Residents of Tennessee can immerse themselves in both some of the largest urban centers in the country as well as in the scenic natural areas found throughout. Fortunately, Tennessee is home to many active adult communities, many of which have homes starting in the low $100s.

Fairfield Glade – Crossville

Below $100k – High $700s

Fairfield Glade is a master-planned community that is located in Crossville. Winner of the prestigious 2015 Seal of Approval from the American Association of Retirement Communities, Fairfield Glade has earned its favorable reputation thanks to its resort-style amenities and full activities calendar.

Upon completion, the community will be comprised of 7,000 single-family homes, attached homes, and condos. Homes range from 938 to 2,649 square feet and have two or three bedrooms, one-and-a-half to two-and-a-half bathrooms, and attached garages.

Regardless of which model selected, each home is designed with open floor plans and to be as low-maintenance as possible, leaving residents with more time to enjoy everything else the community has to offer.

There are multiple amenity centers found in Fairfield Glade, the largest of which is the Fairfield Glade Community Center. Here, residents will find everything from a fully equipped art studio to a library and catering kitchen. Residents can also get a workout in at either the indoor basketball court or the tennis courts.

Additionally, two indoor pools and a sauna can be used when looking to take things a bit easier. Outside, neighbors can enjoy a game of golf on any of the five championship courses or head to the outdoor tennis courts and pro shop. Other amenities include a pet park, pickleball and shuffleboard courts, eleven fishing lakes, as well as two marinas.

The community also boasts a number of convenient facilities, including  multiple on-site restaurants, six churches, a mall, a medical center, and a fully-equipped equestrian facility. Should residents feel the desire to get out and explore the rest of Tennessee, both Nashville and Chattanooga are conveniently located just an hour and a half away. 

Rarity Bay – Vonore

Low $100s – Mid $3Ms

Next up is Rarity Bay, a community of 1,600 homes that sits on Tellico Lake and boasts views of the Great Smokey Mountains.

The community has a large selection of single-family homes spread around different neighborhoods. These homes span several different sizes and styles. They include features like private dock rights, screened-in porches, open docks, and scenic views.

Residents will enjoy a full social calendar. While many of these require membership, the Activity Center is available to all residents and offers a relaxing atmosphere with plenty of spaces to sit and catch up with friends new and old.

Members of Rarity Bay Golf & Country Club enjoy access to a clubhouse that has dining facilities, private meeting rooms, and an outdoor patio. Golf enthusiasts will be able to take full advantage of the 18-hole course that comes equipped with practice facilities and a pro shop.

Residents can also become members to the Grand Swimming & Tennis Club. Here, homeowners partake in a variety of activities, whether it’s enjoying a swim in the outdoor pool or playing a round of tennis on one of the two lighted courts.

Tellico Village – Loudon

Mid $100s – High $1Ms

Found in Loudon, Tellico Village is another established master-planned community of 3,375 homes. Residents of this community have a number of home styles to choose from, all of which are designed to be low-maintenance as possible .

Many of the homes offer features such as views of the Smoky Mountains, Tellico Lake, and the rolling golf course hills.

The community provides access to three recreational facilities. The largest is The Wellness Center, a 27,000 square-foot facility that contains two indoor pools, a 6,500 square-foot fitness center that comes equipped with state-of-the-art machines, two fitness studios, locker rooms, and saunas. Outside, homeowners can find four Har-Tru tennis courts, perfect for residents looking to engage their neighbors in some friendly competition.

The second facility is Chota Recreation Center, a 17,460 square-foot space that includes a multi-purpose gym, meetings rooms, a heated pool, three tennis courts, four pickleball courts, and a playground for when the grandkids come to visit. Finally, there’s Kahite Activity Center, which offers additional tennis courts and a heated pool.

Residents will have no problem staying engaged with community life thanks to the Tellico Yacht and Country Club, 20,400 square-foot facility that provides three levels of lounges, dining areas, and upscale dining.
