Northminster Farms is located about an hour northeast of Atlanta. The community is being developed by Three Rivers Homes. Upon completion, there will be a total of 130 single-family homes.
The development plans include 6 home models with two to four bedrooms and up to 2,258 square feet. The interiors feature spacious open floor plans, modern kitchens with quartz countertops, and stone-lined gas fireplaces with cedar mantles. Outside, the homes will include covered patio spaces.
A community homeowners’ association (HOA) provides exterior maintenance, giving residents more free time to enjoy community amenities including a clubhouse with a fitness center and an outdoor pool.
Kelly Preserve – Loganville, GA
Low $400ks – Mid $400ks
Kelly Preserve is another intimate 55+ community about an hour northeast of Atlanta. This gated community will consist of 85 single-family homes. These ranch-style homes come in three models with two to three bedrooms, up to 2,200 square feet, and owner’s suites with walk-in closets and en-suite bathrooms.

This intimate lakeside community is being developed by Lichty Brothers Homes and will consist of 57 single-family homes. The three available home models have three or four bedrooms and up to 3,601 square feet. Interior appointments include stainless appliances, quartz counters, walk-in pantries, plank wood flooring, tile bathrooms, and gas fireplaces.
Homeowners enjoy low-maintenance living thanks to an HOA that provides full landscaping and lawn care services as well as touch-free valet trash service. For our first rental community in this list, we’re back in the northeastern Atlanta metro area. Hayloft Suwanee is made up of 98 single-family and attached homes developed by OneStreet Residential. There are eight home models to choose from, with one- and two-story floor plans, 1,1129 to 1,928 square feet, and one to three bedrooms. All rental units—including the attached models—also have an attached one- or two-car garage.
All interior and exterior home maintenance is provided for tenants by the property management, leaving plenty of free time to enjoy the clubhouse, community garden, outdoor pavilion, and pickleball courts. For more leisure and entertainment opportunities, Downtown Atlanta is just 45 minutes away.
Hayloft Big Creek – Alpharetta, GA

Hayloft Big Creek, situated just 30 minutes north of Downtown Atlanta, is another OneStreet Residential rental community offering attached and single-family homes. It’s currently under construction but will have 113 homes available on completion. The amenities and lifestyle advantages are nearly identical to Hayloft Suwanee. Although, additional amenities here will include a putting green and cornhole but no pickleball courts. There’s also a planned footpath that will connect the community to the Big Creek Greenway walking trails.

Everleigh Deerfield – Alpharetta, GA

Everleigh Deerfield is a gated community that consists of 140 apartment homes. Units range from studios to two-bedroom apartments, offering 656 to 1,728 square feet.
