Seven LakesFort Myers

Below $100k – Mid $200s

Not only are the attached villas and condos at Seven Lakes reasonably priced, but residents also get to play golf on the 18-hole executive course for free. There’s also a putting green and chipping area.

Residents can take advantage of the six outdoor pools, six tennis courts, and nine shuffleboard courts. Other amenities include a woodworking shop and hobby room, an exercise space, a library, and an auditorium with a stage for regular community performances and events. Movie nights, social hours, and concerts are frequently found in the clubhouse.

There’s also community transit, which means it’s easy to save on the cost of gas and the hassle of parking when it’s time to run errands or head to the beach.

Condo buildings in this 55+ community have between three and five floors, all elevator-equipped. There are more than 30 low-maintenance floor plans that range from 700 to 1,600 square feet with one or two bedrooms and one or two bathrooms.

The attached villas are a bit larger than the condos, with a range of 1,175 to 1,600 square feet. They have two or three bedrooms, two bathrooms, and an attached one-car garage. The homeowners’ association (HOA) fees that residents pay depend on the size of the unit they purchase.

BrandywineFort Myers

Affordable and low-maintenance living is available at Brandywine, and it’s a 55+ community that’s especially attractive to gardeners. The community Remembrance Garden has been a volunteer project since 1998 and now thrives with native plants and flowers that attract butterflies. Residents are also 10 minutes from the beach and some of the best shopping in the area.

There’s also a clubhouse with plenty of space to exercise, a game room, a library, and billiards. Two pools provide inviting escapes from the Florida heat, and there’s pickleball, shuffleboard, and tennis courts as well.

The 1,464-square-foot condos are housed in two-story buildings and have two bedrooms and two bathrooms. Each unit has access to an attached garage with one assigned parking.

The attached villas provide more space and options, starting at 1,700 square feet and going up to 2,500 square feet. These plans also have two bedrooms and two bathrooms. The Arcola and Brandywine floor plans also have options for a den and third bedroom.

Heritage CoveFort Myers

In Heritage Cove, active adults looking for a budget-friendly 55+ community have options. Affordable living doesn’t always have to mean a condo. In this community, there are condos, attached villas, and single-family homes designed to fit a diversity of lifestyles and budgets.

Condos have two bedrooms and two bathrooms. The villas look out over the lake with floor plans that start at 1,250 square feet. Single-family homes also have lake views and two or three bedrooms. HOA fees cover pest control, cable bills, exterior maintenance, landscaping, and security.

Resort-like amenities can be found in Heritage Cove, starting with the 7,000-square-foot clubhouse, where there’s a fitness center, multipurpose space, and a library. Residents can also use computers or get together in the card room.

Outdoors, there’s a large pool with a patio and whirlpool spa. Residents also have access to tennis courts, shuffleboard courts, and a fishing pier. The lake even has a private beach area. The community is also close to Bowditch Point Park, where visitors can find boat docks and a nature preserve.

Cascades at River HallAlva

New construction homes for sale are available on a budget, especially if you’re looking at Cascades at River Hall in Alva, located about 20 minutes east of Fort Myers. This gated 55+ community is part of the master-planned River Hall community and is surrounded by greenspaces and scenic lakes.

Dozens of resale and new single-family homes are available from multiple builders and in several floor plans. Buyers can choose a home between 1,528 and 2,638 square feet with two, three, or four bedrooms.

Residents pay a membership fee to play at the Davis Love III golf course in this community, but that membership is honored at any of the Hampton Golf Management courses throughout the state.

In addition to golf, residents can enjoy the clubhouse, a fitness center, an outdoor pool that includes a snack bar, and five tennis courts. The community is close to several impressive parks, including Hickey Creek, which has three hiking trails and a landing for kayaks. Caloosahatchee Regional Park is also nearby and a popular place for biking.
