Finding homes for sale in Central Florida for under $200,000 isn’t terribly difficult. Interested buyers can find a large selection of new construction and resale properties in scenic and desirable neighborhoods with amenities such as golf courses, state-of-the-art fitness centers, and resort-style pools.

These are some of the most sought-after 55+ communities in Central Florida with reasonably priced homes and all the social and recreational opportunities that active adults look for in a Florida retirement. 

Cypress Lakes - Lakeland, FL

Below $100k - Mid $100s

Two golf courses are available to residents at Cypress Lakes in Lakeland, a Central Florida city off Interstate 4 that’s within an hour's drive of Tampa and Orlando. This 55+ community also offers activities and events at the Big Cypress Club, a 30,000-square-foot clubhouse which includes a fitness center, an aerobics studio, a library with computers, meeting rooms, and space for crafts, hobbies, billiards, and cards. There’s also a catering kitchen and a restaurant with a walk-up window. Outside, there are pools, tennis and pickleball courts, fishing lakes, and a firepit. Also, golfers enjoy the driving range and putting green.

The single-family resale homes in this community offer plenty of indoor and outdoor space. Many have back porches and screened patios. With more than 20 models, homes range from 1,008 to 1,920 square feet with two or three bedrooms, two bathrooms, and a carport or an attached one-car garage. Many floor plans include a den, and buyers can also look for homes with extra storage and large master suites.

Marion Landing - Ocala, FL

Below $100k - Mid $100s 

There are 600 low-maintenance single-family homes in the 55+ community of Marion Landing in Ocala. The homeowners' association takes care of landscaping, exterior maintenance, and trash removal twice a week.

Buyers who want the privilege of living in Central Florida without spending a lot of money will find some great Ocala homes for sale in this community. Ranging from 864 to 2,400 square feet, homes in Marion Landing offer two or three bedrooms, two bathrooms, and an attached two-car garage. If materials matter, buyers can choose a frame and vinyl exterior or one of the modern models with block and stucco construction.

In the Lifestyle Center, residents can expect to find an exercise room, a craft room, and billiards space. There’s also a ballroom and a bowling alley with eight lanes. Outside, there’s a pool and a spa as well as a spacious patio, tennis courts, shuffleboard courts, and bocce ball courts. Residents who love to fish can enjoy the stocked fishing ponds and the tranquility of a day on the water. Legacy of Leesburg - Leesburg, FL

Low $100s - Mid $300s

New construction and resale homes are available for less than $200,000 at Legacy of Leesburg, a 55+ community that’s rich in nature, water, and wildlife. It’s located on the banks of the Palatlakaha River, and residents can enjoy a tranquil riverside park, plenty of walking and biking trails, and a place to store boats.

There are also a ton of amenities at Clock Tower Hall, including a fitness center, a game room, a sewing studio, a library, and a computer room. Outside, residents have access to a pool, an outdoor bar area, and courts for tennis, pickleball, and bocce ball. There’s also a horseshoe pit and a softball field. 

More than 50 models of resale homes are available, and new construction can also be chosen by buyers who want some input into how their home is designed. Floor plans offer from 1,013 to 2,796 square feet with two and four bedrooms. Attached two-car garages are included, and some homes have extra space to park a golf cart. Leesburg is a pretty town with antique shops, local golf courses, and rolling hillsides that are unique in an otherwise flat Florida landscape.

Baytree - Tavares, FL

Low $100s - Low $200s

An 18-hole golf course and a recreation room for activities such as holiday parties, social events, and book club meetings are available at Baytree, a smaller and more intimate 55+ community in Tavares. There are 221 single-family and attached homes in this neighborhood, and residents enjoy gathering at the pool, meeting on the shuffleboard courts, and enjoying a coffee at Geronimo’s Cafe.

The villas are between 1,004 and 1,694 square feet with two or three bedrooms, two bathrooms, plenty of closet space, and an attached one- or two-car garage. Ranging from 810 to 2,151 square feet, the single-family homes also have two or three bedrooms and an attached one- or two-car garage. Some homes include an extra half bathroom. Buyers can choose a model with vaulted ceilings, formal dining rooms, and other features. Tavares is close to Mount Dora, where residents can enjoy boating, shopping, and local art boutiques and galleries.

The Villages - The Villages, FL

Low $100s - High $1Ms 

Homes for sale at The Villages cover three zip codes, a handful of Central Florida counties, and a wide range of prices. It’s a sprawling 55+ community that's currently 60,000 properties strong and growing. There are single-family homes, attached villas, condo units, and manufactured homes available in resale condition or as new construction. Every possible amenity is included, from tennis courts and pools to town squares and meeting spaces. There are also softball fields, houses of worship, restaurants, and shopping centers.

Finding a home at The Villages for under $200,000 is more than possible. The Patio Villas are right in that price range, and they offer 1,163 to 1,190 square feet with two bedrooms and two bathrooms. These homes have lanais and attached one-and-a-half car garages so residents can park their golf carts as well. Cottage Homes are also in this price range, and they offer 15 floor plans with 1,255 to 2,003 square feet and two to four bedrooms.
