Located in the upscale Sacramento suburb of Lincoln Hills, Sun City Lincoln Hills is an excellent choice for buyers looking for a variety of floor plans, prices, and resort-style amenities.

Built by renowned builder Del Webb between 1999 and 2008, homes in this gated community sell in a wide price range, from the high $300s to the mid $1 millions. The attached homes are situated in two-story buildings with upper and lower level units that range from 917 to 1,519 square feet. Offering one to two bedrooms, one-and-a-half to two bathrooms, and one-car garages, these low-maintenance attached homes feature open-concept floor plans, a master suite with walk-in closets, and a covered patio.

Homebuyers are spoiled for choice of amenities at Sun City Lincoln Hills, beginning with a 68,000-square-foot recreational center—Orchard Creek Lodge. Here, residents can enjoy laps in an indoor pool or leisurely swims in the two outdoor pools. A state-of-the-art fitness center and indoor walking track also keep residents moving. Featuring two to four bedrooms, one-and-a-half to three bathrooms, and a two- to three-car garage, homes in this tranquil community offer many upgrades and desirable, modern features. The homes are offered in four collections: Coastal, Caribbean, Riviera, and Martinique.

True to the low-maintenance lifestyle that living in a 55+ community provides, residents of Heritage Park enjoy more time to engage in social activities and leisure. A full-time activity director is employed to plan outings, parties, classes and events, and there are 40 clubs to choose from, including a quilting club, tennis club, wine club and card club. Charity events and fun day trips are also planned throughout the year.

Among the stellar amenities is a 25,000-square-foot clubhouse with a fitness center, aerobics room, library, theater, and indoor swimming pool. Outdoors, residents enjoy the many sunny days on the meticulously maintained grounds, boastings fountains and gazebos, along with treelined walkways woven throughout the community. Active types enjoy friendly games of tennis, basketball, and volleyball on the courts.

Mid $500s - High $600s

Versante is currently the only 55+ community in El Dorado Hills currently selling attached homes. With only 100 homes, this gated community is small, intimate, and neighborly. The low-maintenance and moderately priced homes here are a great choice for active adults looking for a smaller community offering a stress-free lifestyle.

The attached homes are offered in single-story or two-story floor plans, ranging from 1,610 to 2,259 square feet. Most homes offer two bedrooms and two bathrooms, with covered rear patios, and garages. Many of the homes also boast an abundance of windows, open kitchens, master suites with large walk-in closets, and modern finishes. Resembling cottages, the homes at Versante were designed with appealing aesthetic details, such as stucco and rock accenting. Adding to the low-maintenance lifestyle, a small monthly homeowners’ association (HOA) fee covers insurance on roof, front yard maintenance, water, sewer, and exterior painting.

This pet-friendly neighborhood offers beautiful scenery among rolling hills, and the amenities are impressive. A cozy clubhouse acts as a resident gathering space, where community members take part in planned activities or gather to socialize and play games. Inside the clubhouse, there’s a fitness room, library, full kitchen, living room, and card room. A sparkling outdoor pool and spa welcome residents outside, along with a barbecue area and patio. Although this community has no age limit, it’s perfect for retirees because it offers budget-friendly attached homes on a lush property. Spanning 88 acres, Crosswoods is comprised of 451 attached homes, which were built between 1972 and 1986. Crosswoods is located in Citrus Heights, a suburb just 20 minutes north of Sacramento with a wide variety of parks, golf clubs, and restaurants. Residents in this tranquil community enjoy the many common greenspaces and walking paths near charming Arcade Creek.

The attached homes found at Crosswoods offer between 985 and 1,948 square feet with two to four bedrooms, one to three bathrooms, and an attached two-car garage. Many of these single-story homes offer modern and desirable features such as fireplaces, granite countertops, laundry rooms, stainless steel appliances, and private outdoor patios or decks. Guest and owner parking is plentiful within the community. 

Homeowners at Crosswoods have more free time to enjoy socializing and the amenities, because the HOA takes care of yard work and maintenance, thanks to a small fee. Included in these amenities are three community pools, paved walking and biking paths, and green spaces for enjoying nature. Every home in the community is located on a cul-de-sac, so traffic is kept to a minimum. Because of the thoughtful community layout, all homes also back up to nature, with views of mature trees, forests, and lush greenery.

Plenty of diversions can be found just outside the community as well. Gamers will enjoy the nearby casino, and flower and plant aficionados will want to visit the Rusch Botanical Gardens, also located just a few minutes away. The Stock Ranch Nature Preserve is a great place to hike and enjoy nature. Daily needs such as groceries and health care are conveniently located just minutes from Crosswoods, such as Safeway, Sam’s Club, Sprouts Farmers Market, CVS, and Walgreens.

Nestled in an idyllic spot by the Sacramento River, Swallows Nest is a mid-sized community offering both attached and single-family homes. Welcoming residents of all ages, this friendly community is comprised of 266 homes in total. Swallows Nest is truly the best of both worlds, offering a quaint, small-town feel while located near big-city opportunities.

Homes at Swallows Nest were constructed between 1982 and 2001, and range from 1,166 to 2,791 square feet. Buyers can choose from homes offering two to four bedrooms, two or three bathrooms, and attached two-car garages. Buyers can expect a lot from these homes, including vaulted ceilings, open floor plans, fireplaces, tile or hardwood floors, and ceiling fans. Many of these charming homes also offer extra storage space and loft spaces overlooking great rooms. A small HOA fee covers the cost of 24-hour private security, as well as maintenance on shared common spaces and landscaping, including front yard gardening.

Several private parks and paved walking trails can be found throughout the community as well. 

Downtown Sacramento is just a four-minute drive away, where award-winning dining, boutique shopping, and cultural activities can be found. Also nearby are multiple golf courses as well as public parks and daily needs such as pharmacies, hospitals, grocery stores, and hardware stores. Just a short walk from the community is River View Marina, offering docking on the picturesque  Sacramento River.

Located about 30 minutes south of Sacramento, Emerald Village is a 55+ community with only 120 attached homes. Residents of this intimate community truly get to know one another and lookout for each other as neighbors and friends. This gated community boasts newer homes built from 2002 to 2007.

The attached homes in Emerald Village range from 772 to 1,996 square feet, so homebuyers have plenty of choice when it comes to the size they prefer. These homes have one to three bedrooms, one to two bathrooms, and an attached one- or two-car garage. Some of the high-end features in these homes include gas fireplaces, walk-in closets, skylights, and patios. 

For a smaller community, Emerald Village is big on amenities and boasts a spacious clubhouse with multipurpose spaces for socializing, card games, and parties. Outdoors a pool, patio, and spa await residents, who also have access to open greenspaces and a charming gazebo. RV and boat parking is also available to residents of the community. 

A reasonable HOA fee ensures that homeowners spend less time on home maintenance and more time enjoying their surroundings, including several restaurants, bars, and shops in town. Other nearby attractions in the area include the World of Wonders Science Museum, the San Joaquin County Historical Museum, and the California Museum. Nearby parks include Harvey Park, Meadowview Park, and Herald Community Park. Dry Creek Ranch Golf Course, Emerald Lakes Golf Course, and Bing Maloney Golf Course are available to play the afternoon away on the greens.
