Retirees thinking of relocating to Southern Arizona have many things to consider, but the price of a new home doesn’t always have to be the stumbling block. With several affordable communities, Southern Arizona is known as one of the most affordable regions in the state.

Below we showcase five active adult communities with homes for sale under $200k.

Casa Paloma – Green Valley

Below $100s – Low $100s

Located in Green Valley, Casa Paloma is a 55+ community with a lot to offer residents. The community provides residents with access to Green Valley Recreation, which includes a long list of amenities and facilities. This massive system of amenities includes 13 amenity centers, heated pools, tennis, shuffleboard, pickleball, and basketball courts as well as many more opportunities and outlets for residents to take advantage of.

Casa Paloma has over 600 attached homes which are ideal for active adult homebuyers looking to downsize from a single-family home. These cozy homes are under 2,000 square feet and have two bedrooms and bathrooms.

Casitas de Castilian – Tucson

Below $100k – High $100s

Located in popular Tucson, Casitas de Castilian is a quaint, European-style 55+ community. Consisting of 116 attached homes, it offers active adults a low-maintenance lifestyle and plenty of green space.

Square footage starts around 800, so it’s a great community for downsizing. Home has one to three bedrooms and carports. Although built from 1965 to 1974, many homes have been upgraded to modern styles and conveniences.

Amenities include a clubhouse with a multi-purpose room and catering kitchen. There are two outdoor pools, a tennis court, and 17 acres of green space. Plus, homeowners are always close to the fun of downtown Tucson.

Green Valley Fairways – Green Valley

Below $100s – Mid $100s

Green Valley Fairways is another active adult community in Green Valley. This community is also a part of the Green Valley Recreation network.

The entire community is made up of three subdivisions: Fairways I, Fairways II, and Fairways III. Being a part of Green Valley Recreation holds many benefits for residents, such as access to 13 facilities that host an array of amenities that include multiple fitness centers, craft rooms, sport courts, hobby rooms, and pools. Green Valley Recreation is also known for its scenic fishing lakes, parks, and miles of trails.

There are over 700 single-family homes within Green Valley Fairways. These homes range from 1,000 to 2,200 square feet and offer single floor living with two bedrooms and bathrooms.

Rancho Resort – Sahuarita

Below $100s – Low $200s

Located in Sahuarita, Rancho Resort offers active adult homebuyers carefully designed homes by Del Webb and Hamco Homes. A 20,000 square-foot clubhouse is the heart of the Rancho Resort community and home to the fitness center, jewelry studio, and library.

Outdoors, residents can enjoy tennis, bocce, or the pool and patio.

The single-family homes homes range from approximately 1,000 to 2,000 square feet with one to three bedrooms, one to two bathrooms, and an attached two-car garage.

Winterhaven – Sierra Vista

Our final community is the most southern 55+ community in the state. Winterhaven has 630 single-family homes in a serene, amenity-rich setting.

Built from 1998 to 2012, these homes range from 1,200 to 3,00 square feet. They’re all low-maintenance and have two or three bedrooms, two or three bathrooms, and attached garages.

Homeowners in Winterhaven have access to two sets of amenities. Private amenities include two clubhouses, an exercise room, two outdoor pools, two bocce ball courts, and two shuffleboard courts.

The community is built around the Pueblo Del South Country Club, which offers a variety of membership options. Members enjoy the 18-hole golf course, dining options, another pool, and two tennis courts.
