They vary from large active adult communities like Sun City with over 27,000 homes to smaller communities with fewer than 100 homes. You can choose between communities within easy reach of Downtown Phoenix; communities in the surrounding cities like Mesa, Gilbert, Scottsdale, and Chandler; or choose a community that gives easier access to Arizona’s desert and mountains, for those who like outdoor activities.

Sun CitySun City, AZ

Below $100k – High $800s

Sun City was the first active adult community in the country, and it’s the largest in Arizona, with 27,492 attached, single-family, and condo homes for the 55+ active adult. It’s a 30-minute drive from Downtown Phoenix between the cities of Peoria and Surprise.

Sun City has a population of over 40,000 with all the expected amenities of a community of that size. These include its own hospital, 19 shopping areas, 11 golf courses, 31 places of worship, an amphitheater, an auditorium, several pools, and facilities for numerous sports as well as arts and crafts. Whatever your interests, there’s probably a club to join or a class to take in Sun City.

The smallest home models are studios offering 635 square feet, one bathroom, and a one-car garage or carport. There are several dozen models to choose from, going as high as 2,137 square feet with two bedrooms, a den, two bathrooms, and a two-car garage. Prices start below $100k, but if you’ve got a budget of $200k, you can expect to find a home between 1,600 and 1,800 square feet with two or three bedrooms, two bathrooms, and a two-car garage or carport.

Sun LakesSun Lakes, AZ

Mid $100s – High $700s

Sun Lakes is a gated community for the 40+ active adult, and it has 6,683 homes. It’s about a 30-minute drive southeast of Downtown Phoenix, on the very edge of the urban area. The unspoiled desert landscape of the Gila River Indian Reservation lies immediately to the south, and access to the major Interstate-10 is less than five minutes away.

Amenities here include five separate clubhouses, four 18-hole golf courses, three nine-hole courses, several restaurants, fitness centers, outdoor pools, a ballroom, and courts for tennis, bocce ball, racquetball, and handball. Residents enjoy an active lifestyle with numerous clubs, classes, and activities to attend.

The smallest home models are 1,320 square feet with one bedroom, a den, two bathrooms, and a two-car garage. There are numerous other models available, with the largest at 3,497 square feet. This model has up to four bedrooms, four bathrooms, and a three-car garage. With a budget of $200k, homebuyers can expect to find a home with 1,400 to 1,600 square feet, two bedrooms, two bathrooms, and a two-car garage.

Westbrook VillagePeoria, AZ

Mid $100s – High $400s

Westbrook Village is a community for the 40+ active adult, and it has 3,910 homes. It’s located in the city of Peoria, which has a population of about 170,000, and the community is bout a 35-minute drive northwest of Downtown Phoenix. Within a 20-minute drive, there are several outdoor recreational areas, including the Peoria Regional Preserve, the Deem Hills Recreation Area, and the Thunderbird Conservation Park.

Amenities for residents here include two 18-hole golf courses, two outdoor pools, a fitness center, a grill and a bistro, several arts and crafts studios, a ballroom, and courts for tennis, bocce ball, and pickleball. In addition to these, there are also numerous clubs, classes, and activities for residents to participate in, including aerobics, yoga, dancing, card and board games, arts and crafts, a singles club, a wine club, and a book club.

The smallest models here are condos at just under 1,000 square feet, while the smallest attached and single-family homes are both about 1,200 square feet. Both sell for about $200k, and they provide two bedrooms, two bathrooms, and an attached two-car garage.

Dreamland VillaMesa, AZ

High $100s – High $200s

Dreamland Villa is a community of 2,732 single-family homes for the 55+ active adult. It’s in Mesa, which is part of the Phoenix urban area but also a city in its own right. The community is about a 20-minute drive from Downtown Mesa, and 35 minutes from the center of Phoenix. If you’re interested in outdoor activities, the 3,600-acre Usery Mountain Regional Park is only 15-minutes away.

Among its amenities, Dreamland Villa has a 9-hole golf course with chipping and putting greens as well as a café. There are also indoor and outdoor theaters, three outdoor pools, an exercise room, a restaurant, several arts and crafts studios, and courts for pickleball, bocce ball, and shuffleboard. There are also plenty of clubs, groups, classes, and activities for residents, such as dancing, dining, arts and crafts, a photography club, and a singles club.

The smallest home models are 942 square feet with two bedrooms, one bathroom, and a single carport. There are several configurations, going up to 1,910 square feet with two bedrooms, a den, two bathrooms, and a single carport. With a budget of $200k, you should be able to find a home with up to 1,100 square feet, two bedrooms, one or two bathrooms, and a carport.
