We’ve been living here a little over 3 years, and couldn’t be happier. Seems like the majority of bad reviews are from people not living here.. There is lots to do, as little, or as much as you desire. (your choice) It is very dog friendly, and yes you can have an invisible fence in your yard. We do have a private dog park, our Vizsla loves it. If you want a shady area right near the beach it may not be for you, but for us, it’s fantastic.

We have been here for two years and could not be happier. This community is very active, fun loving, and social with more to do that time to do it. It’s much like living on a cruise ship. The surrounding area has much to offer with concerts, theater, and plenty of beach or natural springs and parks. If you are a cantankerous, anti-pet, anti-music, anti-social sort as I have noted in some reviews, thank you for not buying here or leaving. I could not imagine a more fun place with a real sense of community to spend my retirement years. Is it perfect? Of course not. But its more “home” than any place I’ve ever lived.

I happened upon this site and decided to check the reviews. We LOVE living here. To the person who wrote there is nothing to do here, clearly you never really visited. There are free beach concerts, beautiful hiking and cycling, delicious food to include fresh seafood whenever you want it. So happy this person did not buy here. Happy people only please. That’s the way we like it. To those retiring here, can’t wait to meet you!!

After having lived here for 2 years, I have to say this is the best community I have ever lived in. I was afraid of the close quarters, but it lends itself to getting to know your neighbors. All amenities are built, and you can choose to participate in music/ exercise classes/ pottery throwing/ drinking or whatever your interests. It is hard now to get a lot to build. There should be a rule against a company coming in and buying houses/lots for long term renting, but there is not. Best description here is college dorm living , but with money and no classes.

Where do I start? My experience working with LM from start to finish was EXCELLENT! Above and beyond! The sales team (Matt Boltz) was incredible from day one! I have never been treated so well! The community is amazing! My favorite part is having a Margarita by the pool, munching on coconut shrimp...Ahhh! The fitness center has the nicest equipment I have ever used! It makes me want to get up and go work out every day. My home FAR exceeded expectations. There was not even a nail hole left undone. It was perfect. The quality is so much nicer than any home I have ever owned. It was such a pleasure from start to finish. Thank you!

I bought a Bamboo Cottage that should be completed by July or August 2021!
I love the idea of no trees to block the sun, no fences to block the view, no beach near by to flood my property and no golf course to maintain! The sales department made the process to purchase very easy and my group A/B choices will be completed in the Spring. I have lived my whole life in Connecticut and look forward to starting a new life in Sunny Florida! Bye Bye New England Winters, Taxes and Electric Heat Bills!

We bought a cottage here, which will be built this summer. We really like the development, as it is open and friendly. We love the fact that fences and privacy fences are not allowed. No street parking is allowed, either, I don't believe. This makes for a cleaner, more open environment. Fences would detract from the aesthetics and add to neighborhood clutter. I know some people prefer them, but there are other communities that allow fences, so those people have options. The area is pretty accessible. It's not on the beach, but if it was, we would be looking at spending a fortune we do not have. There is a beach property under construction, which looks like it will be a nice amenity for residents to use. There aren't as many other amenities as the Villages, yet, but there is also much less traffic from cars and golf carts. In time, the amenities will be sufficient, we think, while maintaining a relaxing environment. The model homes are done to perfection and the area is maintained in excellent condition. It's definitely worth the trip to visit.

I don’t live there yet. The ability to shop for groceries and have entertainment on the grounds, and being able to swim in the saltwater every day makes purchasing a home at Latitude Margaritaville a no brainer. Even if it’s not perfect. I’m not a golfer, or a highly competitive team player. It’s 9.5 miles west of the ocean and right down the street from giant malls. I will be happy there.

We first learned of Latitude Margaritaville in May of 2017. We were lucky enough to connect with Mary Ann Peltz of Keller Williams, who has been there to provide information and help us through the whole process from start to finish. After hearing about the proposed development, we knew it was the place for us. What they were advertising is what they are building. Everything is first class. We moved into our new home on December 28,2018 from Pennsylvania. It is an exciting place to live with lots of things to do and very friendly people.

Got a chance to get toured through this community and was highly impressed. I have been to dozens of 55+ communities all over the country and this one is near the top of my favorites. The amenities center is almost complete and from what you can see, it looks like an incredible place to live. The streets were clean and quiet and their community location is awesome. Right off the freeway and close to the outlets. Would recommend a look to see this great community.

Latitude Margaritaville is a total paradise to my wife and I, It's such an exciting place to live with something to do every day if not every hour. People here are so sweet and warm, you will be welcome anywhere you go here. If you don't like driving through the neighborhood and having people wave at you or be invited to so many house party's and get together's you can't count then maybe this place wouldn't be for you. I have not yet heard even one barking dog or loud music. This is the greatest bargain in housing I've ever seen. Thank the good lord for a place like Latitude Margaritaville.

