Active adults seeking affordable homes for sale in New York should consider these 55+ communities.

When you have a permanent “New York State of Mind,” you won’t want to settle for less than living in the Empire State. Whether it be close to New York City, out on Long Island, or closer to the Hudson River Valley, active adults love being close to the Big Apple yet far enough away for a little peace and quiet.

55places.com lists more than 80 active lifestyle communities in New York, and homebuyers can find both small neighborhoods of a couple dozen homes, larger communities with a small town-like feel, and everything in between. The most affordable ones have properties for sale $200k and under, providing budget-friendly, quality homes and desirable amenities. Having a homeowners’ association (HOA) to take care of chores like lawn care and snow shoveling is another big plus.

Location is also of the utmost importance, so you’ll want to make sure that there are modern conveniences nearby for running errands. And to make the most of your leisure time, it helps to be near airports, natural recreation areas, golf clubs, restaurants, and shopping centers. You’ll also want to check for physician’s offices, treatment centers, and respected hospitals in the area.

We’ve taken all of this into account when putting together this list of active adult communities in New York selling homes for $200K and under. Here are three to pick from:

There are many beautiful spots year-round near Jefferson Village.

Located in the Hudson River Valley, Jefferson Village is an inviting retirement community with the word “downsizing” written all over it. This established neighborhood of 1,000 condo units is in Westchester County by Route 6, just across from Jefferson Valley Mall. Another shopping option is the Cortlandt Town Center at four miles away, which has a Walmart, a Home Depot, a Petsmart, and other shops and restaurants.

There are five floor plans ranging from 843 to 1,555 square feet with one or two bedrooms, one to two baths, and one-car garages. Features include private back patios, dens, updated bathrooms, decks, and eat-in kitchens; there’s also extra street parking in the community. The reasonable HOA fee provides for water, common area costs, and exterior maintenance.

Located at the community clubhouse, the indoor amenities include an arts and crafts studio, library, and fitness center. Outside, residents can find tennis courts; an outdoor pool, spa, and patio; gardening plots; and a picnic area. The city of Yorktown Heights is only about 15 miles from the Hudson River, and there are many beautiful spots here to enjoy year-round, like historic downtown Peekskill, Bear Mountain State Park, and Blue Mountain Park. If you need to visit a hospital, NewYork-Presbyterian Hudson Valley is in the nearby city of Cortlandt.

If you’ve always dreamed of living on Long Island, we have two 55+ communities worth a look. The first is Greenwood Village, an established, gated neighborhood of 512 attached and single-family homes in Suffolk County. This is a land-lease community, meaning that homeowners pay additional monthly charges for their land. This is offset by the affordable home prices and low taxes.

The majority of dwellings here are single-family homes sized from 900 to 1,300 square feet with one to three bedrooms, one to two baths, and attached one-car garages. The attached home models come in at around 1,100 square feet with two bedrooms, one bathroom, and attached one-car garages. The HOA fee covers lawn care and snow removal.

There are plenty of ways for homeowners to stay busy and connected with their neighbors in Greenwood Village, including a modern clubhouse with a great room, a catering kitchen, a woodshop, game rooms, and an exercise room. Warm weather pursuits include swimming at the outdoor pool, outdoor picnics, barbecues, and playing on the bocce ball and tennis courts. Greenwood Village also has an RV parking lot, walking and biking trails, and a community shuttle. There are many golf courses in the area, including Pine Hills Country Club. For long-distance travel, the Long Island MacArthur Airport is 20 miles away.

This established 55+ neighborhood offers 1,500 resale attached homes and 11 floor plans. Units have one to two bedrooms, one to two bathrooms, and either attached garages or street parking. Upgrades may include updated bathrooms, kitchens, and sunrooms.

The Leisure Village clubhouse is 25,000 square feet with an outdoor pool, a fitness room, activity rooms, a ceramics studio, and a woodworking shop. Homeowners can also find bocce ball courts, walking and biking trails, and a gazebo on this property. Members of the community can also join in on popular activities and events, such as the Men’s Club, a book club, aerobics, the Women’s Guild, and the Players Club.
