With record surges in home prices throughout the country, one may not think that there are affordable homes to be found in New Jersey. It is known to have fairly expensive real estate; according to NJ.com, the average price in early 2021 was over $500k. As you head further down in the state, prices become more reasonable; in fact, you can find homes for sale under $150k in some South Jersey active adult communities. Read on to learn about a few.
Below $100k – High $200s
Starting off we have Leisure Village West, an established, gated community of 2,692 resale attached homes located in desirable Ocean County. Residents get great value for their investment here—this retirement community has two 9-hole courses, plus three separate clubhouses on the property. Also in Ocean County and close to the Jersey Shore, Crestwood Village 5 offers 1,114 resale attached and single-family homes in the town of Whiting, an unincorporated community on the western tip of Manchester Township. The amenities here include the private Hilltop Hall clubhouse, plus shuffleboard and bocce ball courts. Well-attended group activities include a book club, community dances, Mahjong, and the travel club. There is also a community bus that transports residents to local shopping spots, so you won’t have to drive as much when running errands.
This 55+ community was designed with more than 30 floor plans sized from 537 to 1,826 square feet, with one to two bedrooms and bathrooms and either assigned parking spots or attached one-car garages. Homebuyers can expect to find features like walk-in closets, three-season rooms, updated kitchens, and beautifully landscaped yards taken care of by the HOA.
Below $100k – Mid $100s
If you are looking for an affordable home near Atlantic City, The Oaks of Weymouth could be just what you had in mind. Ground-breaking on this appealing property occurred in 1984, and it currently has 625 new and resale single-family homes. Located in Atlantic County, this gated 55+ community boasts a 10,000-square-foot clubhouse that features an exclusive fitness center, outdoor pool and patio, a business center, and a spacious meeting hall. Homeowners can take advantage of the facilities and meet new friends by attending game nights, line dancing, crafting clubs, and yoga classes.
The seven well-designed floor plans range from 1,422 to 1,640 square feet, with two or three bedrooms, two bathrooms, open floor plans, and driveway parking. Some models may have dens and spacious kitchens. The monthly HOA fees provide for snow and trash removal.
The Oaks of Weymouth is close to Estell Manor Park and the Hamilton Trails Golf Course. Daily needs and retail shopping can be done at nearby outlets, as well as Walmart, Target, ShopRite, and Rite Aid. Plus, Atlantic City is about 30 minutes away.

The first entry on this list is not the only affordable Leisure Village in South Jersey. Leisure Village East is a well-established, gated 55+ community with 1,412 resale attached homes and its own 9-hole golf course. Additional perks include an 18,790-square-foot clubhouse which houses a fitness center, meeting rooms, and an auditorium. A step outside will bring homeowners to the outdoor pool, bocce ball and shuffleboard courts, as well as lakes scattered throughout the property. Many have been updated with newer kitchens and bathrooms, and the reasonable HOA fee provides for common area maintenance, snow removal, and landscaping.
This established community has a 9-hole pitch and putt golf course. Lakes and scenic trails allow residents to connect with nature without going far from home. There are also two clubhouses that provide homeowners with fitness centers, two outdoor pools, sports courts, and activity rooms. The long list of clubs includes canasta, a singles group, and ballroom dancing.
