Residents of Sun City Hilton Head have access to a wide variety of amenities. The center of the community is a 45-acre Village Center. The amenity center boasts a campus that resembles a Southern town square complete with a clock tower. Anchoring one end of the square is The Pinckney Social Hall, which is an 18,000-square-foot venue with a ballroom. The hall hosts lectures, workshops, dances, and concerts. At the other end of the square is The Purrysburg Fitness Center, which has a state-of-the-art fitness facility, indoor and outdoor pools, and a cushioned-floor aerobics studio. The Yemassee Crafts Center building is also located on the square and includes studios for ceramics, arts and crafts, sewing, and photography.

Magnolia Hall is a performing arts center with 16,000 square feet that offers stadium-style seating for 540 people. The facility plays host to a variety of theatrical performances, lectures, and concerts. The Hidden Cypress Fitness Center is a workout facility that overlooks the beautiful Hidden Cypress Golf Course. This center features a state-of-the-art fitness center, meeting rooms, outdoor pool, and restaurant. There is also a large woodworking shop with an area for model railroad enthusiasts.

Construction of the most recent amenity center, The Lakehouse, was completed in 2012. This state-of-the-art venue has indoor and outdoor pools, and more bocce ball, tennis, and pickleball courts. In 2020, a 1,200-square-foot open-air pavilion with a cafe style bar and restaurant and outdoor seating around a stacked stone fireplace was added to the vast selection of amenities.

The grounds offer several ways for homeowners to stay active. The community is home to 14 Har-Tru tennis courts, a softball field, pickleball, and bocce ball courts. There is also a dog park and outdoor party pavilion. Lake Somerset is a 20-acre fishing lake within Sun City Hilton Head that offers great catch and release fishing. The lake provides gorgeous views and remote-controlled sailboats are a common sight. Elevated boardwalks and miles of walking and biking trails meander through acres of majestic oaks, pines, and wetlands.

There are three 18-hole golf courses, two of which are championship courses. The Okatie Creek Golf Club and Hidden Cypress Golf Club were both designed by PGA Tour professional Mark McCumber. Ignore all of the negative comments you read about here. There are people who cannot find fun no matter where they may be. We moved away from crowded, expensive, and C O L D New York State a little over a year ago and find this place to be fantastic. There is so much to do here. Sure house prices are somewhat high, but as a person here told us (and he was right), you are not buying a house, you are buying into a lifestyle. I do believe that some amenities may be crowded, but there is so much else to do here and to focus on just one thing is very narrow minded.
The builders to knock out houses fast, but you do get a year to have come back in a do corrections as needed. They dont just disappear on you after the sale.
Yes, the community is managed and you have to submit applications to make changes to the exterior of your home, but think about how a community may look if people did whatever they wanted. It's not an onerous thing to apply for.
On the newer Northside, you can literally walk 1 minute from numerous tennis and pickleball courts (my new FAVORITE sport) to a mostly outside restaurant/bar. What a way to live!
SCHH has a few homes you can test drive for a few days and it gives you access to most of the activities in community. We tried it out and loved the homes.
Ohh, and did I mention the 9000 square foot wood shop packed with top notch machinery? You can take classes from wood shop members and walk away with nice projects that you have built.
Dont listen to the naysayers, just check the place out.

We have lived in the Bluffton area of South Carolina for many years. When we wanted to downsize we starting looking in Florida and Georgia. We kept coming back to Sun City Hilton Head and we are so glad we did. We looked at new construction, but decided on a resale home with a golf course view. We are so happy with our decision to move to Sun City. There is something here for everyone! 3 golf courses, too! It's a beautiful place to live and an easy golf cart ride to the Bank, Walgreens, Grocery Store, Post Office, Starbucks and many restaurants.

Great place to live because of the people in all the neighborhoods. I am going on 10 years now. Houses are now built by Pultie not Dell Web (houses have not built here for 10 plus years. Not exactly quality houses had major stucco issues with law suite. Joan Kelly was my broker for a resale home (straight shooter I recommend). Almost everybody is happy here (something for everybody). Rules here make sense for the most part,.amenities live up to hipe . After you get moved in you will be happy your here the important thing. A resale on the South side has lower taxes. they wont tell you that. After all said and done it was a great move for me. Be a smart buyer !!!!!

