As one gazes out at Pennsylvania’s rolling green hills and gently sloping valleys, one word often comes to mind: golf. These wide-open spaces are conducive to the game, and there are many 55+ communities with easy access to top-notch courses.

Having a golf course in your neighborhood is a wonderful perk, and it usually comes with a fine clubhouse as well. You can’t put a price on being able to hit the links with friends and family anytime or the camaraderie that comes with it. Many active adults actually take up the sport once they retire and love it; it’s not hard to learn how to play, and it’s a great way to meet new friends and stay healthy.

These four 55+ communities in Pennsylvania all have golf courses and other desirable perks, with either new or resale homes for sale.

Penn NationalFayetteville, PA

Mid $100s – High $600s

This master-planned community broke ground in 1968, but it’s expanded over the years. When completed, it will have 1,100 new and resale attached and single-family homes. There are no age restrictions, but it caters to active adult lifestyles with low-maintenance homes and endless on-site amenities.

Budget-friendly, attached villa homes offer single-story living. The St. Anne’s section has four single-family models, ranging from 1,763 to 1,996 square feet with three bedrooms, two bathrooms, and attached two-car garages. The second single-family subdivision is St. Andrew’s, which also has four models, ranging from 1,842 to 2,378 square feet with two or three bedrooms and two-car garages. These homes offer den options and other upgrades, such as finished basements and covered porches.

At Penn National, there are two 18-hole golf courses—The Founders and Iron Forge. The clubhouse has a modern exercise facility, a business center, gathering rooms, two restaurants, and an outdoor pool, as well as tennis, pickleball, and bocce courts. The large property also has picturesque lakes, walking trails, and natural space.

Penn National is outside of Michaux State Forest, which covers over 85,000 acres of preserved land. Fayetteville is about an hour from Harrisburg, and the closest large city is Hagerstown in Maryland.

FoxfieldGarnet Valley, PA

High $100s – Mid $400s

At about half the size of Penn National, Foxfield is about nine miles north of Wilmington, Delaware. Built from 2004 to 2013, this fairly new 55+ community offers 520 resale condo, attached, and single-family homes.

There are 132 condo units in Foxfield, with five models featuring 1,114 to 1,400 square feet, one to two bedrooms, two bathrooms, and one-car garages on the ground level. The 155 attached Carriage homes come in four models, ranging from 1,708 to 1,836 square feet, one to three bedrooms, one-and-a-half to three bathrooms, and attached one- or two-car garages.

With two to four bedrooms, two or three bathrooms, and attached two-car garages, the 233 single-family ranch homes range from 1,586 to 1,831 square feet. All of these thoughtfully designed homes offer first-floor master suites, and some have options like decks, breakfast nooks, and extra garage space.

The private clubhouse has resort-style amenities, like an indoor pool, a whirlpool, an exercise room, a catering kitchen, and a grand room, plus an outdoor pool, tennis, bocce, and a 6-hole golf course and a putting green. The homeowners’ association (HOA) fees cover community maintenance and activities, such as guest speakers, outdoor water aerobics, and computer classes.

Hershey’s MillWest Chester, PA

Low $200s – High $700s

Since construction began on this popular 55+ neighborhood in 1978, it has grown into a flourishing community of 1,720 resale attached homes on 800 acres in Chester County. This gated property has a lovely clubhouse and community center, and residents enjoy playing at Hershey’s Mill Golf Club.

Hershey’s Mill has 25 unique villages, with a total of nine attached floor plans, ranging from 1,158 to 3,153 square feet. These offer one to three bedrooms, two to four bathrooms, and attached one- or two-car garages. Some of these lovely homes have options like dens, screened-in porches, soaking tubs, lofts, and first-floor laundry rooms. The HOA fees cover landscaping, trash and snow removal, and other services like the shuttle bus.

The well-appointed clubhouse has six tennis courts, pickleball, bocce, a TV studio, and a sparkling outdoor pool, while the community center has game rooms, meeting rooms, and a library. You can also find walking trails, a woodworking shop, gardening plots, lakes, and a pet park on the grounds. There are several other golf courses nearby, and Downtown West Chester is a charming town full of boutiques and restaurants.

Traditions at InniscroneAvondale, PA

Traditions at Inniscrone is also in Chester County, about an hour west of Philadelphia. Built from 2000 to 2013, this gated community has 167 resale single-family homes, perfect for golf lovers who prefer smaller active adult neighborhoods.

There are eight models, sized from 1,406 and 2,788 square feet with two to four bedrooms, two to three bathrooms, and attached two-car garages. Some feature upgrades like hardwood floors, gas fireplaces, vaulted ceilings, decks, and extra closet space, and the HOA fees cover certain community services.

The 18-hole Inniscrone Golf Club has a pro shop, driving range, and restaurant, plus a clubhouse. Residents take advantage of the game rooms, catering kitchen, great room, exercise room, and sauna, plus an indoor golf practice area, an outdoor pool, and walking trails. Also, Downtown Avondale has many shops, restaurants, and services, and it’s not far from attractions like White Clay Creek State Park and the historic Kennett Square.