Awesome! I am a long time Parrothead and visited the models three weeks ago. I was so impressed that I bought a home while visiting from NY. Met my neighbors on FB and can't wait to move in by September. Gorgeous homes, beautiful pool and spa option, and fairly priced. My taxes are a fraction of what they are in NY, plus .... no snow!! FINS UP!!!

We were tired of sleepy golfing retirement communities with their earth tone homes in the middle of nowhere. But we gave Latitude Margaritaville a good look!
Beautiful floor plans. Great future beach club. Excellent location, with its own culture and festivities. This is so much better for people that want to do more than play weekly bunko.

We just bought into Phase 2!! In reading some of the comments - we called ahead to get an understanding when they would release Phase 2 and got great news! We went down with neighbors who bought in Phase 1 and whose house will break ground in Nov. As we figured out they opened Phase 2 and many of the lots were already taken for the most popular collection - Beach. The town center is well underway. We went well informed (hint:do your homework first you can find a lot of information online if you dig) and discussed things such as options which they said we would see through out all of the models (of course they are putting their best foot forward first with the displays of the models). We wanted to go over numbers for 2 house models so we went through the 2 sets of Attachment As. This 20 or so page doc goes over the content needed by external contractors, wiring, additional 'structural' options, windows etc. This of course adds a bit of $$ so be prepared. Best hint is not to sign right there, leave with the Attachment A in hand, grab a glass of wine or meal and go through it yourself and return with it. We had a good sales associate so we were able to go line by line. Once you sign, you then go through Attachment B (the fun design/decorative options) so be prepared for this $$. But you can walk through all the models and there are informative sheets on everything they put in the that model for reference and to help you in deciding the options. Then at a much later date you go through B. We were told that ground breaking for our new home would also be in Nov with possible key ceremony in May. The LPGA has no membership fee!!!!!! and they do have a great deal with the community for membership. We are looking forward to this new lifestyle and our dog will enjoy Barkaritaville. Oh and Publix will be breaking ground in a month or so.

We are considering ordering a home at Latitude. The models are really sweet, giving wifey lots of ideas. We like the location - near everything Daytona has to offer. And the separate beach and clubhouse will be sweet, giving us that luxury without the hurricane storm surge risk. We can actually buy a new home with a 3 car garage within budget, at a reasonable price, considering the amenities and location. We love the small lots with the big conservation areas. Spending a day doing the lawn is not my idea of fun. And the HOA does all the landscaping, irrigation and yard maintenance, included in what we think is a very reasonable HOA fee, compared to the two homes we presently own.

Very impressed with the model homes and the plans for the community. Went to just check out the area in person but left giving it serious consideration. Regarding comments about the houses being close, that pretty much the norm for new home construction in Florida. The community layout impresses as you do not have many places where you have homes back to back. Overall, we loved it!

Flew in from CA to see the property... Had a wonderful RE Agent help us out in getting into the sales center and met with a great sales agent who spent hours with us over 2 days. Got to see the models, even though they were not officially opened yet. Official opening is 2/24/18. It's not for everyone, but if you want to make a FUN change in your later years - check it out! So glad WE did.

The homes seemed well built and nice floor plans though there is no backyard to speak of and no fences allowed.
Love the golf cart access to the shopping center and the private beach club with shuttle service.
Have cousins that own there and they love it.

We just got back from a 2 day stay and play and has a great time. I would suggest though anyone doing this looking to get the true atmosphere- go Thur-Sun as week days are quiet without much going on so was hard to find residents to talk to. We went back Saturday and the bar was super busy and everyone was friendly and accommodating.
The homes are nice and sales staff not pressuring you into buying at all.

Downsides- lack of shade and lack of fenced yards and not much privacy in your back yard either.
We are still looking at this community though
And plan to re visit the area this winter to get another feel for the surrounding area.

Today I heard they broke ground on the beach club resort on the beach in Ormond by the sea!

Visited in February 2019 to see about possible purchase. Pretty and nice looking community, but was farther from the beach than we would like (which was a very tiny spot of land, which did not appear to be planning to have sufficient parking). And prices with add ons would bring them over what we are willing to pay. Not really willing to pay extra for the hype of Margaritaville.

My husband and I visited the Latitude Margaritaville July 2 and returned again July 5 of this year. We loved the no high pressure sales from the realtors...We visited the models both times and took our time going through them without feeling followed. We were very impressed with this community and are looking forward in 5 years to reside there. We are recommending this community to all our family and friends so they may be interested in being our neighbors.
We built our home 20 years ago and already know that upgrades are extra money...We suggest to anyone building to get exactly what you want at the time you are building because it will be cheaper in the long run.
The only down side for this community is no toy storage available....boats, RV, ect…
We are hoping that they will consider a piece of property and make it a gated storage area for retirees with toys.

