Active adults have a lot to love about Eastern Pennsylvania.

When most people think of Pennsylvania, big cities like Philadelphia and Harrisburg come to mind, but there’s so much more to the Keystone State. Many active adult homebuyers are discovering that Eastern Pennsylvania real estate is an excellent option.

In addition to the budget-friendly home prices, this area features outdoor recreation areas like the Pocono Mountains and the Delaware Water Gap Recreation Area. The region is also dotted with numerous public and private golf courses, disc golf courses, farms, lakes, rivers, valleys, and covered bridges.

Culturally, Eastern Pennsylvania houses historical, mid-sized cities like Allentown and Reading, the quaint villages of Bucks County’s Amish Country, art galleries, museums, and excellent local theater companies.

Opportunities for indoor and outdoor recreation abound in this region, but when it comes time for running errands, visiting the doctor, or other daily necessities, you’re still in the right place. There are large chain stores here, incredible farmers markets, and some of the most well-respected medical centers, including Rothman Orthopaedic Specialty Hospital in Bensalem and Reading Hospital.

St. Joseph Court’s enviable Fallsington location is just minutes from the Delaware River.

It isn’t easy to find a small, reasonably-priced 55+ neighborhood with new construction homes in Bucks County, but St. Joseph Court has all this and more. Its enviable Fallsington location is just minutes from the Delaware River and the famous children’s amusement park, Sesame Place.

Builder McGrath Homes broke ground on the property in 2017, and it now has 76 new attached homes. These spacious townhomes range from 1,625 to 2,333 square feet with two bedrooms, two or two-and-a-half baths, first-floor master suites, and one- or two-car garages. The airy kitchens feature granite countertops and stainless steel appliances.

A homeowners’ association (HOA) fee covers exterior home maintenance, road repairs, snow removal, and lawn care. There’s also a modern clubhouse, which will have gathering rooms, a fitness center, and bocce courts.

Jennersville FarmWest Grove, PA

Jennersville Farm has much in common with St. Joseph Court, but this community is in Chester County near historic Kennett Square. It’s also conveniently close to the intersection of Route 796 and Baltimore Pike, an area that has a wide array of grocery stores, restaurants, salons, banks, and whatever else you might need. It’s also surrounded by top golf courses like Inniscrone and the Kennett Square Golf & Country Club.

This gated, active adult community is being completed by E.J. Walsh III & Associates, and it will have 100 new and resale attached homes when construction is finished. There are two home styles: Carriages and Villas. The two-unit Carriage homes offer four floor plans, ranging from 1,600 to 2,450 square feet with one to two bedrooms, two to three baths, and attached two-car garages. The Villas also come in four models, though somewhat smaller at 1,480 to 1,800 square feet, with two bedrooms, two to two-and-a-half baths, and attached one- or two-car garages.

The welcoming clubhouse has a large community room with a fireplace, plus a recreation room with a bar, a catering kitchen, an exercise room, and a library. Popular activities include attending cocktail parties, playing poker or billiards, and exercising along the walking trail.

Head out towards Reading and you’ll find The Village at Maidencreek, another gated 55+ neighborhood with new and resale offerings. Blandon is in Berks County, which is part of the state’s “Americana Region.” It’s known for its relaxed pace of life, Crystal Cave, VF Outlet, and year-round events like Cyclemania Bike Week and Reading Fightin’ Phils Minor League baseball games.

The Village at Maidencreek is being built by Larken Associates, and the community will have 110 attached homes upon completion. There are five floor plans, sized from 1,494 to 2,367 square feet, with two to three bedrooms, two to two-and-a-half baths, and attached one-car garages. Features like gourmet kitchens, breakfast nooks, and expansive master bedroom suites make these desirable homes even more appealing.

Located at the clubhouse, the resort-like amenities include an exercise room, a whirlpool spa, steam and sauna rooms, a business center with a conference room, a fireplace lounge, a catering kitchen and serving bar, and a cozy, screened-in porch.

This gated retirement community was built from 2002 to 2009, and it has 124 resale attached homes. Easton is a small town with a population of around 8,000 and proximity to Forks Community Park, Lafayette College, the Delaware River, and the New Jersey state line.

Homebuyers can choose from three ranch-style models, sized from 991 to 1,180 square feet with one bedroom, one or one-and-a-half baths, and an attached one-car garage. The two larger models also include dens, which can be converted into second bedrooms. Some have features like wall-to-wall carpeting, walk-in closets, vaulted ceilings, and enclosed porches.

The HOA fee provides for lawn care and snow removal, and the community clubhouse has an exercise facility and several gathering rooms.
