Master-planned communities usually offer walkable amenities or town centers, and they encourage community between residents. The top master-planned communities across the country offer a number of homes and housing styles at a variety of price points. They also provide education, community services, and an active lifestyle for their residents.

While many age-restricted communities stand alone, others have the benefit of being located within a larger master-planned community. Such age-restricted communities usually have their own, age-restricted amenities while also granting residents access to the master-planned community’s amenities, including some that are great for visiting children and grandchildren.

1. The Villages – The Villages, FL

The Villages is the top-selling master-planned community in the entire United States, and it’s one of the largest active adult communities in the world. Creating its own town in Central Florida, the Villages includes over 50 golf courses, 50 recreation centers, 80 outdoor pools, three movie theaters, and more than 200 retail establishments and 120 restaurants. It also includes 70,000 new and resale homes.

Prospective residents can choose from a variety of housing styles and sizes, ranging from manufactured homes at around 1,200 square feet to site-built custom homes at upwards of 4,500 square feet. Home prices range from the mid $100s to the high $1Ms, but a two-bedroom, two-bathroom home lists in the $200s.

2. Lakewood Ranch – Lakewood Ranch, FL

Lakewood Ranch is home to two age-restricted communities, Del Webb Lakewood Ranch and Cresswind Lakewood Ranch. Both are relatively new communities, capitalizing on the success of Lakewood Ranch. The 31,000 acres that make up the master-planned community include a town center, a golf and country club, a medical center, and parks and conserved areas of land.

Del Webb began construction on its community in Lakewood Ranch in 2015 and expects to build 1,300 homes. Homebuyers can find attached and single-family models ranging from about 1,500 to 2,600 square feet and designed with active adults in mind. New and resale homes list from the low $300s to the low $500s. The private amenities for residents of Del Webb Lakewood Ranch include a clubhouse with a fitness center, a movement studio, meeting rooms, and a cafe. Outside, residents can enjoy tennis, pickleball, and bocce ball courts as well as an outdoor pool, a patio, and walking trails.

Cresswind Lakewood Ranch is a smaller community that Kolter Homes began constructing in 2018. When complete, it will include 648 single-family homes, which will feature two bedrooms, open floor plans, and single-story living. Home prices range from the low $300s to the high $500s. The residents-only clubhouse will include a fitness center, a yoga studio, and meeting and craft rooms. Homeowners will also be able to enjoy a private outdoor pool, tennis courts, and a patio.

3. Summerlin – Las Vegas, NV

Summerlin is another large, well-established master-planned community. Located just outside Las Vegas, residents have easy access to a walkable urban center as well as the scenic mountains outside the city. Summerlin is also home to four 55+ communities.

Sun City Summerlin was builder Del Webb’s first 55+ community in the Las Vegas area. They began construction in 1989, and today, they feature almost 8,000 homes available for resale. Homebuyers can choose from a wide variety of models priced from the mid $200s to the low $1Ms. In addition to the amenities that Summerlin offers, residents have exclusive access to four clubhouses, two golf courses, and multiple fitness centers and pools.

Siena is the second-oldest 55+ community in Summerlin. Built by the Sunrise Colony Company between 2000 and 2006, the 2,001 attached and single-family homes are now offered for resale. Prospective homebuyers can expect to find two-bedroom, two-bathroom homes starting in the low $300s. Residents of Siena have access to the Community Center (which provides plenty of space for clubs, activities, meetings, and classes), the Health & Fitness Center, and the Golf Club, with an 18-hole golf course.

Trilogy in Summerlin is one of two newer 55+ developments within Summerlin. Shea Homes began construction on the community of 354 homes in 2017. Prospective homebuyers can find new homes starting in the low $400s. The attached models all have between two and three bedrooms and two and three-and-a-half baths. When complete, the amenities exclusive to Trilogy residents will include a clubhouse with a fitness center, an art studio, and a culinary kitchen as well as an outdoor pool, a patio, a recreation area, and a dog park.

Regency at Summerlin is a newer community of almost 500 homes in Summerlin. Here, prospective homebuyers can find single-family homes starting in the high $400s. The ranch-style homes will feature open floor plans and customizable finishings. The planned clubhouse for residents will include indoor and outdoor pools, a fitness center, a game room, tennis courts, a putting green, and a BBQ area.