I visited the property and I was surprisingly impressed. First things first: while the sales center is located off porperty near I-95, (which is a good thing) the new on site community center with pool, restaurant, etc is presently under construction. Many of the homes in Phase 1 are built, nearly all the lots all are sold. (Phase 2 lots and pricing will be available soon),

Unlike most other FL retirement comuniities Latitude Margaritaville's homes have a unique "Carribean" vibe in their designs. Exteriors with light, bright, colors and many other touches versus the bland earth tones and similarities you typically find in most of the other "traditional" FL retirement communities houses. All the streets are named after Jimmy Buffet songs or terms.

My g/f and I toured the model street with a very informed and professional sales representative Matt and we were impressed. The homes as my g/f put's it are "super cute" and it appears Minto homes has covered all the bases and financial projections. The shared Villas fees are $239.00 which includes all landscaping, yard maintenance, and even yard palm trees and replacements if needed. That also includes all the ammenities including the Ormond beach front area with shuttle service. I might add those fees are expected to rise slightly once the beach front area is open and operational. There are no golf courses on the property which for me is a plus since I am not a golfer and the community won't have to incur the upkeep costs. (The LPGA golf community is very close and Latitude Margaritaville has an arrangement with them for residents while the community center is being built.

In conclusion, we were so impressed Latitude Margaritaville we put a lot on hold and will be in contract in the near future. This comiog from someone that lives in The Villages today!

I went a day before deposits were being taken. I like the concept. What I don't appreciate is that the sales office did not return a call after I asked if I could install a Tesla Solar roof. I think it is a reasonable request. I left a message with an operator but my call was not returned. I will go see the model homes and possibly leave a deposit. I need more assurances that they will communicate with me before I work with them.

Beautiful place! Toured with a friend, spoke to sales agent, went to beachfront area... love everything about it! I'm dismayed, however, by the lottery system with obtaining lots and the rising prices due to popularity. Seems that many investors are buying with zero intention of living here, hence pushing out the serious retirees that would love to be here. It's a tough market, and with no priority given to people who have been waiting for a plot for awhile now, I foresee people being priced out by the time they do "win the lottery". Shame.

My husband and I are on a extended vacation in Florida trying to determine WHERE in this state we want to move. We did the tour of Latitude this morning. I liked the villas and cottages (with the extra hobby area) and the construction quality of them. I did not like that there is NO SHADE anywhere. I also do not like the fact that I cannot erect a fence for my dogs at the back of a villa or cottage. The final no go for us was there is no golf course on this property (we didn’t realize this when first investigating.)

We viewed Margaritaville 3 times and even picked a lot to build on....but just couldnt get past some issues.
Pros: amenities and location are great
Cons: lack of design changes available in floor plan, small yard, no shade in development.
Overall, it just doesn't have the feel of a polished development.
We were living in a 55+ in Ft.Myers that was so much nicer. We should have not sold that place!

All prior reviews of no trees or shade and one pool are truth. Mail is wet because no roof on boxes, dog park is weeds and chigger bugs that itch forever.

Did a 2 night getaway with hubby. We live in 55+ community and have shopped. It's worth booking a getaway for nice accommodations, great pool, restaurant and bar. Also enjoyed leisurely touring models with no sales pressure. That said, there is NO shade anywhere. They bulldozed all the trees to build and only planted palms and bottle brush trees. There are no shade trees. Although there are sidewalks, they will never be shaded. No shade to walk dogs. No shade at dog park except one thatched roof little tiki hut. Not at all dog friendly. Large parking lots for gym and pool, same thing. Like large mall parking with no shade trees. Also no street lights. Mailbox depots instead of mailboxes at your home. Driving around homes saw very little yard space. Great area though, restaurants and stores nearby. And lovely floor plans. If it's the location you want, it's fine. But if 3,000 homes are coming, restaurant and one pool, won't be comfortable. Gym may be big enough but aerobics/yoga room is small. Our visit made us love our home at Solivita so much more.

I liked everything about this place. Not a sleepy retirement community, but a vibrant place. Then I learned no fences for dogs; not even low wrought iron or clear fences. Invisible fences are not an option for many dogs. As animals become more and more an integral part of people's lives, this is a deal-breaker. I thought the Jimmy Buffet lifestyle would not be so pet unfriendly. Pass.

I don't mind close proximity of houses. Barking dogs, even loud music on occasion. But floor plans are not that good. Houses are too big and expensive for some of us seniors. We are in our 70's, not close to needing assisted living. But we would rather do more fun things than cleaning and maintaining house this big for just the 2 of us. We were hoping for something better than this. Something different from other senior communities.