This is a wonderful place to retire. Very upscale area, warm climate, incredible beaches. So many amenities at Sun City. Del Webb does not build developments this large anymore so this resort has a lot of amenities that are not at some of the newer resorts. There are resales, new construction and you can even build a custom home in Riverbend. This is the only Del Webb retirement community in the nation that has a section where you can build a complete custom home. We have met many nice people that live here. Everything you need is close by. We love it here.

I totally concur with the other reviews that have been written. The reviews of SCHH that I've read are mostly from new comers. My wife, and I, have lived here ten years. We are as just as happy now, if not more, as we were when we first moved here. This is a fantastic community to live in, with some really great people, nice homes, and a fantastic lifestyle. We often refer to this place as a gigantic playground for we older folks. As the other reviewers have said, there is something to do here for everyone. Definitely consider moving here, if you're looking for a great place to retire. Beware though, that it does get hot, and humid in the summer, but remember that you'll be in the deep south, and also consider that it doesn't snow, or get too cold in the winter. You'll adjust to the H & H, and you'll be able to be outside playing practically the whole year.

This is a beautiful place. There are so many choices of activities and clubs to keep busy. You can choose to do a lot, a little, or just relax and enjoy a wonderful home.

We have been living in our delightful cottage for 6 months and love it. We just can't say enough about this wonderful place.

We highly recommend SCHH to everyone.

We have been residents since 2005 and have found a fulfilling retirement here. So much to do, we look forward to weekends so we can relax a little. People here are active, busy, learning and creating in so many ways.
If you are looking for a place to retire, as YOU define it, then Sun City Hilton Head is your new home. Homes are available new or from local realtors.

I feel like I like in a resort year round! We are so happy we moved out of Chicago because we were sick and tired of the below zero weather and the snow. Moving to Sun City Hilton Head has been a dream come true - we are kicking ourselves for not moving sooner. The clubhouse, pools, fitness centers, clubs and organized activities are even better than we thought! Yes, the communities does have restrictions on what you can do on the exterior of the home, but we like it because it makes sure your neighbor isn't going to add a shed in their backyard. The residents here are some of the nicest people you will ever meet! Don't wait!

We came here from Connecticut in October 2013 to avoid the high taxes & cold snowy winters. We found more than that here in SCHH. Lots of activities,beaches & things to do in retirement. We are happy we made the move!

Came here for a lower cost of living compared to Washington, DC. Had no idea how much lower it is down here. Folks up north have got a clue how much they are being gouged by there state and local governments till they come down here.

Also I wanted to retire near the water.

We moved to SCHH in 2010 after living all of our lives in the Charleston and Hilton Head areas. We couldn't imagine living anywhere else. The social life here is fabulous and we've met wonderful people. On any given day we can have something fun to do, if we want to. If not, that's ok too!
Our home here is lovely, the community amenities are outstanding and you'll have a great time living here. We HIGHLY recommend it!

I recently moved to Sun City from Long Island, NY and while it was a huge decision, we were lucky to find a beautiful house in a great location. . We considered quite a few different Golf Communities in both North and South Carolina but Sun City Hilton Head provides more than just the house. The community is amazing, the people are all friendly, helpful and happy to be here. There are a lot of options for residents in terms of golf, pools, shopping., clubs for just about anything you can think of, and you can be as involved as you want, there are so many choices. . The use of the web site to look from NY while our house was for sale really made all the difference in terms of "seeing" what was available and working with Real Estate people before you even show up saves an incredible amount of time and energy. My friends say I bought my house "on-line" and that's probably right! We are just here a few weeks, but I believe this was a great move for us

My wife and I moved into sun city on June 18th...2012..from Reading Pa...This without a doubt is the best move we have made in our 47 yrs of marriage...we totally enjoy the social life ...the amenities of sun city...the friends we have met already from Pa who now live here...and of course the climate ...if your considering a retirement move....this honestly should be number one on your bucket list....

I moved here 8 years ago. It’s a great place to live. The amenities, location, cost of living and climate all contribute to excellent opportunities for retirees. You can be as busy and as active as you want to be. The newer homes where I live are located north of Fording Island Road in Jasper County. Although the real estate and property taxes are higher than those on the south side in Beaufort County, they are still very reasonable. The only caution related to the north side homes is that they are designated as a managed neighborhood. As such, there is a mandatory benefitted landscape assessment. The landscape services are provided by a contractor selected by the Board of Directors so homeowners have little control over the quality of the work performed on their property.

