Tennessee is a fast-growing state that’s become a desirable location for active adults. It’s rolling mountains, acres of natural sports, and popular cities offer something for everyone. If you’re looking for a move to Tennessee, here’s a look at some of the more affordable homes in the state.

When it comes to states where people consider living in active adult communities, the usual suspects are Florida, Arizona, and New Jersey. However, you might not want to overlook Tennessee.

One of the fastest-growing states in America, the Volunteer State has a lot to offer. It’s chock full of beautiful lakes, rivers, and national parks. The humid subtropical temperature averages in the mid-80s in the summer and mid-50s in the winter. Many of the state’s active adult communities are near areas that are rich in history and filled with culture, recreation, and social opportunities

If you’re considering moving to an active adult community in Tennessee but want to keep prices as low as possible, here are five options to consider.

Fairfield Glade – Crossville, TN

Below $100k – Low $900s

Fairfield Glade is a master-planned community located on 12,000 acres in Crossville, an hour west of Knoxville. While the community has no explicit age-restriction, it did earn the prestigious Seal of Approval from the American Association of Retirement Communities.

While there are several high-priced homes located here, you’ll always be able to find plenty of residences available for under $100K and tons for under $200K. All residents have access to a multitude of amenities, lakes, and sports courts as well as the Dorchester Country Club and Druid Hills Golf Club.

Rarity Bay – Vonore, TN

Low $100s – Mid $3Ms

Considering some homes in this community go into the seven figures, it might seem weird to put Rarity Bay on the list. But the thing to remember about this active lifestyle community is that people pay top dollar for the country club lifestyle, and living here means that those who buy a home here for under $200K get many of the same benefits. The low-maintenance homes here are between 2,400 and 3,000 square feet in size and some include private dock rights, screened-in porches, and open decks.

Tellico Village – Loudon, TN

Mid $100s – Mid $1Ms

Tellico Village is an established master-planned community located in Loudon, about a half-hour outside of Knoxville. It’s another community where prices vary greatly but you’ll almost always be able to find options starting in the mid-$100s through the $200s. Home styles range from low-maintenance townhomes to single-family estate homes with beautiful views of the Smoky Mountains, clear waters of Tellico Lake, and rolling golf course hills.

The Wellness Center is a state-of-the-art facility that includes a 27,000 square-foot clubhouse and 6,500 square-foot fitness center. There’s also the Chota Recreation Center, home to a gymnasium for a variety of sports including basketball and badminton.

The Cottages at Innsbrooke – Murfreesboro, TN

Mid $200s – High $200s

The Cottages at Innsbrooke is a 55+ community in Murfreesboro that includes 148 attached low-maintenance homes, most of which range between the mid and high $200s. Most homes include 1,524 to 1,704 square feet of living space with two bedrooms, two bathrooms, and an attached two-car garage.

The community also includes a clubhouse with an exercise room and multi-purpose room as well as walking and biking trails and park space. A more intimate setting than some of our previous communities, it’s an opportunity to experience that small-town feel with plenty of Southern charm.
