The Fort Myers area has much of what people look for in a Florida retirement. It’s on the warm waters of the Gulf of Mexico, there are plenty of fun places to shop, eat, and search for shells, it’s home to dozens of golf courses, and there’s spring training with the Boston Red Sox and the Minnesota Twins

Seven Lakes - Fort Myers

Not only are the attached villas and condos at Seven Lakes reasonably priced, residents also get to play golf on the 18-hole executive course for free. There’s also a putting green and chipping area.

Residents can take advantage of the six outdoor pools, six tennis courts, and nine shuffleboard courts. Other amenities include a woodworking shop and hobby room, an exercise space, a library, and an auditorium with a stage for those regular community performances. Movie nights, social hours, and concerts are frequently found in the clubhouse. 

There’s also community transit, which means it’s easy to save on the cost of gas and the hassle of parking when it’s time to run errands or head to the beach. 

Condo buildings in this 55+ community have between three and five floors, and all of them have elevators. There are more than 30 floor plans, and buyers can choose a low-maintenance home that’s between 700 and 1,600 square feet with one or two bedrooms and one or two bathrooms.

Brandywine - Fort Myers

Affordable and low-maintenance living is available at Brandywine, and it’s a 55+ community that’s especially attractive to gardeners. The community Remembrance Garden has been a volunteer project since 1998 and now thrives with native plants and flowers that attract butterflies.

There’s also a clubhouse with plenty of space to exercise, a game room, a library, and billiards. Two pools provide inviting escapes from the Florida heat, and there’s pickleball, shuffleboard, and tennis as well. 

Condos are in two-story buildings and the units have two bedrooms, two bathrooms, and 1,464 square feet. Homes have an attached garage with assigned parking. The attached villas provide a lot more space, starting at 1,700 square feet. 

There are five different resale models, some of them going up to 2,500 square feet. They have two bedrooms and two bathrooms. The Arcola floor plan also has a den and the Brandywine model has a third bedroom. In Brandywine, residents are 10 minutes from the beach and the best shopping the area. 

Heritage Cove - Fort Myers

Mid $100s - Mid $300s

In Heritage Cove, active adults looking for a budget-friendly 55+ community have options. Affordable living doesn’t always have to mean a condo, and at this community, there are condos, attached villas, and single-family homes that are designed to fit a diversity of lifestyles and budgets.

Condos have two bedrooms and two bathrooms, and the HOA fees cover pest control, cable bills, exterior maintenance, landscaping, and security. The villas look out over the lake and start at floor plans with 1,250 square feet. Single-family homes also have lake views and two or three bedrooms. 

Resort-like amenities can be found at Heritage Cove, starting with the 7,000 square-foot clubhouse, where there’s a fitness center with locker rooms, meeting space, and a library. Residents can use computers and get together in the card room.

There’s a large outdoor pool with a patio and spa. Residents also have access to tennis courts, shuffleboard courts, and a fishing pier. The lake has a private beach area. The community is also close to Bowditch Point Park, where there are boat docks and a nature preserve. 

Cascades at River Hall - Alva

High $100s - Mid $300s 

New construction homes for sale are available on a budget, especially if you’re looking at Cascades at River Hall in Alva, which is about 20 minutes east of Fort Myers. This gated 55+ community is part of the master-planned River Hall community and is surrounded by green spaces and scenic lakes.

Dozens of resale and new single-family homes are available from multiple builders and in several floor plans. Buyers can choose a home between 1,528 and 2,638 square feet and with two, three, or four bedrooms. 

There’s a membership fee to play at the Davis Love III golf course at Cascades, but that membership will be honored at any of the Hampton Golf Management courses throughout the state.

In addition to golf, residents can enjoy the fitness center and clubhouse, an outdoor pool that includes a snack bar, and five tennis courts. The community is close to several impressive parks, including Hickey Creek, which has three hiking trails and a landing for kayaks. Caloosahatchee Regional Park is also nearby and a popular place for biking. 

Tortuga - Fort Myers

Mid $100s - Mid $200s

The most affordable Fort Myers homes for sale that are great for active adults but in a community without age restrictions can be found at Tortuga. It’s a small neighborhood with 370 attached homes, and properties are available as new construction or on a resale basis.

Inspired by the Caribbean, the Island Club has a gathering room, fitness center, business center, and a catering kitchen. There’s a pool and patio outside with a spa, as well as tennis courts. Residents enjoy the dog park and the several paths and trails suitable for walking and biking. 

Villas have 1,553 square feet and two bedrooms plus a den. There are two bathrooms and an attached two-car garage. Buyers can choose a home with a covered lanai and a large master suite with a walk-in closet. Coach homes are also available in two models and reasonably priced. They have two bedrooms, two bathrooms, and a den. They also come with an attached one-car garage and offer just over 1,600 square feet.
