Today, we’re focusing on the 55+ communities in New York state. There are 80 of them located in the eastern portion of the state and Long Island. Blackburne Farm Townhomes – Campbell Hall, NY

This intimate community of 29 new attached homes is in the Hudson Valley’s Carmel area, and it’s being developed by Masterwork Homes and Rieger Homes. The two models are approximately 1,870 square feet with two bedrooms, two or two-and-a-half baths, and attached two-car garages. These come standard with 12-foot vaulted ceilings, stainless steel appliances, and granite countertops. “We love the layout and workmanship on the interior, and the kitchen is superb,” said one happy reviewer.
There’s also a private clubhouse, which will have an exercise room, a meeting room, an outdoor pavilion, a bocce court, a fire pit, dog trails, and a fishing pond. Blackburne’s homeowners’ association (HOA) provides for landscaping, snow clearing, and common area maintenance.
Black Farm Townhouses is about half an hour west of the Hudson River in a quiet area close to everyday necessities and outdoor landmarks. There are several local grocery stores like Stop & Shop and Shop Rite as well as nearby pharmacies. Middletown, NY is also about 10 minutes away, and there, residents can find a Best Buy, a Walmart Supercenter, and a good selection of restaurants.

The Seasons at East Meadow – East Meadow, NY
Low $400s – Mid $500s
This gated active adult community is geared for downsizing. The Seasons at East Meadow was built from 2009 to 2012 by the Engel Burman Group and has 404 elegant resale condos. There are three floor plans ranging from 1,030 to 1,300 square feet with two bedrooms and bathrooms, balconies, lofts or basements, and an assigned parking spot for each unit. Upgrades may include luxury master bedrooms, granite countertops, and fully finished basements. The Seasons’ monthly HOA fee covers grounds maintenance, trash pickup, snow clearing, sewer, and water.
There’s plenty to do indoors and outdoors here, with many of the offerings located at the private 17,000-square-foot clubhouse. It has an indoor pool, fitness center, movie room, and activity rooms. You can also head outside to take advantage of the outdoor pool and expansive dog park. A long list of community activities features crafts classes, casino trips, live performances, and holiday parties.

Encore Atlantic Shores – Eastport, NY

This gated community of 240 resale attached homes has a sought after zip code. One homeowner said, “The location can’t be beat; it’s accessible to the beach, the Hamptons, NYC, and Jersey.”
Completed in 2011 by WCI Homes, Encore Atlantic Shores offers refined floor plans and upscale amenities. The six models range from 1,424 to 2,709 square feet, with two to three bedrooms, two or two-and-a-half baths, and attached two-car garages. Some feature private master suites, gourmet kitchens, lofts, and sunrooms. A monthly HOA fee provides for grounds maintenance, exterior maintenance, trash pickup, snow removal, water, and sewer.
Community activities and events include holiday parties, movie nights, bowling, fitness classes, and Sunday brunches. Some take place in the 12,000-square-foot clubhouse, which has meeting rooms, a fitness center with an indoor pool and saunas, and a ballroom. There’s also a sparkling outdoor pool, a putting green, plus bocce ball and tennis courts.
Aptly named, the town of Eastport is in Eastern Long Island, home to the North Fork shore where you can golf, fish, and kayak to your heart’s content. Other points of interest include the Cranberry Bog County Preserve and The Commons Eastport shopping center.

Westhampton Pines – Westhampton, NY

Also in Eastern Long Island, Westhampton Pines is an exclusive, gated 55+ community of 189 resale attached homes. Completed in 2012 by Pulte Homes and Timber Ridge Homes, this neighborhood has three models sized from 1,905 to 2,400 square feet with two to three bedrooms, two to three bathrooms, and attached two-car garages. Impressive upgrades may include hardwood floors, gourmet kitchens, and central vacuum systems. Westhampton’s HOA fee covers exterior and grounds maintenance, trash pickup, snow removal, water, and sewer.
The 8,100-square-foot clubhouse boasts a state-of-the-art fitness center with an indoor pool, locker rooms, and a gathering hall. Outdoor perks include a second swimming pool plus tennis and bocce ball courts.
One reviewer felt that “the amenities are always well maintained,” which is a very important feature. Westhampton also has a good variety of community activities for homeowners to sign up for, and there are public beaches located about 10 minutes to the south.