At first a promising place to retire. However beware, amenities are not keeping place with the homes being built. Pools, billiards, craft rooms and gyms are overcrowded. Maintenance to common area facilities is slow and very poorly planned. Lights are constantly out at the north side pickleball courts, tennis courts have been out of commission for months, the gym at Hidden Cypress was being remodeled for almost a YEAR! Horseshoes, basketball and the south side pickleball courts have been unusable for months.
The Association picks and chooses who they "fine" for stained driveways, long grass or too many potted plants. Absent or part time homeowners are not held accountable for their homes curb appeal, permanent residents are. Homes are poorly constructed and thrown together, expect problems.
Outside of the community, the area is growing fast. They county and state have not planned well for the influx of additional cars and people. Traffic is heavy, expect delays.
The area is beautiful, the HHI beaches world class. But, we are already contemplating a move based on the issues noted above

Community is growing too big. The developer not inclined to add additional or expanded amenities to accommodate the growing population. (Developer is going to add approximately 450 new houses in addition to the original 8200 homes planned. The kayak on the website picture is misleading. No Kayaks, canoes or boats are allowed in the lagoons/ponds.

DO NOT buy an existing stucco home in SCHH (unless it has been properly re-sided) - over 5,000 homes have been built with defective stucco application. We're talking excess moisture, rot, and dangerous mold. Nearly all these homes will have some degree of damage, Typical repair costs run between $20K to $60K depending on damage and size. Largest class action suit in SC history has been settled, but new buyers will not get a dime of this. Oldest and newer homes have Hardie siding which should be fine.

Be very careful when purchasing a home here. Realtors and developers do not disclose all rules and regulations prior to sale. With so many restrictions, many may not feel "free". There are many activities and volunteer opportunities -most at modest expense.

I have lived in this Sun City Community for 12 Years. I really loved it here for the first few years but for the last six or seven years the board of directors has made this a miserable place for many residents. The amenities have not kept pace with the new residents added every year. The are continually taking away amenities. As an example This week we found out that they shortened the pool hours to close at 8:30 pm instead of 10 pm. They also have given away exclusive use of the indoor pools to special interest groups. Two years ago They took away evening hours for the gyms. But every year they raise the association fee. This place is not run like the active adult community they advertise but more like an old folks home!

Very sorry I moved here. Too many people, cars, golf carts ..the Northside could have been made so much nicer with pocket parks, proper walking trails, bike trails. Amenities cannot accommodate all the residents. Saddest day of my life when I moved here. Not upscale at all. Boring area.

CAUTION!!! Do your own research before choosing this retirement community. Do not rely solely on the community's published advertisements and literature. Visit the community and talk to the residents who live there. Ask pertinent questions about the quality of home construction, security within the community, available use of the amenities, etc. The homes look great on the internet and the models are beautiful but the quality of construction leaves a lot to be desired. The amenities are attractive but most of them have become so crowded that they are almost unusable. I terminated my membership at the Stained Glass Club because it became so crowded I could hardly ever get a work station, my husband quit playing table tennis because he and his friends could hardly ever get one of the only three tables available and my husband and I could hardly ever get a tennis court or pickle ball court when we wanted to play due to the around 900 members of each club competing for the same limited number of courts. The amenities simply haven't kept pace with the number of new homes being built and the explosive population growth. Take time to read all of the rules and regulations before you decide to move into this community. My husband and I had to get community approval to replace a dead tree and have a landscaper place a five inch high border around our flower beds. We were shocked when we were told that we would even need community approval for a company to install hurricane shutters on the windows of our own home. Almost every improvement to your property will require community approval. My husband and I enjoyed living in this community for the first few years of the six that we lived there but the community became so restrictive and overcrowded that t we decided to sell our home and move.

After living in this community for six years, we moved due to the plethora of ever-increasing rules, regulations and restrictions placed on residents; the constant repairs and dissatisfaction with our poorly constructed home; the overcrowding of the existing amenities due to the failure of the developer to add more amenities in proportion to the number of new homes being built; the explosion of population in the local area putting excessive demands on roadways, restaurants and shopping; and the annual threat, stress, frustration and inconvenience of evacuation due to hurricanes particularly in the months August and September. South Carolina is a beautiful place to live but my advice would be to live inland (Greenville would be a great choice) and avoid this 55+ community for the reasons mentioned above.

Terrible place to do business with. They are so desperate to steal your money they will keep deposits and not refund them. Don't go there or do business with them unless you wish to be robbed and be with a bunch of people that are really old.