Due to my pre-retirement profession, I've lived in scores of different communities. I've discovered that there are only 2 things I'm unable to tolerate on a daily basis:

1. Hours of barking dogs

2. Hours of loud music with a beat sound that actually vibrates in my heart beat.

When we visited Margaritaville, there were dogs of all sizes running through the sales office! Then there were even dogs permitted on the shuttle to and again from the models. And the homes are extremely close together which sent warning signals to me, regarding the probable loud music and barking dogs.


If you LOVE loud rock concerts and have a dog whose frequent barking is a sound you crave, this is the place for you!

There are two things that don't appeal to me about your homes... I am not crazy about your floor plans... most of your floor pans are just variations of the same thing, total cookie cutter. The second and bigger factor for me is: why in a 55 + community, where you most likely don't have kids living at home anymore, do you put the laundry on the opposite end of the house from the master suite?....Put the laundry in the master closet or with access from the master closet to the laundry room... you only have one floor plan that would even come close to allowing you to do that by opening the master bath to the laundry room. That feature alone makes your homes a no go for me... but never fear you are in good company, most retirement communities do the same thing.

We visited the Latitude Margaretville, Daytona Beach, and were NOT impressed.
First, it is nowhere near the beach. It is necessary to drive east and to find a parking spot near Daytona Beach.
Second, the Daytona Beach (DB) area is dumpy and the beach certainly not the quality found further south (Miami and south) or on the west coast (Tampa/Sarasota and south).
Third, there is basically nothing to do (around the DB area) other than bars, a few decent restaurants and tourist-trap shopping. No cultural amenities (theater, concerts, etc.), parks, walking trails, natural wonders or major sporting events (Daytona 500 doesn't count).
Fourth, the LMDB pool/restaurant facilities won't be fully completed until the majority of the houses are purchased/built. This subdivision is isolated and after a few months of pool parties, will become a boring place to live.
Fifth, this is the third (?) developer for this community after the first several developers were unable to complete the project. A possible, 'red flag' should more of the community not be sold on schedule.
If you want to retire, and to be active (outdoors, sports, community, new friends, culture, etc.) then consider areas such as Venice, Sarasota, Ft Myers, or similar areas on the east coast. We did, and are so very busy and happy.

We liked the community so much we went back for a second look. At the time phase 1 was sold out, so we were looking at phase 2. During our first visit we didn't notice them, though on the second visit while driving to see the lot we had on hold there they were....
High voltage power lines (on metal towers) at the entrance of phase 2 and soon to be phase 3!!! Every time you drive into the community you must drive under them, the dog park is under them. Unfortunately, we decided NOT to purchase near the High voltage power lines (on metal towers.)

We visited this twice last Fall. We're within a year of retirement and have not yet decided whether to leave N.Y or to sell our home and move to a 55 and over co-op community . This place is noisy! We drove around and heard barking dogs, music blasting and other things that someone in their later years is trying to get away from. Also was not happy about living so close to the speedway area, it attracts a lot of rowdies during the year, not to mention the traffic! We still have a new months to make our decision but this seems like nothing more than a gimmick that will not work for the elderly.

I have ask 3 times for purchasing guidelines for clients but still don't have them. Nothing on the internet and sales center closed on Sat and Sunday. Not good business.

While it all sounds good, NOT IMPRESSED. First, everything you see in the models is an option, including a refridgerator! Also, not mentioned, you need to purchase a lot costing from 5K to 25K and up. The lowest price beach model doesn't have a dining room. So to go to the next one up (over 300K) plus options will cost you upwards of 350K. The homes are very close together, so if privacy is a concern, stay away from here.

We have been to the Visitor Center twice and the models once. We have really tried to make this work for us, but the sales people say they aren't informed enough to help us out. They practically sold 80-90% of the lots in Phase 1, but have NOT opened Phase 2 after 3 months. They are selling homes without any amenities built. How can someone move in, even with reduced HOA, with out the pool, Town Center and especially the Beach Club. ALL other communities we haven visited have built the amenities first so the residents can enjoy them from day one and someone purchasing can see what they are buying. It took several months after sales started to even see the models. I know that Mento is a big developer, but they don't seem to have their act together on this one. If they don't have their contractors and subcontractors lined up, they are going to have a problem building their homes. And what's with having dog parks and pet spas, but not allowing fences?? I know they allow invisible fences, but that doesn't work with a lot of dogs. The fact that they haven't started very many houses and yet they penalize you if you want to have your home finished on a longer schedule. I just don't understand the marketing model that Mento has set up with this. It seems like they can't get enough contractors to build their houses let alone their amenities. That effects quality! What are they thinking???

They need to get a really good painter in there. The painting on the house is really bad, fire them. Other wise the house would be great, but I won't buy one with that paint job.