4. Eastmark – Mesa, AZ

Eastmark is the fifth top-selling master-planned community in the U.S., with Encore as it’s only 55+ community. Construction began on the homes in 2015, and when complete, the community will include just under 1,000 single-family homes. Prospective homebuyers can choose from a variety of floor plans ranging from 1,500 square feet to over 3,000 square feet. However, all models are single-story with open layouts designed with active adult homeowners in mind. Home prices range from the high $200s to the low $500s.

Eastmark is just minutes from the Phoenix-Mesa Gateway Airport in the southeast suburbs of Phoenix. Eastmark is planned around a town center with retail and community space, but residents also have access to the Encore Center with a fitness center, a library, meeting rooms, an outdoor pool, tennis courts, and more.

5. Nocatee – Ponte Vedra, FL

Nocatee is a master-planned community in Ponte Vedra, Florida near Jacksonville and minutes from the Atlantic coast. Active adults who want to live in an age-restricted neighborhood within a master-planned community have three choices here.

Del Webb Ponte Vedra is the largest and most well-established 55+ community in Nocatee. Del Webb, who specializes in active adult communities, began construction on these homes in 2007 and now offers new and resale homes from the mid $200s to the low $600s. Prospective homebuyers can find condos, attached, and single-family homes in a wide range of sizes and layouts; however, only single-family homes are available as new builds. Residents have exclusive access to the Anastasia Club, and outside, they can enjoy the outdoor pool, nature trail, community garden, and fishing lake.

In 2019, Del Webb began constructing a second 55+ community in Nocatee, Del Webb Nocatee. In this community, they’re offering brand-new attached and single-family homes with many customizable options. Model homes are now open, and start in the low $200s. Residents will be able to enjoy many of the resort-style amenities that Del Webb is known for, including a clubhouse with a fitness studio, a ballroom, meeting rooms, a grill and tavern, an indoor and outdoor pool, and tennis courts.

Artisan Lakes is a newer 55+ community in Nocatee. Two builders offer new single-family homes in 18 models that homebuyers can customize to suit their needs. Prices start in the high $300s. Here, homeowners can enjoy a relaxed lifestyle with a clubhouse that includes a fitness center, meeting rooms, an outdoor pool and patio, bocce ball and pickleball courts, a putting green, and lush greenspaces.

6. Irvine Ranch – Irvine, CA

Travata is the only 55+ community in the master-planned city of Irvine. Lennar Homes began construction in 2017 and plans to build just under 250 homes in three neighborhoods. Each neighborhood will offer distinct home models, which range from 1,500 to 2,500 square feet. New customizable homes start in the low $700s.

When not enjoying the sunny weather and beaches of Irvine, residents will be able to take advantage of the Travata Club, a clubhouse which will feature a fitness center, meeting rooms, an outdoor saltwater pool, and a yoga lawn.

7. Paramount – Meridian, ID

Cadence is a very small 55+ neighborhood located within the Paramount planned community. Residents feel comfortable in this gated community, and they don’t have to worry about snow removal or lawn care. With just under 200 homes, Cadence offers prospective homebuyers single-family and attached models ranging from 1,500 to 2,100 square feet. New single-family homes start in the high $300s.

When not enjoying the outdoor spaces and gardens, homeowners take advantage of the residents-only clubhouse with an indoor pool, a spa, a fitness center, and meeting rooms.

8. Daybreak – South Jordan, UT

Daybreak is an award-winning master-planned community in South Jordan, Utah in the Salt Lake City area. Daybreak offers residents easy access to the city, while the community itself features shopping, dining, parks, and trails.

Garden Park at Daybreak is a community that will feature 500 homes when complete. Prospective homebuyers can currently choose from new and resale condominiums, attached, and single-family homes. New three-bedroom, two-bath homes list in the mid $200s. The Garden Club community center includes a fitness center, a dance studio, and a demonstration kitchen. Outside, residents can enjoy the pool, patio, tennis courts, and greenspace that gives Garden Park its name.

SpringHouse Village is a new neighborhood of 55+ homes in Daybreak. Built between 2017 and 2018, the community includes 450 single-family homes. The homes come in a variety of models, but all feature open-concept living, first-floor master suites, entertaining kitchens, and luxury baths. When not entertaining friends at home, homeowners can enjoy the Spring House Community Center and its meeting rooms, fitness center, outdoor pool, day spa, and outdoor community spaces.
