With record surges in home prices throughout the country, one may not think that there are affordable homes to be found in New Jersey. It is known to have fairly expensive real estate; according to NJ.com, the average price in early 2021 was over $500k. As you head further down in the state, prices become more reasonable; in fact, you can find homes for sale under $150k in some South Jersey active adult communities. Read on to learn about a few.

Leisure Village WestManchester, NJ

Starting off we have Leisure Village West, an established, gated community of 2,692 resale attached homes located in desirable Ocean County. Residents get great value for their investment here—this retirement community has two 9-hole courses, plus three separate clubhouses on the property. There are more than 20 floor plans here, ranging from 737 to 2,013 square feet, with one to two bedrooms, one to two-and-a-half bathrooms, and either garages or nearby parking. A step outside will bring homeowners to the outdoor pool, bocce ball and shuffleboard courts, as well as lakes scattered throughout the property. There is also a community bus and plenty of group activities to partake in.

These homes were built from 1970 through 1974, and many have since been renovated. There are five models ranging from 630 to 1,690 square feet with one to two bedrooms, one to two bathrooms, and either assigned parking spots or attached one-car garages.
