for six miles.

Nocatee’s Town Center opened in 2010, providing residents of Del Webb Ponte Vedra an opportunity to do their grocery shopping and banking. They can drop off their dry cleaning at the local cleaners, get some gas, do some shopping, and stop at one of the restaurants or cafés for a bite to eat or a drink. Residents at Deep Creek Landing will have the same services available.

Nearby Active Adult Communities

Other active adult communities are nearby, including Del Webb and Pulte properties, which can give potential buyers a chance to see the type of work these builders and brands tend to complete. There’s Sweetwater in Jacksonville, where resale homes are available in single-family home models, attached villas, and condos. Pulte Homes is also building in Saint Augustine, which is less than half an hour from the Deep Creek Landing location.

This community is called Bridge Bay at Bannon Lakes, where buyers 55+ can enjoy a smaller neighborhood with waterfront property. There’s a kayak launch, dog parks, and plenty of trails for walking and biking.
